Palazzo Pasquini is a restored X1V C palace standing in a prime position in the tiny village of Treppignana, with its population of less than 30.
The views from the garden and all around the village are wondrous and eating on the terrace is a real treat.
The property is substantial, with enormous rooms, high beamed ceilings, arched doorways, exposed stonework & traditional flooring and lots of nooks and crannies.
This house oozes characther and is a complete one off - a real feel of history with many antiques, & original features - an adventure, and wonderful for hide and seek!
The garden is also a one off, with a small reading area, a further shaded area with stone table and seats, a large terrace for eating al fresco, and a sunbathing and pool area with views over the rooftops.
Whilst this is a village property the garden is totally private since the houses situated to the side as seen in the photo cannot actually overlook the garden (we have checked!) and in any event they are uninhabited and used just for the odd weekend in the summer by their Italian owners. Due to position of house there are views over rooftops..
The streets of this tiny village are far too narrow for cars, and is therefore a peaceful retreat, and good for children. The villagers are very friendly and if you are resident for any of their numerous 'village evenings' will invite you to join them to eat, drink and maybe dance in the Square.
The ground floor consists of one very large entrance/dining area with arched doorways, leading to the enormous tuscan style kitchen with large table, equipped with washing machine, dishwasher, oven, hob, microwave, indoor BBQ. The kitchen leads to garden via utility room with washing machine.

Swimming pool (12M - including roman steps and jacuzzi area at each end x 4M).

The first floor has 3 double bedrooms and two twin bedrooms.
One of the double bedrooms has an adjoining sitting rooms, and the third is interconnected with the twin room (although there are separate entrances)
There are 2 shower rooms and 1 bathroom.
Also on this floor is a further dining room/ 'breakfast' style room with arched doorway leading through to part of the garden.
Also on the first floor is a comfortable living room with sofas, CD player, and a wood burning stove.

A little about location:

The property is situated in the tiny ancient village of Treppignana high in the hills overlooking the Garfagnana Valley. The population of this well kept and friendly village is only 30 , & cars are not permitted beyond the main Square, which ensures peace and quiet, and safe exploring for children. The views from the village are amazing at every turn due to its high position, and from the bell tower there are 360 degrees views of the entire area - wonderful! A walkers/trekkers paradise, there are various walks straight from the village, and the mountain peaks are all climbable by foot. All this peace and yet only a 15 minute drive from the market town of Castelnuovo and 20 minutes or so from the medieaval town of Barga both with their various bars and restaurants. The nearest shop/bar is a 5 minute drive away and there is a restaurant within 10 minutes. Pisa 1 hr 20 mins; Lucca 1 hr; Florence 1hr 45 mins; mediaeval villages everywhere; National Parks 30 mins. Step back in time!

Perfect Tuscan Get-away
We came here as a family to unplug and relax and this home was perfect for that! Coming from America it was a bit of a shock (especially for my kids) to walk into a home that was built in the 1500’s and feel comfortable, although you could tell it was well maintained and clean but it took them one night to feel at home. The ping pong table was an amazing addition especially since the first floor has very little living area (besides the kitchen), the back terrace was our favorite hang out because the views are worth the 10 minute windy drive up the mountain. We lived outside most of the time. We did take a few day trips (Florence, Lucca, Pisa), but since we loved the surrounding non touristy area so much (esp Barga) we did most of our exploring and eating there. We loved our time, it was the perfect beginning to our time in Italy!

Beautiful property and excellent hosts
The house in Treppignana was perfect for our family of 10, much space, well equipped, comfy and fun for everyone. The views are amazing from the house and the village is just so charming and beautiful. We did a lot of day trips here and there (Pisa, Luca, Florence, Castelnuovo di Garfagnana and more) and could have explored so much more if we´d have had the time. Dario and family were lovely and easy to communicate with. They made sure we had everything we needed and are good people. We´ll definitely be staying there again when we return to Toscana. the family enjoyed the castle, the kitchen, the barBQ. A bit cold for the pool. We loved the pizza nights and the four course meals provide by the owners. the only challenge was the winding road to get up to the castle, but after a few days it was fine.

