  • This is the perfect retreat for a couple wishing to explore Norfolk on foot, by bike, or by hiring a boat on the Norfolk Broads.. All on the Ground Floor:

Enclosed lawned garden with patio and garden furniture. Private parking for 2 cars. No smoking.. Aptly named The Waiting Rooms, this lovely property with a large enclosed garden, is located directly alongside the former London and North Eastern Railway. Once the waiting rooms of the station, this holiday home is adjoining the Station House, the owner’s private residence, which also encompasses a small caravan site (5 pitches). There is direct access onto the old track-bed which now forms part of the Marriott’s Way, a 26 mile footpath, bridleway and cycle route that follows the disused railway line between Norwich and Aylsham, linking up to further footpaths and trails. Whether you are a casual walker, rambler, dog walker or cyclist, you will delight at the rich habitat and wildlife on the many footpaths and cycle routes in the area. For those less mobile, there are suitable surfaces along much of its length.



    The village of Cawston is just a few minutes’ walk and offers a deli/café, shop and pub. Nearby attractions include National Trust properties, Blickling Hall and Felbrigg Hall, and the unique Thursford collection with its stunning Christmas show. This is an ideal location for exploring the Norfolk Broads and North Norfolk Coast. The North Norfolk beaches are 16 miles and include the traditional seaside resort of Cromer, with its glorious sandy beaches, delicious crabs and all year, end of pier shows. Wroxham is 14 miles, and is known as the capital of the Norfolk Broads with daily boat hire and river trips to explore the expanse of waterways, riverside restaurants, cafés and shops. The historic market town of Aylsham is 5 miles, for shops, cafés, market square, banks and supermarket.



    Experience a nostalgic trip by steam on Norfolk’s longest narrow gauge railway, which runs between Aylsham and Wroxham. The 18 mile round trip runs through pretty countryside, where you can jump on/off at the pretty villages of Brampton, Buxton and Coltishall and explore by foot. Norwich is 10 miles away, a medieval city with cathedral, castle, museum, excellent shopping including two indoor malls, market square, theatre, cinemas, cafés and plenty of restaurants. Beach 16 miles. Shop, pub and restaurant ⅓ mile.

The waiting room was perfect for our week in North Norfolk.

The waiting room was perfect for our week in North Norfolk. The accomodation was great with the hosts thinking of everything you might need equipment wise. Everything was comfortable and like a home from home. A very quiet location with no night time noise. The hosts also left fresh flowers and chocolates which was lovely and thoughtful.We would certainly recommend this cottage to others.

The property was spotlessly clean. Nice big bed. The owners were very helpful and knowledgeable. The welcome package was lovely. Very well equipped accommodation. Plus owners provided torches. Considerate little touches which make your stay more pleasant. Good base for exploring

Lovely cottage with a dog secure garden (fence is approx 4 feet high all around) & there are dog walks just outside the property. The welcome package is very good & the cottage is very clean with everything we needed for our 1 week stay. The drive to the cottage is behind a mobile phone controlled gate so it is relatively secure & there is no drive through traffic. The path into Cawston village is a bit narrow & although it is a 20mph road many drivers go well over this so it feels a bit dodgy especially when the light is fading in the evening. The local pub does not allow dogs inside & their under cover bit outside (we had rain most evenings so did not want to eat in the garden area) is ok but a bit scruffy so we did not eat there. The local town Aylsham (4 miles away) is very good with free parking & a nice range of small shops, we had excellent food at the Black Boys Inn twice during the week (dogs are welcome inside as well). The cottage is a good base for travelling around north Norfolk & overall we had a lovely stay.

The dog also enjoyed his stop over and the garden is properly secure so no need to be checking his whereabouts, if my name was Len it would be a Ten. Clean and comfortable cottage, well located for Norwich, the Broads and the NE Norfolk coast. The cottage was ideal for 2 people, with a well-supplied kitchen, bright and airy living/dining space and a very comfortable bed! The enclosed garden meant we could sit outside with our dog, knowing he was safe.The lovely owners, who live next door, provided a welcome pack with milk, Prosecco and some chocolatey treats. We would definitely recommend The Waiting Rooms.
