Duke House | Georgian Coaching Inn near Southwold

  • Summary:

    A restored Georgian coaching inn from the early 1800s, set in 2.5 private acres of Suffolk countryside near England's Heritage Coast. Duke House sleeps six in three calm bedrooms, with underfloor heating, a log burner and a classic English range cooker at the heart of the kitchen. Southwold, one of England's best-loved seaside towns, is around ten minutes away; the local station is five minutes, with London around two hours by train. Quiet, characterful and comfortable for a group of friends or couples travelling together.



    The Space:

    Duke House was built in the early 1800s as a coaching inn, named after the Duke of Norfolk. It later became a village pub, then a bed and breakfast, before a complete renovation brought it into the 21st century while preserving its Georgian bones.



    The result is a home that feels both historic and effortlessly comfortable. Downstairs, underfloor heating runs throughout, and the kitchen is anchored by an Everhot range (think Aga, but with modern touches, including an induction hob). Wrap-around windows in the kitchen-diner frame views of the garden and the countryside beyond, and the long dining table is where stays seem to happen: guests tell us about board games after dinner and lunches that run on into the afternoon.



    The living room sits in the original Georgian wing: low ceilings, a working log burner (we supply logs to get you started), and deep, comfortable seating for up to eight. It is the kind of room that makes you want to stay in for the evening.



    Upstairs, the master bedroom has uninterrupted south-facing views across open countryside and a wrap-around balcony where you can take your morning coffee or simply sit and watch the light change. The master is a super-king, the second bedroom a super-king or twin (your choice), and the third a cosy double. Two bathrooms serve the three bedrooms, one with a large bath.     Every room has been thoughtfully designed with cool, calm colours and carefully chosen furnishings. This is not a holiday let that happens to be in a nice building. It has been designed to feel special from the moment you arrive.



    Guest Access:

    The house and its private garden are yours for the duration of your stay. Beyond the garden, you have access to over 2 acres of grounds, including a large open pond and mature landscaping, with a croquet set waiting on the lawn in the Summer. This land is shared only with The Little Duke, our smaller property next door.



    There is plenty of parking, with space for 4 to 5 cars plus overspill along the private driveway. An electric vehicle charging point is available for overnight charging.



    Entry is via a secure lock box, so you can arrive at whatever time suits you.



    The Neighborhood:

    Duke House sits in Upper Holton, on a quiet lane bordering the Suffolk Coast and Heaths Area of Outstanding Natural Beauty. Southwold, with its pier, lighthouse and beach huts, is ten minutes away; Walberswick and its marshes a little further; Aldeburgh is within easy reach for a second seaside day out. There are excellent pubs and places to eat within a short drive, and Halesworth, the nearest town, has independent shops, cafes and the train station.



    Getting Around:

    Easiest by car, with free parking and an EV charging point at the house. Halesworth station is five minutes away, with connections to London in around two hours, so a car-free stay is possible with a little planning.



    Other Things to Note:

    The house is on the same site as The Little Duke, a smaller one-bedroom property in the converted former stables. The two properties share the wider grounds, but each has its own private garden and entrance. If you are travelling as a larger group, both properties can be booked together.



    Children: The open pond on the grounds means we can only accommodate babes in arms (under 6 months) and children aged 13 and over. This is a firm policy for safety reasons, and we appreciate your understanding.



    Dogs: We accept two dogs, over 6 months old, and well house-trained on request. Please get in touch before booking to confirm the details. The boundary is not completely dog-proof, and dogs will need to be kept on a long lead when outside; we ask that they stay downstairs and off the furniture. We do not accept any other types of pets.



    Mobile signal can be patchy in this part of Suffolk (as with much of rural England), but WiFi throughout the house is strong and reliable.



    Interaction with Guests:

    We are close by and quick to respond, usually within the hour. Before you arrive, we send a detailed local guide covering the coastal walks, pubs and restaurants we actually rate; guests regularly tell us it shaped their trip. Otherwise, the place is yours.
