Welcome to Folly Charm! Nestled in the riverfront community of Waters Edge, this beautiful townhome mirrors the historic charm and vibrant pastel colors of Downtown Charleston. A scenic 10-minute stroll (or 3-minute golf cart ride) brings you straight to the beach, while the rich culture of historic downtown Charleston is just a short 20-minute drive away.

This bright, spacious 3-bedroom, 3-bathroom townhome comfortably accommodates up to 8 guests and features gorgeous hardwood floors throughout. The fully equipped kitchen is complete with elegant granite countertops, a custom backsplash, and is great for home-cooked meals. Designed for entertaining, the open-concept living and dining area offers generous seating, including 4 barstools and a dining table for 6, and flows directly onto a peaceful, screened-in porch with sweeping river views.

The upper level serves as a private oasis, housing a large master suite with a king bed and its own private riverview deck with lounge chairs. Across the hall, the second bedroom upstairs features two bunk beds, with a full-size bed on the top and bottom, perfect for kids or extra guests. The third queen bedroom is privately tucked away on the main floor. For maximum privacy and convenience, every bedroom features direct access to its own full bathroom, upstairs being in-suite and downstairs access to a shared hallway bathroom, and offers plenty of storage space.

Folly Beach, affectionately dubbed "The Edge of America", is a laid-back, golf-cart-friendly community packed with local restaurants, vibrant nightlife, and scenic water tours. For historical exploration, downtown Charleston is just a 25-minute drive away, offering endless fine dining and historic sites. There is truly something for everyone here, and we promise you will "Folly" in love with this beautiful island oasis!

COMMUNITY AMENITIES
- The Waters Edge community pool is generally open from April through October between 9:00 a.m. and 9:00 p.m. Exact dates may vary depending on weather.
- The community fishing dock is accessible year-round between 5:00 a.m. and 9:00 p.m. Boats are not permitted within the complex, and the dock may not be used for boating purposes.

HOUSE RULES
- Quiet Hours & Noise Limits: Folly Beach enforces a strict local noise ordinance from 10:00 p.m. to 8:00 a.m. with a one-strike policy. To protect our neighbors and rental license, a privacy-compliant NoiseAware sensor is installed. It monitors decibel levels only; no audio is recorded. If noise limits are exceeded, guests will receive a text reminder to reduce the volume.
- No Parties or Events: House parties, weddings, reunions, receptions, events, and outside gatherings are strictly prohibited. Maximum occupancy is limited to eight guests at all times. Violations may result in immediate termination of the stay without a refund.
- Parking: Parking is strictly limited to three standard-size vehicles or two vehicles and a golf cart, and they must be parked completely inside the garage at all times.
- Smoking is prohibited inside and outside the property.
- Propane and charcoal grills are prohibited by the community.

IMPORTANT INFORMATION
- To book our home, the primary guest needs to be at least 25 and staying at the property.
- The home is elevated, requires stairs to enter, and does not have an elevator.
- Contactless check-in is provided through keyless entry. Check-in is at 4:00 p.m., and check-out is at 10:00 a.m.
- Beach equipment is not provided, although guests may use any equipment available at the property.
- No pets are permitted. Emotional support, comfort, and therapy animals are not considered service animals under Titles II and III of the ADA and are not permitted unless the property is specifically designated as “pets considered,” and prior approval is received.
- The HOA has created a mandatory quarterly Pest Control service schedule. Please note that if you are a current guest during the service, you must allow them access to the property to avoid a fine from the HOA. If you are not at the property, we will have to give them access to complete the service. We apologize for any inconvenience this may cause and will do our best to give advance warning to all guests as the HOA alerts us of the service times or any changes.

PAYMENT INFORMATION
A 50% payment is required at booking. The remaining balance is due 30 days before arrival and will be charged to the card on file. Reservations made within 30 days of arrival require full payment at booking.
