Welcome to Unit 1211 (Vacation Rental Certificate #24066) in Tower 3 at Edgewater Beach
Resort. This is the largest full-service resort in all of Panama City Beach and all along the
Emerald Coast. Tower 3 is the only Tower at Edgewater that has a fire sprinkler system,
and it has been renovated to the Fire Marshall specifications. As of March 1, 2025, free use
of the tennis, pickleball and fitness facilities. The jewel of Panama City Beach, with its pristine
beaches and azure waters, stands as a beacon of coastal beauty. Renowned for its vibrant culture and endless entertainment options, this coastal paradise attracts visitors from around the globe. With spacious living areas and ample room for relaxation, Unit 1211 promises a vacation experience like no other.

Exclusive Offerings: This unit offers 2 complementary beach chairs and an umbrella from
March 1st to October 31st, ensuring a comfortable and enjoyable beach experience.

Resort: The Infamous Polynesian-style Lagoon Pool is 11,500 square feet of pure pleasure.
There are four (4) heated hot tubs around the pool and Gulf-side. Each tower has its own pool
and hot tub, there are a total of 11 pools on the property (ten of which are heated seasonally), a children’s splash pad area, four (4) hot tubs, as well as a fitness center and training studio. This 110-acre resort also has on-site services which include Ocean’s full service Bar & Restaurant open year round (only resort that offers this) a poolside restaurant that also offers poolside dining, pizza shop, poolside bar and Edgie’s beach store with Starbucks and ice cream. The resort also offers a gift shop and free tram service seasonally for the entire complex. During the busy months enjoy Dive-In Movies at the pool.

Master Bedroom: Step into the sanctuary of the master bedroom, where a plush king-sized bed awaits you. A flat screen TV invites relaxation, while a spacious walk-in closet offers ample storage for your belongings. The ensuite full bathroom boasts a lavish walk-in shower adding a touch of luxury to your stay.

Second Bedroom: This bedroom has a king-sized bed and a flat screen TV, and an ensuite full
bathroom further enhance the allure of this space. There are two (2) separate closets where you can hang up clothes or store your belongings during your stay.

Third Bedroom: The third Bedroom is located up the spiral staircase in the loft upstairs with
floor to ceiling windows overlooking the 600 square foot deck with an Ocean view. The Room
has a queen-sized bed and a daybed with a pullout trundle which can be converted into a king-sized bed. There is a bar top and two (2) chairs along with a flat screen TV. There is a full
bathroom adjacent to this bedroom. This is more than a bedroom with an all-inclusive area of a sink and bar top with quick access to the awesome open air vista of the private balcony.

Living Room: This is one of the few Penthouse units where the Living Room is a large space of
floor to ceiling windows providing an exquisite view of the Beach. The couch is a hard to find
very comfortable sleeper sofa. You will be able to take in the great views in this comfortable
room with the one (1) swivel chair, a swivel recliner, the sleeper sofa or sleeper loveseat while
watching the flat screen TV.

Dining Room: The Dining Room is situated just off the Kitchen and Living Room with a high
top table which seats eight (8) that can be opened up for more seating if need be. Enjoy dining while taking in the Ocean view just past the adjacent downstairs patio.

Kitchen: The gourmet kitchen, adorned with quartz countertops and stainless-steel appliances, invites guests to indulge their culinary passions. Dimmable LED lighting illuminates every corner of the condo, creating an ambiance of warmth and tranquility. The counter has four (4) stools where a quick snack can be enjoyed.

600 Square Foot Private Open-Air Deck: The 600 Square-Foot Private Balcony has
unparalleled views and breathtaking vistas that stretch as far as the eye can see. You will find
very ample seating on the Adirondack furniture (high top, low seating or six (6) seat dining table. This is a private deck where you can sunbathe in private on the four (4) loungers. With
panoramic views offering exclusive access to the Sun, Moon, and Stars, this outdoor sanctuary offers the perfect setting for relaxation and rejuvenation from sunrise to sunset. Bask in the warm glow of the sun as it sets over the horizon, casting a golden hue upon the tranquil waters below. A perfect place to view dolphins, sea rays, turtles and other fish from this vantage point.
