Great stay at the property, everything we needed for one night.
It was very clean and very quiet.
Also, I cannot explain how good the breakfast is, you tick everything youd like and arrange a time and they bring it to your room. Fantastic!
Great location to explore Rome, walking distance to everything or the Metro is on your doorstep. I would genuinely stay again!!

The property is very outdated, the beds are not comfy at all, the pillows are filthy, smelly and dirty only covered by washed linens, the bedroom is way to small for a family of 4, the shower head doesn’t work properly the water pressure is too weak. The breakfast is below average comes in trays and you have no where to eat it. Not worth the money.

Loved the free breakfast and the area is very walkable. Staff was very nice, but the shower is very small the entry to it wouldn’t be friendly to plus size people just so you know before booking. The AC was great and it had an elevator so if you need that for luggage that’s good. Bed was kinda hard but that’s typical for European beds.
Beautiful hotel, great location. Walking distance to Trevi fountain and Colosseum. Mr. Rajesh was very friendly. He helped us with trip planning and gave useful tips.
Great location; close to the Hop-on/Hop-off bus stop, several dining options, safe. Large breakfast included. We stayed only 1 night before heading to Tuscany and it made for a great stop-over hotel.
Absolutely atrocious experience. Arrived to an empty building with no staffing. Spent HOURS calling, emailing, messaging, sending messages through Expedia and no response. Finally a man showed up and when we expressed our frustration he told us it was our own fault we were early. 😨 We explained our train times changed and his response was “why didn’t you call?” I then showed him my phone log showing 40 missed calls where we attempted.
Then he proceeds to advise the “hotel” is having electrical issues and the room I booked (and paid for) was unavailable and that we’d have to spend the night in a tiny room the size of a closet for the first night.
But at least we get free breakfast the next morning right? Nope. We filled out the breakfast form and put it on the door. Next morning we waited an hour and no breakfast. When I finally asked they told us “you should have filled out the breakfast slip. To which we advised… we did…
Moments later the room we were SUPPOSED to be in, we saw a couple leaving/checking out. We asked the unhelpful man working why they were in our room when we he told us it had electrical issues. To which he denied telling us that.
After the couple checked out he let us check in to that room. The air conditioning did not work and when we inquired he advised it was because the hotel was having electrical issues (after he had literally denied telling us that)
The ONLY nice person working at this hell-hole was the nice Italian lady who cleans
We got there early, before check in, but they stored our luggage and put it in our room when it was ready. The staff was very friendly and accommodating and provided a map with directions and suggestions on how to spend our time while waiting. It's in a central location next to Piazza Barberini, near shopping, dining and within walking distance of the Trevi Fountain and the Pantheon, among other things. The stop for the tour buses is literally around the corner.
Breakfast was generous and delicious! They serve it directly to you in the morning at a time you designate. Love the cappucinno.
I recommend staying there and wouldn't hesitate to stay there again on my next visit!
The staff here is so friendly and great! It’s also a really great spot, walking distance to the trevi fountain and the Trajan forum. Good restaurants nearby. The beds were very hard and the pillows flat, but I have found that to be the case with all Italy hotels. And as a plus size woman, the shower is tiiiny. But I was able to make it work! Overall, I would stay here again!
the property is very local and within walking distances to all key attractions very good Metro link but not needed. staff friendly and helpful - opted for hotel transport to /from FCO airport at 50 euros for convenience

Awful. Just awful.
The hotel is down an alley and you pass at least 2 homeless people who live in that alley. It's hard to find the hotel itself. Make sure you contact the property and let them know exactly when you will be there or else you won't be able to get in. There's a number lock to the door.
The man who greeted me was very rude and had little patience. You figure someone dealing with people from other countries would be more understanding of this.
You can smell STRONG smoke coming through the door of your room even though it's supposed to be non-smoking.
There is NO soundproofing. You will hear every time anyone laughs, coughs, breathes, yells, etc. In any of the rooms or hallway. Oh and the number lock that lets you in? It sets off a loud buzzing and unlocking sound that you will hear at random times through the day and night.
The rooms are super tiny. Barely bigger than a prison cell. The bathroom is so small that the shower door bangs into the sink when you open it.
The worst part for me was I specifically booked this place because it said it has laundry facilities. I turned down a much nicer AirBnB because of this. I got there and was told they don't have any. The closest one was a 5 minute walk and cost a lot to do a "medium" load. So get ready to walk your dirty clothes around Rome. I purposefully didn't bring a lot as I was counting on the laundry.
I'm sure there is more but you get the point.

Perfect location, close to everything except Vatican is on the other side of the river, it’s €11 taxi ride. Through our entire 5 day stay, we didn’t use public transit once, you walk to everywhere in 20min.
The location of this hotel is perfect. It is on a side street right off of Barberini Plaza. It’s on the Metro A line and many bus routes. The rooms are clean, quiet and comfortable. The breakfast is excellent.

