Welcome to Folly Beach living at its finest! 22nd W 9th is a gorgeous home that has just been completed and is ready for your family vacation. Location on the quiet West end of Folly this home is only a short walk to the beach or marina and it as private as it gets. The owners have spared no expense in the construction of this fantastic beach home and have included high-end finishes throughout the property. The home has 4 bedrooms and 3.5 full baths that comfortable accommodates a family of 10.

Upon entering the home you will notice the large open floor plan with beautiful hardwood floors throughout. The kitchen features large center island perfect for entertaining. The kitchen also includes brand new appliances and all of the kitchen needs even the most discerning family chef would require. Dining room table includes plenty of space for the entire family and will be the perfect spot for a family meal after a long day in the sun. The 1st floor also hosts entertainment area with large flat-screen TV and all of the modern conveniences of home. The home has ample outdoor living space with large screened in porch complete with dining room table and gas grill on deck off kitchen. Gaze upon lovely lowcountry views from the top level rooftop deck.

Three bedrooms are located on the 2nd floor with ensuite bathrooms. Two of the bedrooms include queen beds and the final bedroom includes two full beds. The second floor also features a small living room with flat-screen TV to provide a little separation if needed. Large porch off of second floor living area offers ocean and river peaks as well as picturesque views of low-country wildlife. The loft space/4th bedroom is accessible via a spiral staircase from the 2nd floor and offers 2 twin mattresses on an L-shaped platform bed. The space features HVAC, rooftop deck access, a work space, and a sink and mini kitchenette space. The nearest bathroom is on the 2nd floor (half bath). All of the bed setups include new linens and comforter sets.

Home includes high-speed Wi-Fi, washer/dryer and all of the modern conveniences you would expect in a high-end rental property. The home is strictly non-smoking and not pet friendly. Elevator is provided with access to all floors to ensure the entire family can come enjoy. Elevator is an amenity for guest convenience only, NOT ADA compliant. Guests have access to one side of the garage for covered parking and plenty of space in the drive-way for several cars. Fire pit not for guest use.

Our family stayed here as we were attending a wedding in Charleston over the weekend..beautiful layout, porches are fabulous! So open and comfortable! Walk across the street to the beach, within walking distance to Sunset Marina! Used transportation services so we did not have to drive into Charleston..no problems! And so close to all the Folly restaurants but in a very nice cul de sac for privacy! Hope to be back!!

We went for a bachelorette party and the house was fantastic. Darcy from the rental company was very communicative and made sure to take care of anything we needed. The cable and internet were out when we got there and Darcy sat with the cable company while we went on our way. Highly recommend this property!

I celebrated my 50th birthday with my bestfriends and this house was perfect! It was clean, the kitchen was well organized and had everything we needed and then some! Every bedroom had a large bathroom which is a must with a house full of ladies. Location was close enough to the bars and restaurants but still far enough to be away from the noise and traffic and right across the street from beach access. The elevator was a big plus! It made it so convenient to load up our suitcases and make stops at both floors. All of my guests kept raving about this house! Thank you for helping make this birthday celebration with friends a memorable experience!

We had a fabulous time at the Folly Beach house. It came super clean, had a great layout for our family reunion, featured a well-stocked kitchen, and was located just an easy half-block walk to the beach. The elevator proved invaluable for my elderly parents. I loved the balcony with grill right off the kitchen. The screened-in porch off the living room was ideal for relaxing reads. The bedrooms were spacious with comfy beds. Check-in was easy, as was communication with the rental agency. The beach gear coupon came in handy and the drop-off upon arrival convenient. We couldn't have been more pleased with our stay--and hope to experience this house with family again one day.

This house has it all! Decks with views and ample seating. Screened in porch. Extremely well equipped kitchen - every appliance ever needed. The pictures do not do the size justice with huge bathrooms and closets. Beach was so close and the garage was adorned with beach toys galore. The elevator was magic. The rental company was quick to respond to a few notices. We rode out a category 1 hurricane without fear. Listing doesn’t mention there are 2 twin beds up on the “Poop deck” for extra sleepers. We just couldn’t have enjoyed it more except for the loud hum of machinery day and night as Folly beach sand and river dredging was nonstop. It led to going inside at night it was so loud. We will certainly be coming back again!

We stayed at this house for a bachelorette party, and it was absolutely perfect. The house was stunning and the check in/ out process was extremely easy. It is steps from the beach, which was amazing. The house also came filled with silverware, plates, etc. Would stay here again!

We stayed for our yearly family vacation. Our family ranged in age from 18 to 86. We all enjoyed the house greatly. The kitchen has an excellent lay out and is well stocked. The beach is much closer in person than it looks like in the photos.

Home was beautiful and proximity to beach was amazing. The road flooded a few nights and we weren't able to get in or out of the house without wading through the road. I wished we had a little heads up on that (seemed tide related because it hadn't rained) so we could have scheduled leaving and returning to our house better. Other than that the house is wonderful, beds were so comfortable, and I've never stayed in a rental home that had a better stocked kitchen.

Outside and in ,this is a very nice vacation rental.Situated close to the beach. Private,quiet,yet close to restaurants and the Pier. Clean and comfortable . suitable for a large family or adults wanting to relax.

My family stayed at this location when we were in town attending a family wedding in Charleston. There were 6 adults and 4 children ages 4 - 15 in our group. The size and number of bedrooms was perfect for our family. The upstairs sitting area was a big plus.
