9.6/10 Exceptional! (452 reviews)

Modern, clean apartment room bang in centre of Leeds with a useful kitchen area - albeit without any tea or milk of any description. Breakfast was a shambles, understaffed, no clean bowls, dirty tables, food running low (was 7:30am, allegedly not even a 'busy' time). Staff very friendly and helpful nevertheless (clearly doing their best!). Parking at Q-Park next door convenient and less eye-watering with the Hyatt discount code.

Great location (close to train station and city centre, friendly staff and nicely furnished room. Only downside is mobile reception isn't that great.
