First is not the room of the picture and the property is in different address not the one said at the add. You have to share bathroom with other people hate that, the water at the shower didn’t drain was a mess terrible I will not recommend it at all .

Not a hotel but they bring you to a separate apartment. No wifi, no blanket (sheets, pillow and towels included), no daily cleaning, not vacuumed, no microwave, no hot water until evenings, and neighbours were smoking. Air conditioner and tv worked and close to metro and Vatican.

This by far has to be one of the worst hotels they check you in at a location 7 or 10 blocks away from where they actually put you The description of the rooms are all lies their filthy the shower curtain literally was cut in half horizontally the mattresses were disgusting and stained there was bugs and mold everywhere the keys did not work in the lock I do not recommend this hotel too anyone please be careful when booking it's a scam

DONT BOOK THIS PLACE !!!
First we arrive and there was nobody in the reception. We found a note with a new address and some keys. We went to the address and had to carry all the luggage 3 block away from the location. We got to the room and it was disgusting. The AC was not working, the towels had holes, the bathroom had fungus and there was white powder in the desk. I call the manage and he didn't answer. So we had to stay the night because it was already 12 midnight. We went to a meeting in the morning and after that I went to the reception and told them about the room. We tried to contact the property manager both the receptionist Federico and me and he didn't answer. I went and got another hotel cheaper then that one and much nicer 2 block from there and turn in the room to the receptionist telling them I want a refund for my room. They of course denied refund. Please dont book this place for your own peace of mind and health because its not sanatize and you wont get help from the owner.

Worst stay ever, would definitely not recommend it, let me start by saying I had to buy my own toilet paper, shower was super tiny 2x2 to be exact with door opening inwards that makes it almost impossible to go in, not to mention the broken shower head that sprinkles all over the shower and outside, AC didn’t work in one of the rooms and temperature outside was over 100 degrees. The carpet was dirty and was covered in plaster from the peeling walls. “No cleaning service due to covid” really? Still using that covid excuse. People were smoking in the rooms next to us that the doors were covered in black tar plus the smell was so strong we developed sore throats. Doors were very hard to put the keys in, we had to have some kind of skill to unlock the doors. We were a group of family of 12 and the put us 5 blocks away in a different building carrying our luggage through the crowd of people in 100 degrees temp. The guy just gave us a paper and basically said you’re on your own, didn’t even take the time to take us to the other building. They left no number or anything to contact them.

The room was very small for three people, but quite adequate for a short stay. A small fridge in the suite and a microwave in the corridor outside were the only amenities. Quiet, clean and secure, conveniently located and close to public transportation made it work well for us. We had a car, and surprisingly we were able to find free parking two blocks away next to a lovely bakery frequented by locals.

Nice location, shame about everything else
The hotel was in a good location being close to the Vatican , but was initially hard to find as there was no signage for it. Once inside we were greeted by a rather blunt receptionist who took us to the room. The room is extremely small and tight , the room was not like any of the photos and from the photos you are led to believe it's the company owns the whole building, but instead it's an old flat that has been converted to be a hotel. You had to walk sideways past the bed to get to the other side of the room and had to squeeze through the door to get into the bathroom, as the bathroom door hit the bed. Alot of the sockets didn't work and the bedside lamps didn't work, alot of the walls and skirting boards were falling apart. There was only enough hot water for one person , if you wanted a second shower you had to wait for the boiler to warm back up. On the last day we found 3 large cockroach-looking bugs in the room but there was nobody to report it to. Check out is at 10:30 , reception advised that you can leave your bags at the reception area until you need to collect them but the front door was left open at all times and the reception was often left unattended. I wish I had read the Google reviews before staying (I would recommend anyone to view them before staying). Unfortunately would not stay again as it put a cloud over the holiday.

First of, the hotel room was not in the hotel building. Had to walk 3 blocks to get to another building. I’ve never booked a hotel room we’re i had to walk 3 blocks in the rain with my bags. Unbelievable. The room was not big, no big deal for Rome, since the rooms are fairly small. But the bed was another thing. Literally, the bed was like a pyramid. In the middle it was pointed and the edges were so leaned, our faces were facing the frame bar. Not cool. Wi-Fi Inter net was not working. Texted the front desk person who stated that they would look into it but never did. Not cool. Shower water was somewhat hot, but after like 3 minutes the hotness would go away. We might of shared a water heater with 3 rooms. So if you didn’t get hot water, then you would be showering with cold water. Not cool when the temperature was in the low 50’s in April. TV channels were all in Italian. The only good thing I would say about this hotel was location. It’s close to the Vatican, Metro, taxi stands, food and Gelato stores. Overall, on a scale of 0-5, I rate this hotel room/company a solid 1.5. Please don’t waste your time and money. Look somewhere else. :(

This isn't a hotel rather an Airbnb type place with rooms to rent. Due to a "problem with the shower" we were allocated a room in another street. The quadruple room was ok with a fridge (was mostly clean but inches of dust on light fittings and behind TV) but the bathroom was mouldy and several fittings were damaged.

