Once two traditional fishermen’s cottages, Beach Cottage is now a single, characterful retreat full of charm and history. This quaint and very old property retains many original features, including low ceilings, exposed beams, and two distinctive cupboard staircases with steep, winding steps. These stairs cannot be fitted with stairgates, making the cottage unsuitable for children under 5 and for guests with limited mobility.
Despite its age, the cottage offers a wonderfully light and scenic setting. Nearly all rooms (with the exception of the bathrooms) enjoy uninterrupted views across the Cley Bird Reserve—an Area of Outstanding Natural Beauty—stretching out to the sea beyond. Outside, there is a south-facing enclosed garden designed with scented plants and herbs, along with areas for relaxing, including a patio with table and seating. Off-street parking is available in front of the cottage on a first come, first served basis.
The layout is both unique and inviting. Entry is via a small porch into a central living and dining space, complete with a woodburner. To one side sits a cosy snug with armchairs and a desk, from which one of the staircases leads to a bunk bedroom. On the other side is a compact but well-equipped kitchen, featuring a cooker, microwave, two fridges, a small freezer, dishwasher, and washer-dryer. From here, a back door opens onto a passageway leading to the garden. Upstairs, accessed via the main staircase, are a spacious double bedroom, a family room with a double bed and bunks, a bathroom, and a further bunk room connected by the second staircase.
Set back from the coast road and reached via a dirt track, the cottage enjoys a peaceful position while remaining wonderfully connected to its surroundings.
Cley-next-the-Sea is one of North Norfolk’s most sought-after coastal villages, celebrated for its unspoilt beauty, wildlife, and relaxed charm. The cottage sits directly opposite the road leading to the beach, making it easy to wander down to the vast pebble shoreline. The surrounding marshes and reserve are a haven for birdwatchers, offering ever-changing views and exceptional opportunities to spot rare and migratory species.

Just three miles away lies the Georgian market town of Holt, known for its independent boutiques, galleries, and excellent places to eat—refreshingly free from large chain stores. Within a short drive, you’ll also find a number of historic houses and estates, each with beautiful grounds ideal for walking and exploring.
