That is why our rates are low and our caretaker is happy - we keep her busy! We take our responsibility to provide you exactly the apartment you see on these pages very seriously. We love the South of France. We come here 3-4 times per year but when we are not here - why not use as it YOUR very own second home. We take great pride in offering a very clean, well appointed and inviting apartment right on Promenade des Anglais. You can't get this view anywhere else in the world! You can bet the photos are current and the bed comfortable.

Enjoy your morning cup of coffee on the balcony of this Nice Vacation Rental overlooking the Mediterranean Sea watching the sunrise. All of our guests tell us the view takes their breath away every time they see it. In the morning enjoy your coffee and in the evening enjoy your glass of wine.

This 1 bedroom Nice Vacation Rental Apartment is air conditioned, in a secure building with an elevator, is totally remodeled and is very clean and inviting. Just 10 minutes from the airport and you're there! We are on the 6th floor.

We offer Wifi, TV and telephone (free calls to North America and most of Western Europe.) The WIFI is optional and costs E10/night. But the best view is still on the balcony - not looking at the television : )

Renting a furnished apartment in Nice France is definitely the way to travel! A full kitchen allows you to breakfast on the balcony, have wine and cheese in the afternoon and even make a full dinner in the evening if you choose! Save $$ for a fancy dinner one night or more tours than usual.

Museums - too many to count. Amazing day trips - how about Eze, Menton, Monaco, Cannes, St. Tropez, Grasse (home of perfume!) and even Italy are just a quick car, bus or train ride away. Be back in time for dinner. (Read the guest comments for a myriad of tour ideas and suggestions from guests who have actually stayed in this apartment).

Winter? Skiing at Isola 2000 is just a couple of hours by car (or there is a bus as well) and the skiing is very good. Leave Sunny Nice and suddenly you are on a ski lift.

You will find everything you need here and will be greeted upon your arrival by our friendly caretaker (Luzminda) who will give you the keys and show you the apartment. You will find lots of tour books and brochures in the apartment to get started planning. But the most valuable resource is our guest book. Read comments from past guests over the last 11 years and please leave a comment on your own. What tour did you love? What buses did you use? What village is a must? Did you find great wine tasting nearby? A wealth of information awaits you.

You will find the kitchen to be very updated, clean and well equipped. There is even a washer for your clothes and an ironing board/iron. (Sorry no clothes dryer). A blow dryer in the bath means you don't have to pack yours. We even have soap, shampoo and an extra toothbrush if you forgot yours.

In the master you will find a queen bed and in the main room there is a very comfortable futon that folds into a double bed. (It really is comfortable - honest!)

Check out our availability calendar prior to emailing as it is updated frequently. (We have many returning each year to our apartment).

Those who have enjoyed the apartment most seem to be couples (both young and older), families with one to two young children and singles who need a time out to relax. This is not a party location for young renters. This apartment is used often by the owners who live in California and they are very particular about keeping it neat, clean and well furnished.

We recommend you forego a rental car and take advantage of the amazing public transport.

NOTE: If you have time we do offer the opportunity to split your stay between Nice and Cannes. The only extra cost is you pay both caretakers (E90 in Nice and E120 in Cannes). Check out VRBO 112845.

We are very happy to open our second home to you for your holiday. We ask that you be respectful guests - to our home, our caretaker and our neighbors. We accept online bookings - but payments are to be made only after communication directly between owner and guest has been established. Homeaway now cancels a booking if I don't respond within 24 hours. At times I am traveling or do not have ability to get back within 24 hours. Please don't think that means I denied the booking. Feel free to text or email me directly. The rental agreement is attached and should be reviewed and received by the owner prior to payment being made. If you prefer to pay in EUROs you may pay directly through Homeaway or using Paypal (see instructions) Payments in USD can be made directly to owner via personal check, wire, paypal or venmo (credit card). We do not accept homeaway payments in USD as our French bank charges a fee to transfer from USD to EURO and Homeaway requires that to be the bank to receive the funds. I can be reached via cell phone or email fairly easily. A text is often the best way to get me as I may not have access to 4g or WIFI but usually can receive incoming texts. The view was beautiful! We enjoyed the 30 minute walk along the boardwalk to get to the old center. The apartment was very clean and comfortable.

Wonderful stay, beautiful location and our greeter was fantastic. She was so thorough in all instructions, as well as the owners "book" of information in the apartment. The view is unbelievably gorgeous, we jumped into the water each night as it was well over 90 degrees during our stay; with that said the AC worked great:)

This property and my host were super. It is a great location directly across from the beach and a wonderful view of the sea. The balcony made for a wonderful place for a cup of coffee in the morning or glass of wine in the evening. It is also a block from the tram that runs across Nice, from the airport to the old city.

Great location

The apartment is in a very convenient location. The view is amazing and we spent many mornings watching the sun rise over the mountain. It’s far enough from the tourist area so it’s not as crowded. We traveled a lot by tram (stop is just around the corner) and by bus (stops are right in front of the apartment). The caretaker is responsive, pleasant, and just great to work with. If we make it back to Nice we will stay here again.

