A typical 40-square-meter studio apartment in the historic centre of Rapolano Terme. Located on the ground floor of a building WITHOUT an lift (access via stairs), perfect for two people.

The property is centrally located (in a restricted traffic zone, ZTL), overlooks the village, and is a 13-minute walk from the splendid Terme Antica Querciolaia, nestled in the charming landscape of the Crete Senesi and the Chianti hills.



The apartment consists of a living area, kitchen, and bathroom.



The approximately 40-square-meter apartment is located on the ground floor of a building WITHOUT an lift. There are stairs (7 steps) and steps inside the apartment; please exercise EXTRA caution. For this reason, children are NOT permitted.



The interior layout is as follows:

- LIVING AREA with a double sofa bed, 24-inch TV, closet, dining table with chairs, desk with chair,

- KITCHEN with gas stove, electric oven, refrigerator with freezer, moka pot, electric kettle, various kitchen utensils, and wine glasses;

- BATHROOM with shower stall, bidet, and toilet.



ADDITIONAL AMENITIES AVAILABLE TO GUESTS: Unlimited Wi-Fi, independent heating, hair dryer, iron and ironing board, clothesline, coat rack, fan.

Seven days before arrival, you will receive instructions on how to register your documents via our Guest Portal and pay the tourist tax to the municipality of Rapolano Terme, which is €1.50 per night per person.

We need this procedure to verify your information and documents and to send the details to the Alloggiati Web police service, which is the Italian system for registering guests staying in Italy.

. Turning the air conditioning and heating on and off must comply with current Italian regulations (Presidential Decree No. 74 of April 16, 2013, and Ministerial Decree No. 383 of 6.10.2022).

Summer: The average air temperature must not fall below 26°C for all types of buildings.

Winter: The weighted average air temperature must not exceed 19°C. The period during which the system may be operated and the daily operating duration depend on the climate zone defined by the regulations.

Siena Climate Zone D: 11 hours per day from November 8 to April 7.



For in-person check-ins between 9:00 PM and 11:00 PM, a surcharge of EUR 20.00 will apply, payable in cash upon arrival.

After 11:00 PM, ONLY self-check-in will be available. Further information will be provided after booking.

In just a few minutes on foot, you can reach the centre of Rapolano Terme, a spa town with two facilities: the Terme San Giovanni, nestled in the Sienese hills, and the Terme Antica Querciolaia, near the town centre.

Rapolano Terme, located in the heart of the Tuscan countryside, is an excellent base for exploring the Crete Senesi, Val d’Orcia, and Chianti regions.

We recommend visiting the Parco Dell’Acqua and the Museo dell’Antica Grancia e dell’Olio.
