In the heart of Rome, a few steps from the Spanish Steps and Via del Corso, this cosy apartment hosts up to 4 guests. A double bedroom, a living room with a sofa bed and a full bathroom make it ideal for couples, families or small groups. The home offers air conditioning, a fully equipped kitchen, washing machine and Wi-Fi, in a very central yet quiet location. The neighbourhood blends city life and authentic atmosphere, with restaurants, cafés and boutiques nearby. Self check-in available.



The Space:

The apartment comfortably hosts up to 4 guests. It has one bedroom with a queen bed and a living room with a sofa bed, plus a full bathroom. The spaces are functionally arranged, with a welcoming living area and a fully equipped kitchen. The kitchen includes oven, microwave, dishwasher, fridge with freezer, kettle, coffee machine, stove, dishes and wine glasses. Air conditioning, heating, washing machine, iron, hairdryer, TV, Wi-Fi and a workspace complete the home. A travel cot is available on request.



Beds are prepared for the number of booked guests; different configurations must be requested in advance. We provide one towel set per person (body towel + face towel); replacement towels are available after 3 nights of stay.



Guest Access:

Guests have exclusive access to the entire apartment. Check-in is self-service via access code, available 24/7. Check-in instructions, including the access code, are sent on the day of check-in, once the apartment is ready and the conditions are met: online form completed with full and correct data and documents uploaded; city tax paid. Early check-in must be requested by 18:00 the day before; if approved, instructions are sent on the morning of the check-in day after 9:00, provided the conditions are met. Confirmation is subject to availability.



The Neighborhood:

Via dell'Arancio is in one of the most central and characteristic areas of Rome, in the Campo Marzio rione, a few minutes' walk from the Spanish Steps, Via del Corso and the Ara Pacis. The neighbourhood offers an ideal balance between tranquillity and lively city life, with a wide choice of restaurants, wine bars, cafés and boutiques nearby. It is a perfect base for exploring Rome's historic centre on foot.



Getting Around:

Thanks to the central location, most of the main attractions are within walking distance. Nearby you'll find bus stops with convenient connections to other parts of the city. The nearest metro station is Spagna (Line A), a short walk away, handy for getting around Rome quickly. The apartment is within a restricted traffic zone (ZTL).



From Fiumicino airport: take the Leonardo Express train to Termini, then metro or taxi; alternatively a shuttle or taxi. From Ciampino airport: shuttle to Termini or taxi.



Other Things to Note:

Early check-in and late check-out are not guaranteed by default. If needed, they must be requested by 18:00 the day before; confirmation is subject to availability.

Cleaning: For stays of at least 10 nights, one free cleaning on request after the first 5 nights. Extra cleanings available for a fee (same rate applied at booking).

Luggage storage: Available before check-in or after check-out at our office at Via della Madonna dei Monti 24, from 9:00 AM to 5:30 PM. Free service, availability to be confirmed in advance by contacting us.

It is possible to request in-person check-in instead of the self check-in, to be communicated at least 24 hours in advance. A surcharge applies based on the arrival time: € 15 from 18:00 to 21:00, € 25 after 21:00, € 50 after 24:00, € 100 after 2:00.

Beds: by default prepared for the minimum number needed for the booked guests. Different configurations must be requested in advance.

Towels: one set per booked guest (body towel + face towel). Replacement towels available after 3 nights of stay.

Off-platform contact: When contacting us via WhatsApp, phone or email, always include the name of the apartment and the check-in date.

Languages: We communicate in Italian, English, Spanish and French.
