Summary:
A beautifully restored coaching inn set on 2.5 private acres in the Suffolk countryside. Duke House sleeps seven across four bedrooms, with a master suite that opens onto a wrap-around balcony overlooking rolling fields. Period character meets modern comfort: underfloor heating, a professional-grade Everhot range, a log burner for cooler evenings, and thoughtful interiors. Just 10 minutes from Southwold and the Heritage Coast. The kind of place you start planning your return before you've left.
The Space:
Duke House was built in the early 1800's as a coaching inn, named after the Duke of Norfolk. It later became a village pub, then a bed and breakfast, before a complete renovation brought it into the 21st century while preserving its Georgian bones.
The result is a home that feels both historic and effortlessly comfortable. Downstairs, underfloor heating runs throughout, and the kitchen is anchored by an Everhot range (think Aga, but with modern touches including induction hob). Wrap-around windows in the kitchen-diner frame views of the garden and the countryside beyond, making this the natural gathering spot for the house.
The living room sits in the original Georgian wing: low ceilings, a working log burner (we will supply logs to get you started), and deep, comfortable seating for up to eight. It is the kind of room that makes you want to stay in for the evening.
Upstairs, the master bedroom has uninterrupted south-facing views across open countryside and a wrap-around balcony where you can take your morning coffee or simply sit and watch the light change. The master is a super-king, the second bedroom a super-king or twin (your choice), the third a cosy double, and the fourth a single. Two bathrooms serve the four bedrooms, one with a large bath.
Every room has been thoughtfully designed with cool, calm colours and carefully chosen furnishings. This is not a holiday let that happens to be in a nice building. It has been designed to feel special from the moment you arrive.
Guest Access:
The house and its private garden are yours for the duration of your stay. Beyond the garden, you have access to over 2 acres of grounds, including a large open pond and mature landscaping. This land is shared only with The Little Duke, our smaller property next door.
There is plenty of parking, with space for 4-5 cars plus overspill along the private driveway. An electric vehicle charging point is also available for overnight charging.
Entry is via a secure lock box, so you can arrive at whatever time suits you.
The Neighborhood:
Duke House sits in a wonderfully private spot just outside Halesworth, a charming Suffolk market town with independent shops, excellent delis, and proper country pubs. You genuinely cannot see another property from the house.
The Suffolk Heritage Coast is just 10 minutes by car. Southwold is a beautiful Georgian seaside town with upmarket restaurants, independent boutiques, and a famously grown-up pier. Walberswick, just across the river, has two lovely pubs, stunning coastal walks, and the occasional celebrity sighting.
For culture, Snape Maltings (home of the Aldeburgh Festival) is a short drive, and Halesworth has its own well-regarded theatre. The area is rich with walking routes, cycle paths, and river trips. You can hire a day boat from Bungay or Beccles, try paddle boarding, or go for a sea swim at the beach. When you book, we will send you a comprehensive guide to our favourite local spots.
Getting Around:
We would recommend having a car for this stay. The property is a proper rural retreat, and while Halesworth has everything you need day-to-day, local taxis can be unpredictable. That said, getting here without a car is straightforward. Halesworth is on the East Suffolk line, and trains to London Liverpool Street take just two hours. The station is a short taxi ride from the property.
Once you are here, the coast and surrounding villages are all within a 10-20 minute drive, and the quiet country lanes are perfect for cycling.
Other Things to Note:
The house is on the same site as The Little Duke, a smaller one-bedroom property in the converted former stables. The two properties share the wider grounds, but each has its own private garden and entrance. If you are travelling as a larger group, both properties can be booked together.
Children: The grounds include an open, unfenced pond, and the house has a first-floor balcony, open staircases, and hard stone floors. Nothing is childproofed, so the house isn't a good fit for children under 13. Babies under 6 months (pre-crawling) are welcome.
Dogs: Due to the age and nature of the building and grounds, we accept two small dogs (10kg and under), over 6 months old, and well-house-trained on request. Please get in touch before booking to confirm the details. Please note that the boundary is not completely dog-proof, and dogs will need to be kept on a long lead when outside.
Mobile signal can be patchy in this part of Suffolk (as with much of rural England), but WiFi throughout the house is strong and reliable.