A fantastic stay. Hosts couldn’t have been more helpful. Breakfast was good and rooms were clean and tidy. Definitely recommend for a stay as location is so central to all attractions.
Super location, nice, well-kept room. It was very tight with four in the room and taking breakfast (sitting on the beds), but overall a great stay and everything is within walking distance.
Small but perfectly formed is I’d describe my room, clean with a comfortable bed, excellent en-suite, attentive front desk staff, more than adequate room service breakfast delivered on time! Very unassuming exterior with a bright and welcoming interior with 24 manned front desk. Just right for solo or couples intent on sightseeing all day and eating and drinking out who need a comfortable bed, a great en-suite all in central location. I’ll be back!
Loved this location! In the center of all the action. Metri station on the corner of the block, uber & public transportation all closeby.
Staff was very accomodating and informative.
Breakfast in your room every morning- pretty substantial.
If you are driving a rental car, be aware parking will be 40 euros per night at the closest parking garage (cash only). Hotel staff does not mange this for you.
Rooms are a bit outdated yet clean. For me it was all about the service and accomodating staff & location! Great all budget restaurants and shopping nearby.
The staff was very attentive and helpful; the property is within a walking distance from the central stay and many historical places. Great buy for the money.
Brilliant location, very close to Spanish Steps and Trevi Fountain. Kind helpful staff. The hotel is small, around 10 rooms, in an apartment building, which surprised me a bit, but it was clean, comfortable, safe etc, so no complaints at all.
Basic but comfortable accomodation. Breakfast served direct to your room. Close to metro station for easy access to all major sites. Walking distance to all attractions.
We thoroughly enjoyed our stay at this small, quiet hotel in a convenient location for visiting the Spanish Steps, Trevi Fountain, etc. Front desk staff were friendly and very helpful during the entire stay. Breakfast via room service, included, always arrived at the chosen time.

Central quaint & Quiet
Quaint,quiet & perfect location to walk to everything we wanted & price was good
Superb hotel with excellent staff. Ideal hotel location for covering all important tourist attractions in Rome with metro and bus facilities at the doorstep. Very clean and decent hotel and extremely helpful and knowledgeable staff with 24 hour reception facilities.
Good and ample breakfast served in the room on very timely basis. Would strongly recommend this hotel and amazing staff to all my family and friends. Will definitely stay at Residenza Domiziano during next visit to Rome.

Viki the receptionist had a warmed welcome during our check in and is very friendly throughout our stay. The hotel is clean and feels very homely. Very near to the train station at Piazza Barberini.

We were disappointed the room was small the bed was very uncomfortable and it felt more like a
bed and breakfast than a hotel. It was difficult to get luggage up the elevator was tiny.
Not a good experience for a first stay in Rome.
If you're looking for a safe, clean, quiet hotel without all the frills of a large lobby and common areas, this place is for you. It was located in a perfect spot to explore Rome. It lacks public amenities but if your goal is to have a good place to sleep at night after a long day of sightseeing, this is a great option.
We stayed there for 2 nites after the Mediterranean cruise. The location is super good which the Barberini metro station is just 2 mins away by feet. The hotel concierge, Vicki, gave us great tips on where to go for sightseeing, shopping and restaurants, so we hd a great time during our first visit in Rome.

Amazing
Amazing hotel in the centre of Rome. Next to lots of shops, restaurants and sights.. Trevi fountain is 5 minute walk.. Pantheon is a 10 minute walk and the colosseum and piazza Venezia is around 10 - 15 minutes but theres loads to see while walking. Staff are lovely, breakfast is delivered on time and there's a great choice available. Will definitely be going back to the Residenza Domiziano soon
So this hotel was something else. When I booked it, I thought I was booking a regular hotel. Well this is more of a residential apartment converted into a hotel.
At first sight, I thought I had made a mistake but decided to proceed. Well boy was I impressed. The owner, Frank and the staff, specifically Vikki were amazing. Talk about going out of your way to help you.
The location is close to everything. The rooms are comfortable and they bring your breakfast to you in the morning. If I go to rome again, I will definitely be staying there and the number 1 reason for that is their customer service and 2nd, the location.

Very nice residenza, ecxellent location,clean,nice staff atention.
Only the residenza don't have a nice entrance and cozy lobby but the rest is excellente.
I recomende a lot.
This place was great for our purposes! When we first arrived we had just a little trouble finding it, but that wasnt too bad and only took us a few minutes to figure out (the bell is on the exterior of the building facing the street...then, the lobby to check in is on the second floor).
After that, everything was great! The staff was more than helpful, they gave us directions (and repeated them several times for us until we were sure we got it). The location was convenient. The room was very clean and the bed very comfortable. We were 2 people and had plenty of space to open our luggage and hang our clothes etc. The breakfast delivered to our door each morning was such a nice way to wake up...not having to rush to the breakfast room and being able to just eat in bed...that was fantastic! The best part of this hotel was the staff...very nice people, family run business. We definitely go back!

A very short trip in Rome
Had a one night stay in this hotel. The place is small but clean and cosy. The staff was very friendly and helpful. Only complaint is the Wifi which was not working. I have to come out to the reception to access the internet. Overall great location to all sightseeing.
