This 3 bedroom, 2 bathroom condo provides everything you need for a beachy getaway. You will find privacy in the primary bedroom which is equipped with a Queen Bed, TV, en-suite full bathroom with a standing shower & double vanity and exclusive access to the condo's large balcony. You can even go "back in time" and watch an assortment of VHS tapes of classics provided by the owner. The second and third guest bedrooms both have queen beds and TVs. The third guest bedroom is attached to the second full bathroom which is shared via a hallway entrance. This bathroom has a shower/tub combo and pedestal sink. You will also find a washer & dryer in this hallway so you can pack light if you wish to do so!

The open living room has sliding glass windows to welcome an abundance of natural light and has plenty of seating to watch TV or reminisce with family/friends on the day's beach adventures. The sliders are the entrance to the covered balcony where you have peeks of the Atlantic Ocean. This expanded veranda includes an outdoor dining table, two high top chairs and a sun lounger seating for all of your guests to relax or wine & dine.

The kitchen features a refrigerator/freezer with ice maker, 12 pot coffee maker, Keurig, dishwasher, blender, toaster oven, electric stove/oven. and plenty of other gadgets to enjoy while eating during your stay. The cabinets are fully stocked with eating & cooking utensils, flatware, glassware and serve-ware. The inside dining table easily seats 4 and there are 2 bar stools for additional seating and quick meals.

Beachwalk 12 is walking distance to the new Edwin S Taylor Fishing Pier & Downtown Folly Beach, where all of the restaurants, bars and shops are located. Taco Boy Restaurant is next door where you can indulge in fresh Mexican inspired flavors & vibrant atmosphere. Dead Low Cafe is right across the street for breakfast and your morning coffee run. You will also find the renowned Bert's Market one block away which is open 24 hours to purchase anything from drinks/snacks to beach supplies. If you feel like exploring more of the Low Country, you can also take an easy trip into downtown Charleston to enjoy all of the world-class dining, boutique shopping, history and ghost tours, art galleries, theater, and so much more! Charleston is only about a 20-25 minute drive.

The condo has a strict non-smoking and no pet policy. No events allowed that exceed the maximum occupancy of the home. All of the modern amenities you would expect are provided, elevator, including a fully stocked kitchen, free WIFI and washer/dryer. Elevator is an amenity for guest convenience only, NOT ADA compliant. Parking spots are labeled for the condo and available for 2 vehicles. Please note parking spaces at 82 inches high, cars taller than 82 inches will need to find alternate parking. All photos are current and accurately depict the property.

We travel to Folly Beach often and this was by far the best location we have stayed at. Close to everything and the condo was a lot bigger than we expected. Definitely recommend!

Middle of the action

We had a great time! The condo is in the middle of the action. Everything was in walking distance. Of course we spent time in Charleston, which is an easy drive.Make sure you stop by Bert's!

Fantastic Location

We really enjoyed being in walking distance to food and the beach. Renting chairs and an umbrella across the street was easy. Unit was clean and spacious. Enjoyed morning coffee and evening drinks out on the deck. Also enjoyed running Ashley and Arctic in the mornings. We would definitely come back!!

Great location

We were in town to drop our son off at The Citadel for his knob year. Fantastic location, very clean and roomy, we stayed for 5 days, it was perfect. Will definitely stay here again.

Beach Trip

We always have an amazing time when we come to Folly Beach. This is our families to go place for relaxing. We love the condo that we stay in and it is centrally located to everything we enjoy.

As soon as we got to the condo we knew our trip was going to be exactly what we wanted. Check in instructions and check out instructions were easy and very clear. The condo had 2 parking spots and easy access to the unit. The pier/beach was a 1-2 minute walk. With a restaurant next door, the rest ofthe shops and eateries were a 1-10 minute walk we couldnt have asked for a better location especially since traffic and parking on a small vacation spot can be tricky.The condo was very clean, it smelled good and fresh like it had been aired out. The balcony was large enough for us all to enjoy it. This is probably going to be our go-to condo next time!

Great girlfriends trip!

Property was perfect for our getaway! It was very clean and updated. The location just can't be beat. You can see and hear the ocean from the balcony. The pier and restaurants are an easy walk from the condo. It's an easy drive into Charleston. Thank you for renting such a wonderful property!

Great folly beach location

This place is near everything including the beach and has a great location for people watching. One downside is that the WiFi is a very weak DSL unit, so we had to use extra money on our data plan so the kids could use their electronics.

Exceeded Expectations

The unit was well equipped to meet our needs. The location is convenient to everything. We only used our car once for an evening in Charleston. We really enjoyed being able to walk to restaurants for dinner and then coming back and hanging out on the deck. I hope to stay there again.

Coffee on the deck

Great apartment for my wife and I and are two adult children. Girls hit the beach all day, I tended to hang out in the shade of the deck and watch the people go by.

College reunion

Spent a long weekend on Folly with friends (3 couples) in this lovely condo. Super convenient to everything you need - beach, groceries, restaurants, and shops. We walked everywhere. I would warn future renters to bring extra toilet paper, paper towels, and dish towels (the condo only comes with one of each). The only complaint is the loud music from Taco Boy on Saturday night - BUT, great people watching :)

Great location and great communication

This property has ocean views and is right in the middle of it all. During the off-season it was great, but during the height of the tourist season it would be quite busy - so be aware. As a homeowner I am very aware it is inevitable that sometimes things wear out and stop working. We checked in the night before Christmas Eve and had a couple things that were not working. The owner, Fred, jumped to assist immediately. He was able to get someone to resolve the issues on Christmas Eve. We could have dealt with the it until after Christmas, but Fred went the extra mile to ensure we were taken care of and that we didn't need to settle. An excellent location and a caring and attentive owner makes this property a highly recommended destination. Thank you Fred!

Great Location! Needs a few updates.

The location of this property is great - central to everything in Folly. It can be very noisy, however, so if you want peace and quiet this is not the place for you. There is a restaurant next door that plays loud music at night and there is a lot of foot traffic. We enjoyed it, but others may not. The walls are also very thin and you can sometimes hear people in the neighboring condos. Overall the condo was very clean (kitchen, bathrooms, etc), but we did feel there were some things that should be addressed, including the older furniture in the livingroom that had soiled cushions. Most of our party felt the beds were uncomfortable (very hard mattresses) and the pillows desperately need replacing. For the price, the bedding should be superior. The kitchen was adequately stocked and very clean. Bathrooms were also very clean, but we would have liked more than one hand towel. The deck is large and great for people watching and having 2 parking spots was very helpful. Check-in and check-out were also very simple. If you stay in one of the 2 rear bedrooms, there is zero light. The windows are covered with a permanent shade and drapes so you will definitely not wake up with the sunlight. Overall, we did think the pros outweighed the cons for this condo and would probably stay again.
