    It includes a three‑seater sofa bed (160×190 mattress), a 40‑inch Smart TV, and a small desk with lamp and power outlet for working comfortably.

    FULLY EQUIPPED KITCHEN
    A pleasant, functional eat‑in kitchen—perfect for a slow breakfast or a quiet dinner at home.
    Equipped with: fridge with freezer, induction hob, electric oven, dishwasher, microwave, air fryer, Dolce Gusto espresso machine, toaster, kettle, pots, pans, utensils, dishes, electric citrus juicer, moka pot, and various accessories. Basic supplies provided: oil, vinegar, salt, sugar, pepper, coffee, and some spices.

    A cozy atmosphere with well‑organized spaces, including a 4‑door wardrobe with hangers and extra blankets.

    ** As required by the municipal laws of the City of Rome, a tourist tax of €5 per person per night is due, up to a maximum of 10 nights. Children under 10 years old are exempt. The tax is collected in cash at check‑in.
    In accordance with municipal law, ACCESS TO THE ACCOMMODATION IS POSSIBLE ONLY AFTER THE TOURIST TAX HAS BEEN PAID.

    CHECK OUT: by 11:00 AM.
    Please leave the apartment in good condition and let me know your departure time the day before, so I can coordinate the cleaning and prepare the apartment for the next guests.

    • ENTRY OF UNREGISTERED PERSONS IS STRICTLY FORBIDDEN − Art. 109 of the T.U.L.P.S. (Consolidated Public Security Act for hospitality establishments). Access to the accommodation is allowed only to registered guests listed in the reservation.

    SAFETY
    • ALWAYS LOCK DOORS, WINDOWS, AND SECURITY GRATES WHEN LEAVING HOUSE.
    • Keep the door key safe: if you prefer, you may store it in the outdoor lockbox.
    • Do not leave valuables unattended.

    WASTE
    • Follow separate waste collection according to the rules of the City of Rome.
    • Only toilet paper may be flushed down the toilet.

    DURING YOUR STAY
    Please,
    • Treat the property with care and keep the apartment clean and tidy
    • Do not move furniture or furnishings.
    • If you are travelling with children, you are responsible for their safety and for respecting the neighborhood.
    • In the garden, please respect the plants. Ball games are not allowed.
    • Do not wash the provided bed linen or towels to avoid damaging the fabrics.
    • Do not take linens or apartment items outside (beach towels available on request for a small extra fee).
    • Report any damage or malfunction as soon as possible.
