The room was a non smoking room and smelled of cigarettes, the mattress was uncomfortable, but the location was conveniently located a ten minute walk from the Termini. Although everything was technically clean, there was an unhominess to he place and tons of trash and litter outside the hotel on the street. Very difficult to locate the actual residence since it is technically under the name Hotel Enrica.

Rome urban hiking
I stayed in Rome for 2.5 weeks, visiting, walking, savoring italian food and wine. This hotel was close to the bus and metro terminal and gave me easy access to wherever I wanted to go. Nice staff, clean, quiet and good breakfast.

Good value in Rome
Room was clean and the coffee and croissant made a good start to the day. A little rough at night in the area but no problems. The name on the reservation diid not match the Eric Hotel sign but just ring the buzzer on the front gate. No wiffi in the room with a daily explanation of why and hoping for repair today.

Cozy room
We requested shuttle service because I read the location was confusing and because our air plane arrived late. It helped a lot. The hotel sign didn't clearly state the hotels name, but everything else made up for that. The location felt safe, it was central, and there are plenty of restaurants near by. The restrooms were small, but that is normal for older European style rooms. Beds were cozy, and rooms had a view to the courtyard

Very friendly staff, quick check-in process, excellent value, very secure building, 4-minute walk to the B line Metro station, free continental breakfast, complimentary baggage storage after check out, elevators, small refrigerator in room, hair dryer, shampoo, extra blanket, housekeeping, extra towels provided, TV in room. It was very confusing to find the hotel because the sign did not say Palma Residence - it had another name because it's a group of small hotels located in one large building on the corner.

The hotel was nice and a good situation.
Our experience was really nice cause the hotel is near to Termini Station that it is a central place of Rome. On the one hand the place and the room were clean, comfortable and safe. And on the other hand we have only one complain, it is that the heating let a lot of desire.

Difficult to find as its not named outside building full of other buildings. Road outside dangerous to cross. It was cramped noisy breakfast was 2 tables at check in desk. Photos are misleading. Not a hotel. Hostel at most.

Terrible!!!
Terrible staff unable to provide any assistance whatsoever. They wouldn't even care to call a cab for me to get to train station and had to drag my luggage about a mile under the pouring rain at 3 a.m. Breakfast was also terrible. I truly believe I am entitled to a refund and antes apology.

More a cheap hostel than a hotel- not recommend
Rooms in separate buildings shared with rented accommodation, Our room on 4th floor in Block B with primitive lift we (and others) did not trust. Hotel more like a poor hostel, with a tiny reception in another block (Block A) on 1st floor which also acts as the area to have breakfast (2 plastic tables and 4 chairs for all guests). Stated full breakfast but consisted of 1 coffee and 1 pastry! Room was very basic and tired, no coffee / tea facilities (not even a kettle or cups). Needed to have 4 keys for: gate to communal blocks, block, access to 4th floor area and for actual room - very annoying as all looked the same and not marked. No staff available for assistance (reception desk in another building) and no telephone to communicate with them in the room (although regency contact details given in room)!! Poor v. small open lift we (and others didn't use / trust) so 4 flights of stairs each time to / from room. Hotel (really better decried as a hostel) in area behind the station, away from the main areas and other tourists / hotels, restaurants, cafes etc. and any transport links (including taxis). Area around the hotel was dirty and felt unsafe (although we didn't have any bad experience) best described as it felt like the back of Waterloo in London. A good 30 + mins walk to any of the main sites and generally cost around 15 euros taxi ride back to hotel of evening. Would not recommend this hotel to anyone.

It was very comfortable. Friendly staff, spoke English, nice breakfast. Room was basic but had a good TV, wifi it was clean. No complaints.

Cheap: you get what you pay for
Its a simple hotel close to Termini but you get what you pay for. Rooms are very small, AC doesn't work, breakfast is terrible with a simple croissant. The only thing that's good about the place is the garden and the guy at the reception who tries to help with problems but there isn't much he can do.

Feel over treated
I was confused when I was booking this hotel after reading other comments and reviews but I feel over treated according to other reviews. It was a great stay, the hotel got all main facilities we need also the hotel was very clean and tidy, and the price is cheap as it is literly 4 minutes walk from Roma Termini (The main train station). I will definetly love to book this hotel for this price.

Wifi wasnt 2 days. I wasted money for this hotel.
The name of hotel is different. Wifi was close for two days.very noise place. Photos view are fake. I selected to pay in hotel but they taken my money from my card.