Check in Could Improve

Overall I had a very nice stay at this apartment. Very clean, pristine view and bus right out the front door. The problem was with check in. I had to wait an hour in a drafty lobby (with no chairs) for a cleaner to let me into the apartment. The caretaker had a health issue and could not meet me. Once the cleaner arrived she was apologetic and even gave me a bus pass to top off. She showed me all things in the apartment. I dropped my luggage since the apartment was not ready for me yet. All in all I would stay here again.

The Wolff's of Cincinnati

After two weeks in Paris and then sailing down the Rhone, we spent a week in this Nice condo relaxing, overlooking the spectacluar beaches and the blue, blue Mediterrean. Resturants, like L'Espad'or located in the Marina, and several on the beach were memorable, but local grocery shopping was a delight, and right around the corner. Recommend visit to Villa Ephrussi de Rothschild at Saint-Jean-Cap-Ferrat with its grand home and gardens plus the muscial fountains-breathtaking. The owner provide details about stay which made us feel "at home" immediaterly, and follow-up with manager made this a great stay. Footnote: we had a rental car which we easily parked in front of the condo each day. Recommend this stay to all.

Perfect relaxing time

Picture and views are accurate! The view is gorgeous. This was the relaxing part of out vacation and we spent most of the time on the balcony or walking the promenade. Easy check in. Great communication from host. Luzminda made sure we had everything we needed. Every detail had been considered including beach chairs. Wonderful to arrive and already have coffee and cream ready for the morning. Grocery store and bakery on the corner and had everything we needed. Apartment is clean and comfortable. Away from the busier section of Nice but very simple to use the tram kiosk and get a ticket to Old Nice. Or a 2.5 mile walk along the promenade. Close to the airport but the planes didn’t bother us

Great stay in Nice

Pictures are accurate of what we experienced in person. The view from balcony is amazing. Luzminda was waiting for us at check in. She was so nice and welcoming. Very nice that coffee, milk, and wine were already there waiting for us. The AC worked really well. This was helpful as highs were in the 90s everyday. Apartment is close to two tram stops. Also, great supermarket and boulangeries are literally minutes walking distance. We went to Monaco and Ventimiglia. Very easy as we took the tram to Grand Arenas stop and then walked across the street to Nice St Augustin train station. Recommend this as you will get on train before the masses get on at Niceville station. The bed was comfortable and the fan was nice to keep air circulating. Bathroom was good size for European standard. A nice bonus was we got front row seats to watch the France Ironman on Sunday. We could get to old town Nice via tram in about 15 minutes. We also went to Matisse museum via tram and bus. Very easy. You can get to airport easily by tram but we did Uber because of luggage. Literally took about 5 minutes to get to airport. We would stay here again. Apartment was clean, and Judy and Luzminda were quick to respond to any questions.

Perfect Location

We thoroughly enjoyed our stay here in Nice! Not only does it have a beautiful view of the Mediterranean Sea, it also kept us entertained by watching various airplanes take off and land. The view is absolutely amazing, is located directly across the street from the beach and super close to public transportation! The only downside is we didn't see much of Nice because we couldn't pull ourselves away from the beach and the balcony view!

On the beach

The property was as advertised in the video. There is a tram around the corner that offers easy transport. The proximity to the beach is great. Be prepared for a noisy stay from continuous traffic on the street, and an surprisingly busy airport. Check in with Luzminda was a breeze. Communication with Judy was also very quick. The bed was a bit soft for me but my husband loved it and there was no roll into the middle issue. The furniture isn't very comfortable but it's functional. If you're going for beach it's a perfect location. If you're going to explore Nice and enjoy it's night life and restaurants it is a bit out of the way. Parking was a major problem. Fortunately Judy responded quickly to this issue directing us to a parking garage as there is limited access on the street with only 2 hr parking during the day so you can't park and leave it. If you don't need a car for other purposes, don't bring one to Nice! The proximity of the parking garage though lead us to a fabulous restaurant called the Potiron Bistro. Treat yourself to an amazing culinary experience. Michelin quality for sure! We enjoyed our 4 day stay but would likely stay closer to the city centre next time.

Eine Traumhafte Wohnung

Die Wohnung ist super. Sie ist mit allem was man benötigt eingerichtet. Obwohl wir mit dem Auto angereist sind, haben wir es nicht gebraucht. Die Bushaltestelle ist direkt vor der Haustür und fahren zu sehr günstigen Preisen wohin man möchte. Der Empfangen bei Anreise war sehr gut. Super Kommunikation wenn man aufgrund des Verkehr etwas länger braucht und später einchecken muss. Eine Perle, die wir wieder nutzen werden. Kann uneingeschränkt empfohlen werden.

Wonderful Stay in Nice

We had a wonderful stay in this beautiful apartment! The location was unbeatable—just steps from the beach with an incredible view of the Mediterranean that we enjoyed from the balcony each morning. We really enjoyed our stay. The days were sunny and location and views could not have been better. We don’t usually stay in Vrbos because of the hassle with basic supplies. The owner covered all basic items and the market was close by. There were a few rainy nights and it was great to be able to make dinner and watch a movie which was very relaxing.Thank you!
