Small but clean rooms. Kettle and ceramic cups/saucers. Convenient to shopping and river. Marj was extremely helpful and friendly; gave clear instructions on entrances and elevator operation. An excellent value for the price!

Good guest house for the price
The hotel was just a 10 min walk to the Vatican and has a supermarket and restaurants nearby. We liked the daily room cleaning and the high ceilings in this historic building. Note though that this is not a hotel... There is no bar or restaurant and check in options are limited as there is not a 24 hour reception (we used a self check in option using a key safe). For the price, would recommend.

Location is good 10 minute walk to Vatican Rooms size is good. Beds must be replace not comfortable. Bathroom are good also. Elevator is tiny. Please replace bed mattress is uncomfortable. AC worked Great. Convince store is 2 minutes away.

We booked this at the very last minute after being let down by the apartment we'd originally booked. Check in was stress free. Nestle, who seemed to be receptionist/ manager/ cleaner etc was lovely and made us feel very welcome. This apartment was amazing value for money. Yes, it's a little tired and has the potential to be truly stunning, but it had everything we could hope for. It's in an excellent location, ten minutes from the Vatican, 20 mins from Trevi Fountain etc. It's in a fabulous area, lots of bars, restaurants, shops and a supermarket right on your doorstep. Lovely authentic pizza restaurant downstairs. I'd have no hesitation in recommending this apartment for a trip to Rome, and would return in a heartbeat.

Pros Proximity to Vatican City Nice sized bedrooms (small stand up shower/bathroom) Cons Not a hotel, so no 24 hr concierge service. Receptionist is slow to respond - you are SOL if you have an issue after hours (we did with the huge old fashioned keys but had no help). Owner is also slow to respond - at check in A/C was not working and in over 30 degrees weather it was uncomfortably hot. Owner claimed to try and fix it, but didn't and had no A/C the ENTIRE stay (3 nights). Owner offered to compensate us for the inconvenience but we still have not received the same.

Pros Proximity to the Vatican Nice sized bedrooms (very small stand up shower/bathroom) Cons Upon check-in (family with 3 young boys) we were told the two bedroom suite we had booked, the air-conditioning had broken down in one bedroom. We were there from Sunday until Wednesday (3 nights). With temperatures over 30 degrees, it was uncomfortably hot. We were also told to turn the A/C off completely as it would trip the circuit and shut off everyone's A/C. The owner apologized for this "inconvenience" and offered to compensate us and Nestle the employee took our banking information and yet to this date, we have received nothing. Its not clear on this facility website that this is not a hotel, rather a guest house and so no concierge service. Only a receptionist during business hours. The receptionist is slow to respond. For issues after she leaves the building, you are left at the mercy of her to reply to your text message. We struggled with the key after she left and we didn't hear from her until much later. The outside of the building is an apartment building and the receptionist is not always there (at initial check in) to buzz you in. So good luck, as we were dropped off but no one answered our buzzing so that left us walking up and down the street with our luggage (as Google has two locations for this facility!!). Not enough garbage bins, but rather a tiny one in the small bathroom.

Disappointing room but great location and staff!
I hate to be negative as the staff were lovely but the room needs some tlc. The room looked nothing like the pictures and bed definitely needed replacing! The location was great though and we walked to most places of interest.

Primarily , liked that you could check in at 11:00am. A big plus, since arrived after disembarking from our cruise at 8:00am. Nestle our receptionist/housekeeper was most accommodating. Had the two bedroom suite with additional single bed. Shared a bathroom, but not a problem. Perfect for family or couples. Clean, great central location. Would definitely consider in the future and refer the friends and family. Thanks for the great hospitality.

A huge disappointment
Beware. There is only one "suite" here. Plus 5 rooms. Our small double room (16 sq m) had one small wardrobe, four small drawers, a shelf (no desk or dressing table) and a shower cubicle that was incredibly tiny. No shelf space in the bathroom. Only one chair. TV in Italian only. We checked out after one night feeling completely conned by the photos and description. But if you are a size 8 Italian speaking tourist travelling very light who does not mind paying suite prices for a small double room, you will probably love it.

Not recommended. Look elsewhere.
Dont stay there. Deluxe Room??. Shower and bathroom very very small. It was damp ALL the time and shower screen would not seal. We could hear ALL the nearby guests activities..... I asked for a pot to boil and egg on the cook top in our room only to be told a day later "we dont do pots". Highly priced for a run down facility.

PERFECT LOCATION FOR A TOUR OF CATHOLIC ROME
For a tour of Rome this is the perfect spot to stay in! Shops, restaurants, and majority of the tourist spots are walking distance, we ended up not using our hop on-hop off bus tickets (faster to get to places walking!). Nestle (staff) was very warm & welcoming and gave us excellent recommendations and always happy to help. Excellent asian/filipino cuisine just across the street as well, for when you get tired of pizza & pasta. Rooms were very comfortable and spacious for the 4 of us (we stayed in a family suite with 2 rooms with double beds & tvs, and an ensuite shower. Highly recommended!