Staff are very friendly and attentive. Hotel very difficult to locate. It hides within another hotel building. Front rooms are very noisy due to the constant passing traffic. Impossible to sleep with windows open and totally airless closed. Small antiquated lift, not for the faint hearted and an extremely noisy operation. Doors everywhere are slammed constantly due to the their design. Could not recommend this hotel for any sort of quality rest but within strolling distance to Rome Termini which is sadly its only redeeming qualities

For the price it's a great find however....
I read some negative reviews about Palmer Residence however I'm pleased to say they were inaccurate in our opinion. My expectations were low as to what I had read however I was pleasantly suprised. All the staff were helpful, happy and pleasant. The rooms were clean with bathrooms in the same room (as opposed to other reviews) they had clean towels and a hair dryer. The rooms had climate control conditioners, a fridge and although the bed was two singles pushed together they were comfortable. Breakfast is held in reception and consists of a pastry, coffee and juice. The Signage is the biggest mystery, we were staying at 25 Viale Castro Pretorio which is actually signed as Hotel Enrica! Even the intercom is labeled as such. It's only on entering the reception in building C that you see Palmer residents signage. However for the price I'd recommend it. it feels and is an authentic Italian residence that's five minutes from the train station.

Disappointing hotel
Room was nothing like advertised on the web. The 'double bed' was simply 2 single beds pushed together. Breakfast was at a small cafe 3 streets away and consisted only of a single pastry, a very small fruit juice ~ 125 ml, and a coffee, anything more was additional charge. No laundry facilities, we needed to use a laundrette a couple of streets away. No electrical adaptors available. No ironing facilities in hotel. TV was around the size on my PC monitor. Internet and TV signals intermittent. Late check out [noon] incurred 25% day rate charge. Bar was a couple of shelves and a refridgerator at reception, one 4 seater sofa. Wardrobe and drawer storage were inadequate. Safe was so small a sheet of A4 paper needed to be folded to fit.

Hotel has 3 locations that it owns, so make sure you find out before arriving at location which one you are staying at, the one we had the address to was not the one we ended up staying at, the one we stayed at was 4-5 blocks away, staff were friendly enough, rooms were clean, Hotel was secured, not a bad place to stay. nothing spectacular about the rooms or hotel. but we were not in the hotel very much anyway except to sleep.

The reason for the overall bad rating it’s because of the breakfast was not included and there is not laundry service or laundry facilities as these services are indicated in Hotel.com. I think the overall experience was good but I feel cheated because the breakfast and the laundry services are indicated and I did not received those. The staff indicated me where a close laundry facility was located, it is two blocks from the hotel but you have to pay and you have to adapt to the opening hours of the laundry. The Hotel was pretty decent, the overall installation and my room as well. The Hotel and my room were cleaned during my stay, my room was cleaned daily. The location of the hotel is great, very close to Castro Pretorio in the line B and in a walking distance to Termini station. The only problem with the location is find the hotel; there is the name of another hotel at the indicated street number, you should go to the intercom and push the button for Palma residence, I walked two times around the block before to realize it. Some complains about the staff in the night shift. The security box was locked when I arrived and at trying to open it, the alarm beeped, he only stopped the sound but told me that I broke something and he could not fixed it; he may get angry because I interrupted a personal calling at reporting the issue. The same guy asked us to keep silence in a rudely way when we went out of our room at 7am, he may get angry because we accidentally wake up him.

The budget stay in Rome
The room is small and old. There is no wifi in the room, you have to go the lobby to use it. The air-conditioner didn't work out the first night. However, the location is quite near to the Roma termini station. And the breakfast provided is nice ( The coffee is nice)!

This hotel did not look like much from the outside but the room was newly done up. Was very close to the central train and bus lines and to the sightseeing bus stop which was excellent way to get around. Only negative was had to go down to reception for wifi!

Adequate room, however small, balcony not useable (air conditioning units) on balcony. Need four keys to get into residence and room. No blankets, sheet only. Perfect for Backpackers
We just came back from an adventurous trip in Italy. We could not book ahead since we were being adventurous on our stops. So I would book our hotel the day before arriving to our stop. Trip Advisor and Hotels.com were my best friends. We tried to stay not only on budget but also to make sure that the hotels were close to the train station. We found this place in walking distance from train station. When we arrived we were so thankful of how close it was because you WILL walk a lot in Rome. Downfall is that other important things to see are far away. Big plus is that the staff is nice, especially for Rome standards since everyone else is rude. Breakfast included means just a little pastry but if you are trying to save money this is a nice enough place. The hotel is not over the top plushy or 5 star but it is fine if you are not delicate about those things. We stayed in worst hotels for a lot more money than this place was.

Located near Rome Termini ( train station), good location for us. Even though the building is like most in the area it had been modernised inside. Unfortunately the workmen start early, 8.00am and were very noisy. Also three keys were needed for access. We walked to the Pantheon from the Hotel, a good walk.

For the lowest price that we could find in Rome we thought we could give it a shot. Like the saying goes you get what you pay for. Basic room, basic amenities with some things that really annoyed me and my girlfriend that the hotel should change. Wifi service is no good after the 3rd floor, very inconvenient after thinking we would have access. We had to share a restroom. No where in the description did it say that we had to share a restroom, and were surprised by it but had to live with it. The fan in the room did not work, so another inconvenience. A tv is in the room as well, but no remote was included. Our second day, we think a maid brought in a tv remote, but alas it didn't work either, must not have belonged to that tv. It was cheap, the hotel staff was very friendly and some knew English, but some of these negatives just outweigh the positive.