Beautiful setting, interesting house
Our one-week stay got off to a rocky start. Dario mixed up the dates of our reservation and wasn't expecting us until the next day. Consequently, when we finally made it to the tiny village of Treppignana at 6 PM (after an overnight flight from the States and a 5-hour drive from Rome), there was no one to greet us or even show us which house we belonged in. I had texted Dario 2 hours before our arrival to give him our ETA, but I think the language barrier got in the way. He speaks no English. A villager saw us milling about and called him for us and eventually he arrived. The house had not been cleaned and the beds were unmade. Two women showed up to assist Dario in at least making the beds and cleaning bathrooms. One of the women spoke some English and she may have been Dario's daughter, but we were never introduced so no way to be sure. Other than Dario stopping by the next day to request our passports so he could register us, we had no interaction with him or anyone else in the village the whole week. This was a huge disappointment since one of the reasons I chose this house was because other reviewers spoke so highly of Dario and his daughter and how helpful and friendly they were. We were looking forward to having them to answer questions and make suggestions for places to visit and restaurants to eat at, and maybe arrange a chef to give a cooking lesson,or prepare pizzas with us in the outdoor pizza oven one night. None of that happened. Other reviewers have described the 20-minute drive to the house from the main road, on a narrow road with hairpin turns up a mountain. It is what it is and you do get more comfortable with it as the week goes on. But take that travel time (and stress for some people) into consideration when planning how often you will come and go from the house. We just left each morning to explore and sightsee and didn't return until we were done for the day, so we only had to make the trip down once in the morning and up once in the evening. The house itself is fascinating (although we never learned anything about its history) and is in great condition and ideal for a big group. The views from the patio in the evening and morning were the best part of our stay. We loved Lucca and Barga and Castelnuovo and visiting the Carrara marble quarry. We took the train from Lucca (1 hour away) to Florence for one day. The Garfagnana region is a beautiful and less touristy part of Tuscany and we highly recommend it.

Beautiful palazzo with stunning views
The house Is amazing with lots of space for our 2 families with a total of 5 children. The outside Patio is great for eating and sitting out in the evening enjoying the fantastic views. The pool is lovely. Dario the owner was helpful and friendly. There is lots to do in garafagna and we all had a great holiday. A car however is essential for this property.

Fantastic house in fantastic location, but just a little but...
Palazzo Pasquini is a delightful, atmospheric old stone house, replete with a sense of history, and unexpected nooks and crannies. The views over the valley of the river Serchio, to the mountains beyond, are breathtaking. The village is small, and the road to it from the valley is winding and at times narrow, so drivers need to anticipate, and be prepared occasionally to negotiate! There is much to see and explore if you can tear yourselves away from the house and the view. Lucca is worth more than one visit, and Barga and the gardens near Marla, esp. Villa Reale, make good days out - take a picnic for the gardens. Several good restaurants in the towns. We were a 3-generation family group with a 6-month-old, so we ate at home most nights, and therein lies our reason for only 4 stars. Whilst one is prepared, even delighted, to take the idiosyncrasies of an old house as part of the charm, there is really no excuse for such archaic cooking facilities. We also had a problem with hot water in the kitchen and the far bathroom. The problem was, admittedly, intermittent (it never seemed to happen when Dario was there), but affected us often enough to be annoying. After running a hot tap for ten minutes (and I mean ten minutes, once we tried even longer) you expect a result, but many times it did not happen. Maybe a winter service is required. Overall, though, a delightful place to stay.

Tack för underbara dagar i Treppignana
Palazzo Pasaquini är ett riktigt palats, välhållet med flera sovrum, toaletter, ett underbart kök, terass och en liten pool, med vidunderlig utsikt över de apuliska bergen. Vi blev mycket väl mottagna av ägarna som också lagade en fin middag till oss med lokala råvaror. Vi hade underbara dagar i Palazzo Pasquini och kombinationen av ett rymligt palats med biljard- och pingisbord, fantastiska vandringsleder runt knuten där vi vandrade ensamma i den fantastiska naturen och ett kök där vi som gillar matlagning kunde gå loss med lokala råvaror var toppen! Tänk på att det är en serpentinväg upp till byn och att det krävs bil för att t.ex. åka och handla.

Il Palazzo Pasquini
We had a fantastic time with our extended family of 8 grown ups, age 30 to 72, and 3 children, age 1 to nearly 3 and4. The house is great and fitted our needs perfectly. The kitchen is fantastic and we really enjoyed cooking in it. The outdoor area with the pool is a gem and the view from the terrace overlooking the mountain hills is spectacular! A car is a must for shopping, eating out, sightseeing etc. And yes the road up to the house is quite something but clearly manageable. The road is also great for exercise going down hill walking or running and then turning back uphill. Dario and Eleanora were great to interact with; again many thanks for helping out with the retrieval of our lost luggage.
