Overlooking Little Wood and the Mill stream, this charismatic cottage will be a perfect fit for families or those looking for a cosy country retreat.
Perfect for families looking for a cosy, country retreat With the River Tweed flowing just 1 mile from the door, it is also ideally positioned for those fishing the renowned salmon pools of Makerstoun and other prime middle Tweed fishing beats.
Inside, the sitting room has an effortlessly stylish scheme which exudes warmth and comfort, filled with light from windows on every side overlooking the pretty cottage garden and the mill stream below. Add plush carpeting throughout, comfortable sofas, and quality soft furnishings from local producers to the mix and you are promised a really rather lovely holiday stay.
There is a compact but well equipped kitchen with pretty gingham accents and beamed ceiling, while dining for four is provided in the adjoining sitting room.
Head upstairs for a distinctly Scottish vibe and a stained glass window for added charm. This leads into to two en-suite bedrooms where heritage shades, crisp linens and tweedy throws will make it hard to resist a lazy lie-in with a good book.
For families, the addition of a separate games room with table tennis and table football will keep children entertained for perhaps the adults in the party too!
GROUND FLOOR Access door leading straight into the sitting room.
Sitting room with two double sofas and armchair, large flat screen TV and DVD player, dining space with seating for four.
Kitchen is fully equipped with electric oven, ceramic hob, fridge, dishwasher, microwave. Washing and drying facilities are provided in an external laundry which is shared with two other cottages. A freezer is available for use in an external outbuilding.

Lockable inner-connecting door which leads to the adjoining Mill House for parties renting both cottages.
FIRST FLOOR Bedroom one with fixed 5’ king size bed, side tables, armchair, chest of drawers, wardrobe.
En-suite bathroom bath with shower over, heated towel rail, basin and WC.

OUTSIDE There is a lawned garden with garden furniture to the front and side of the property which extends down to the mill stream and woodland. It should be noted that this is not fully enclosed.
There is a shared games room which is available for guest use. This has a table tennis table, football table, Nintendo Wii and a selection of indoor and garden games.
A shared laundry facility has two washing machines and two tumble dryers as well as a Belfast sink.
Secure private storage for outdoor gear and bikes is available on request. Rod rack facilities are provided for fishing parties. A freezer is also available for guest use.
PARKING Private parking to the front and side of the cottage.
BABIES & CHILDREN A travel cot and highchair are available on request.
DOGS Two well-behaved dogs are welcome but they must be clean and dry before access into the property and then kept to the ground floor area only. They are not permitted on the furniture or in the bedrooms. There is a charge of £25 per dog.
GUEST AMENITIES High quality bed linen and luxurious towels are provided for guests along with guest toiletries. A hairdryer is provided in each bedroom.
WI-FI & MOBILE COVERAGE Wi-Fi is available. Mobile reception is variable on most networks. EE offers the best coverage indoors, otherwise reception improves in the outside courtyard or garden.
HEATING Central heating throughout the property.
GUEST PRIVACY The steading comprises three small cottages in an L shape configuration which all sit in the same ownership and are available for use as holiday lets, either individually or together. The owner's property is immediately adjacent and while they are on hand to help guests with any aspect of their stay, they are completely respectful of their privacy.
ADDITIONAL ACCOMMODATION For guests looking to holiday together this cottage can be booked alongside The Wheel House, sleeping 4 and Woodman's, sleeping 2. The cottages are located next to each other.

We had a lovely stay at the Mill House, beautiful rural setting ideal for some peace and quiet. The house is very well appointed. Very enjoyable short break.
We travelled down from Fife and our family travelled from Devon. The place was immaculate and owners great. Only minor issue was I asked for twin bed configurations but we had double Loved every minute and would love to come back when there’s better weather as it is such a pretty place. Thank you

This cottage was lovely - very neat and adequate for our needs. The hosts were very gracious and made us feel at home. They were also helpful in recommending restaurants and points of interest for us. We had a very enjoyable stay.

Comfortable,well laid out great place to chill out very spacious
Deborah and Philip were great hosts could not have done enough the perfect base to explore the borders very dog friendly they loved Brewster who had a ball and the welcome pack was very much appreciated especially the scones will come back again. Robertand Ann
Everything was perfect, except kitchen utilities.
It was quite a challence to cook a proper dinner for 4 persons with the pots and pans that were provided, f.i. only one little fryingpan...
Beautiful cottage in the middle of remote stunning landscape. Loved the cottage and remoteness. So quiet and perfect for a stay with our Labrador. Very thoughtfully decorated and appointed. Deborah and Phillip were lovely hosts, very helpful and Deborah makes a delicious chocolate cake!
