Please note that this is a main door property and there are some steps up to the entrance of the property but there is also a ramp to the left of the entrance to allow step free access.

Parking

Paid parking off premises, Paid parking in the street in front of the flat - Mon-Friday 8:30am - 5:30pm max stay 4 hours. Parking is free on street outwith these times in designated Pay and Display bays.

Please note that this property is strictly for guests aged 18 and over. Unfortunately, we are unable to accommodate children or guests under the age of 18.


Getting Around

The apartment is well connected to Edinburgh’s public transport network.

Edinburgh Waverley Station is approximately a 15-minute walk, via London Road and Leith Street, making it easy to arrive by train and explore other parts of Scotland.

The Macdonald Road tram stop, at the junction of Brunswick Street and Leith Walk, is around a 4-minute walk from the apartment. From here, you can easily connect to Edinburgh Airport and other parts of the city.

There are also convenient Lothian Bus stops nearby. Stops EA and EB at Elm Row on Leith Walk are approximately a 5-minute walk away, while stops EC on London Road are also around a 5-minute walk in the opposite direction.

The apartment is ideally situated near Leith Walk, one of Edinburgh’s most vibrant and characterful streets, with independent shops, cafés, restaurants and bars all within easy reach.

For your everyday essentials, you’ll find Tesco Express and Sainsbury’s Local on Leith Walk, while Lidl on Easter Road is also nearby.

Food & Drink

Food lovers are spoilt for choice, with plenty of wonderful cafés and restaurants within easy reach. Enjoy Italian specialities at Valvona & Crolla, brunch and coffee at Elm Row Café, or head to Café Calton for delicious food and beautiful views from nearby Calton Hill. Other local favourites include Vittoria, Tani Modi, The Walnut, Lucky Yu for Asian-inspired dishes, and L’Escargot Bleu for French bistro dining.

For something a little different, visit Bonnie & Wild in Edinburgh St James Quarter, a lively food hall featuring a variety of independent food stalls. You can also enjoy coffee at Twelve Triangle or Not Just Coffee just minutes away. For a traditional Edinburgh evening, discover local favourites such as Café Royal, The Oxford Bar, or The Windsor.

There’s plenty to discover within walking distance or a short tram or bus journey.

Take the scenic path up Calton Hill for spectacular panoramic views across Edinburgh and the Firth of Forth towards Fife. Book lovers will enjoy browsing Toppings Bookshop, known for its excellent selection of books, coffee and frequent author events.

Be sure to try the delicious bread and pastries from award-winning Twelve Triangles, or take a leisurely stroll along Leith Walk and explore its many independent shops, including the Leith Walk Gallery, where you can find eclectic and affordable artwork.

Edinburgh’s famous theatre and entertainment venues are also easily accessible, including the Edinburgh Playhouse, Festival Theatre, Lyceum, Usher Hall and Traverse Theatre. For a relaxed evening, catch a film at the Everyman Cinema in Edinburgh St James or the Edinburgh Omni Centre.

For a change of scenery, hop on the tram to Newhaven Harbour and enjoy traditional fish and chips by the waterfront. Alternatively, take a scenic stroll to Stockbridge, famous for its charity shops, independent stores and Mellis the Cheesemonger.

Nature and art lovers can follow the Water of Leith towards the picturesque Dean Village and continue to the Modern Art Galleries One and Two.

SELF CHECK IN
Check-in time is after 4pm and check-out time is before 10am.

Please note: You will be charged £100.00 for lost keys, broken keys and key call outs so please be careful with them.
A £30.00 charge will also be applied if guests check in early or check out late without permission or do not place the keys back in the key safe on their departure.

CLEANING/ LINEN
The property will be cleaned and prepared with linen and towels for your arrival. Mid-stay cleans are not included, but please get in touch if you would like to pay to book a clean or fresh linen and towels during your stay.

We will also provide a limited amount of consumables (toilet roll, travel size shampoo/conditioner etc.) to kick-start your stay and can recommend a local store where you can easily purchase more when you are settled in.

Please use the table mats and coasters to protect the furniture.
When leaving the property please make sure you lock all the doors and windows.

TOURIST TAX
For stays from 24 July 2026 onwards, guests staying in paid overnight accommodation in Edinburgh will be required to pay a Visitor Levy (tourist tax), introduced by the City of Edinburgh Council.

The levy is charged at 5% of the accommodation cost before VAT and applies to the first 5 nights of your stay. It applies to all paid overnight stays, whether you are visiting Edinburgh for tourism, work or any other reason.

For transparency, the levy will be clearly shown as ‘Taxes’ as part of the price breakdown when you book your stay.

IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.

The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.

Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
