Location great right opposite the station and near all amenities. Hotel nice good value for money, very few facilities just basic. Room small clean except for carpet which needed a deep clean. Breakfast acceptable not much hot food. Staff very helpful.

Very convenient to the rail station and the tram to the airport. But 20-25 minutes to the old town and other restaurants outside the old town, and same distance to the promenade and beach. The room (believe all in hotel are similar in size) is very, very small and the bathroom also small (smallest shower I have ever seen). Nice is an expensive city, so the $260 a night we paid in late Sept maybe viewed as a good-deal, and it worked for us for two nights, but longer would be uncomfortable. Oh, the room on the fifth floor had a great view of a major church. Breakfast options near by.
