Sorry no weekends or partial weeks in the busy season.

This unit is a two bedroom in Tower 3. We have others at Edgewater 2 and 3br see our VRBO ads.

The master BR contains a king bed and the second bedroom has 2 double beds. The condo also has a pullout sleeper sofa and a large flat screen tv for your enjoyment.

There are many family amenities, such as controlled entrance, 24-hour security, 11,500 foot lagoon style swimming pool (and many smaller swimming pools scattered across the property) landscaped with waterfalls, palms, exotic plants, flowers, whirlpools, golf, tennis courts (approximately 20), two restaurants on water, jet-ski rental, para sailing, sailing, exercise room, convention center, gift shop, beauty salon, etc.

Over 110 private acres and more than 1000 feet of private Gulf-front. Nearby is a fishing pier extending far into the Gulf. Within the resort is a nine-hole par-three golf course meandering through lagoons and ponds.

Shipwreck Island Water Park and many eateries are within walking distance.

You are a short walk from a shopping center with restaurants, a ten screen movie theater, grocery store, ice cream parlor, subway sandwich shop, etc. There are several piers near by for fishing and a state park right down the road.
Edgewater Resort charges a $50 registration fee which includes one parking pass. You may resgister another vehicle for an additional $30 via the registration site. The link to register will be provided once the reservation is paid in full.

We went for a dance competition and stayed at Edgewater - The place is beautiful with the most gorgeous views of the ocean from the kitchen and living room.The place is dated and needs some remodeling but it was still very nice to stay at. The beds are creaky and there is a lot of light shining in the bedrooms so bring an eye mask.

This was the best stay for my family. The view was beautiful, kitchen had everything we needed, rooms/bathrooms were clean and even an extra storage closet with beach items. The check in was easy and detailed, pool was heated and hot tub was great for the cool evenings. Would highly recommend!

Over all the property was great. This was our second time staying at Edgewater. The room was decent and very clean. The bed in the master bedroom is pretty wore out. Unsure of the beds in the other room. The light over the dinning room table woild not work. A lot of power outlets will not hold a cord plugged in to it.

The beaches and views of the beach were beautiful but the condo was like living in the 80’s and the construction going on the whole time we were there,very loud,don’t recommend for rest and relaxation,other than that I guess it was okay. I would really recommend an update on the whole condo,especially the bathrooms

Beachfront rental

We enjoyed our stay. Plenty of room. My parents came down and stayed a couple nights with us so the large living area really helped out. Only issue was we had some really noisy people above us that either had kids running nonstop or maybe they were putting in new floors or some type of construction. Great oceanfront and beach view. All in all it was a very nice time. However we went at the end of September and if we had waited until the next week it would’ve been about half the price. So great time but next time we’ll check for lower prices when the summer season is up.

Overall, I recommend this vacation rental. Reviewer Comments: The property is located in the beautiful Edgewater resort. It is within walking distance to pretty much everything you could want. The view and the room setup were beautiful. The only issue we had was with the cleanliness and upkeep of the room itself. The walls and counter had lots of wear. There was dust in nearly every corner and on the ceilings. We found someone else’s necklace and shaving razor underneath things. We found that the price was a bit steep for the lack of cleanliness, but it wasn’t terrible. We would definitely return to Edgewater, but would likely want to find another room.

The place was very nice and fantastic views of the gulf. only issues i had was 1 roll of toilet paper for each bathroom that sleeps 8 . counter tops are deeply gouged and i felt there was always sand or stuff on them, and the cupboard doors closest to frigerator are very weak and loose ready to fall off was concerned would break when going in it for a glass. overall the place was very nice clean and the beachy feel through out was great. i would stat again but would like to see better counter tops installed.. the pools were fantastic and the blue angels flying over everyday from pensi-cola was fantastic.. edge water is a great place to stay will stay again

Nice place

Overall this was a good rental. The dryer wasn't great, the washer took some figuring out, the mattresses weren't anything to write home about, and there are zero oven mitts. But we loved the location and amenities. The management company wasn't amazing to work with but we didn't have any major issues. We were given the wrong code for the beach access gate but luckily another guest shared it with us. I never received a call back when I called the emergency line. I would stay here again!

Rating Details: The property manager was adequately helpful. The vacation rental was clean. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The rental was clean but had a few problems. There was condensation leaking out of the vent in the kitchen and in the living room. The painted countertops were peeling, bars on the towel racks were loose, unpainted repaired drywall, filthy air returns in bathrooms, no stopper for the tub, inadequate lighting in bedrooms, dirty trim paint especially around front door, decorative metal sheeting on ceilings in bathrooms and kitchen which I hope was not hiding anything (such as mold or condensation), no closet doors in king bedroom, blinds in both bedrooms were not room darkening with no curtains so bedrooms were very bright all night, the king bed mattress was extremely sunken in the center, the shower curtain rods were extremely rusty.

This condo was enjoyable in spite of a few hiccups during our stay. The condo was easy to care for in spite of some odd DIY attempts. The Kitchen counters are painted ?? and are full of scratches and nicks which I was always trying to wipe off because it looked like crumbs. I ended up buying several place mats to cover some of the worst spots. Emerald coast was great taking care of things like setting up the TV for Direct TV, helping out with a washing machine problem (owners ended up buying a new one! A problem with the plumbing in one of the bathtubs wasn't addressed because parts needed to be ordered which would take some time. The kitchen was well stocked with kitchen supplies. Furnishings very nice and we loved the Luxury vinyl floor which was easy to sweep up and keep clean. Eighth floor view is beautiful and elevators worked great and always available!

Misleading description and pictures

The pictures and description of this property are misleading at best. It looks like someone did a bad DIY renovation and hasn’t bothered to maintain the property for a very long time. There are nails and rope hanging down from the low ceiling due to a poorly executed decorative “trim” falling down. There are literally no lights in the bedrooms, only lamps that don’t work and loose outlets. There are holes in the walls and unfinished patch jobs, handles are hanging off vanities and dressers are unstable. It’s more than an aesthetic issue, it’s a safety issue. On top of all that, the unit was very dirty and grimy and not in a one or two missed cleans type of way. The air vents haven’t been cleaned for a long time, evident from the long trails of dust extending across the ceiling. That’s not great for anyone with allergies, like me and my son. I wish I could post the pics I took during our stay so everyone could see the true state of this condo. It’s bad enough that it should be taken off the market until comprehensive maintenance and cleaning is completed. We paid way too much for a place in this type of condition. I contacted the property management company several times, starting at check in, and never received a reply.

What can I say? The place was run down. The beds were terrible and the springs were broken in the sofa. We only had one kitchen towel. In the bed side table there was a tube of KY jell, not ours. One bathtub had sand in the tub and there were contacts on the floor and rubber bands. The only positive thing was the view. I won’t stay here again.

We love Edgewater! We plan to stay there again, just not in this unit. The master bedroom mattress was terrible. We read a review from last year stating the same problem, but we thought it would have been replace by now. It was not! Otherwise this was a great vacation.

The check in was easy and communication from property manager was good. The condo was clean but beds were not comfortable at all. The chairs in the living room were not comfortable and only one lamp had a light bulb in the living room. The view was great and beach and pool access were easy. living area.