We had a great time here and the host was friendly and very helpful. The lcation was quiet but close enough to the vatican and city storico. The metro was close by. The room was spacious and comfortable. Very romantico.

Lovely hotel
The hotel is in a beautiful building in a great, quiet neighborhood, very close to both the metro and the Vatican. The hostess was very kind and helpful, and gave us the choice between two gorgeous rooms. She gave us a map and suggestions for good restaurants, and told us to contact her anytime. During our stay, the light in the bathroom blew out, and we emailed her about it. She changed the light within minutes. Other than that, everything was in excellent condition and very clean. Overall, it was a delightful visit.

Delightful Accommodation!
This B & B is located in a beautiful, old building, full of character and charm. Madelina, our hostess, welcomed us warmly and gave us a map and directions to wonderful local restaurants and tourist attractions. She was abundantly available by phone or email to help us and answer all questions. WiFii was available in our room. The room was more spacious than the hotels that we have stayed in when traveling to other cities, with large windows that opened onto the street below, a jetted tub, and a lovely Fresco on the ceiling. The area was quiet and convenient to restaurants. It is within walking distance to the Vatican and the sites along the river in the Vatican area. It was also close to a Metro station which we did not use. We oriented ourselves to the city, using the Hop On and Off bus line for 48 hours and then enjoyed lots of walking. In three days, we were able to take in all the major sites. Breakfast is provided at one of two bakery/coffee shops around the corner and we loved our Italian-style breakfast of croissants, juice and coffee each morning. This B&B is a gem and highly recommended! We thoroughly enjoyed the city and our Hostess and accommodations and hope we can return in the future.

Comfortable, convenient and welcoming small hotel
Lovely small hotel on the third floor of a larger building -- convenient to the Vatican and other sights, but still felt like a non-touristic and quiet neighbourhood. Matilena was wonderfully helpful and welcoming as a hostess, with good advice on restaurants. Will definitely return!

Great place in Rome
Matilena is so friendly. She had already made comments about restaurants in Rome we might visit before our arrival. We arrived early and she was very flexible. Room and bathroom are very clean, spacious, and homey. Very close to the metro. 5-10 min walk from Vatican. Many restaurants and cafes nearby. I could not recommend more

GREAT VATICAN LOCATION
I f the Vatican is your main focus than this "hotel" is perfect for you . Its only a 10 minute walk to St Peters. Its not really a hotel but a nice Bed and Breakfast. Although breakfast is vouchers at two very good local cafes. The Rooms are in a building that is well taken care of and in that building are several other businesses and another B&B --so its not a stand alone hotel. It is located on the 3rd floor of a 6 floor building . The lift is small but works well The owner was very helpful and provided us with a great deal of information on local restaurants etc. Rooms are large but there is a downside It needs some serious updating on some basic items . The linens and pillows were well worn, substandard and bedspreads were torn and need to be updated . The bathroom was small.and needs some work . Toilet was constantly running and they need to be aware that a 3 day stay requires more than one small piece of soap - No in room fridge and very limited space to store clothing --so unpacking is not practical. Neighborhood is good and we had no issues walking around at night.

Dear Guests, first of all I would like to thank you for the review. Feedback are always very welcome in order to be able to maintain a good standard and improve our services, but it is always very important to be informed on time if guests need further assistance, so that we can try to make their stay a very special experience by keeping the best memory. Although our bed linen and bedspreads are constantly updated and managed by an external laundry, our staff is due to check everything daily, change towels and replace toilet items, take care of every detail, so I'm sorry to know just too late that, on your opinion, things needed to be different during your stay. Concerning rooms and bathrooms, we focus on hygiene and comfort, as our first aim always is guests satisfaction: toilets are working properly and every room is furnished in order to have enough space left for any kind of luggage. Mini fridge is also available in every room, it has just to be plugged in... The historical building where we are located has in fact a nice lift which can transport 4 people, an exception considering the rest of the ancient buildings situated in this central neighborhood. In any case we appreciate you took some precious time to write your review and we hope to hear from you again, if you plan to visit Rome in the future. Thank you so much for your kind attention. NICHT EMPFEHLENSWERT!!! Die Rezeption existiert nicht, obwohl in der Anzeige steht 24h anwesend! Wir mussten erst mal einen Ausweis über WhatsApp senden an irgendeine Nummer, damit wir in die Unterkunft kommen, keiner weiß an wem die Nachricht ging und was damit passiert. Weiter steht in der Anzeige Doppelgeräusch Schutz , was absolut nicht stimmt! Wir konnten die Gespräche von Zimmer gegenüber mithören und diese hatten dazu auch noch immer wieder die Tür offen gelassen! Es gab kein warmes Wasser nur Lauwarm! Der Boden im Zimmer war kaputt so das man nur mit Schuhen laufen konnte!! Parkplätze gibt es definitiv nicht, es sei denn sie zahlen 25€ für ein Parkhaus! Die Parkplätze auf der Straße sind verständlicher weiße von den Bewohnern und Restaurant Besuchern in der Umgebung besetzt. Es ist wie eine absteige für Escorts aber nichts für normale Familien oder Paare.