Very quaint place. If you like luxury this is definitely not the place for you. It’s very basic. We stayed for 6 nights and they didn’t come to do housekeeping even once. Also, the wifi works at the reception and they tell you that it works, in our case, the 4th floor, but it never did, even though I notified someone. It’s close to the Vatican and public transportation, as well as food options. The area also has a lot of garbage in the streets.

No service available. Had to leave dirty towels and trash outside our room. You help yourself with looking for trash bags. You have to let receptionist know the day before to ask for fresh towels. The location makes up for this. You can walk to St. Peter’s square and St. Angelo’s castle and the Vatican museums. Lots of good restaurants and mini marts around the block.

I am not sure where to start. This is not a hotel, this is more like one of those old buildings you see on old TV shows in New York City, you know where everyone is always complaining because nothing ever works? First off, look at the Google Street View of the location, there is no sign. It is more like an apartment someone owns in a building with a guy. So when you get there you are not sure you are there. Then somehow you have to get past a locked door. I finally figured this out and went up to the 3rd floor, probably better to expect to walk up the stairs. I got to the 3rd floor before the 2pm checkin and there as nobody there, the staff is only on duty very limited hours a day. As I was arriving late I was excited to pay for the 1st day because I thought that I would be able to checkin early, but no. No person around so I had to wait until 2pm to checkin even though I had paid for 1 full day I was unable to use. So the guy arrives, I get a Key for the room, the old, 100 year old looking key is difficult to use and I finally get into the room. It is Nothing like the pictures, this is a place to sleep for me and the bugs. Now lets ask why they exaggerate so much the "soundproofing" of the room. I was not in this room before the "soundproofing" was installed, only after and I can tell you they should fire the contractor who did the work. I could hear everything! No microwave, no usb charger, broken fridge, broken front door. wifi worked and it had a bed.

The pictures that are shown are not the same as what the property really is. The check in is at one place an the actual place is aprox. 5 min away… the linen was clean but so old, the pillow covers were ripped. The rooms smelled like humid and although there are no more COVID restrictions they didn’t come to clean the room. I do not recommend this place…

Good location BUT BEWARE…
We booked for 2nts in July 2022 and ended up with room 101 at the 45 Famagosta property. The second night we discovered BEDBUGS in 2 of the 3 beds—we received many bites, and could see the bugs. We barely slept the rest of the night. I told reception the next day when we were checking out along with messaging the owner but after a week still no response so I felt I should warn u here. Also our shower head was broken so had barely any water spray. It’s too bad the owner doesn’t seem to care about maintaining the condition of this property. Also note that the Famagosta property is about 600m away from the Via Catone property where the main reception is located. Only from there they will give u further directions to reach Famagosta (which was back in the direction we just came!) The location is very good though—10 min walk to the Vatican and close to the metro line and lots of restaurants & shopping nearby.

This property is INFESTED with bedbugs. The first night we discovered bedbugs. They moved us to another room, claiming the first they knew about it. The second room next night, same thing. Again complained. Staff were useless. Worst still, they sold that first room to a young family with three kids the next day. Wife has allergic reaction to bedbug bites. We want our money back. And when we get home, we’ll have to clean/debug our clothes and luggage. What a nightmare!!

Worst ever, faulsly advertised, hotel ever
I have used Hotel.com for years and have been very satisfied till now. This was the pits! The room was shabby and dirty, the amenities advertised were non existent, there was no service or cleaning, the towels were not changed in 6 days and you needed to be a contortionist to use the bathroom. The room was in a building a significant distance from the reception. When challenged regarding dissatisfaction, the manager became abusive and threatened us with eviction. Hotels.com attempted to mediate to no avail. The whole stay was overshadowed by the fear we would return to the room and discover our belongings had been removed. Do not stay at this property.

Mala experiencia.
Nuestra experiencia con el hotel fue bastante incómoda. Para comenzar cuando hice la reservación a través de la aplicación escogí cuarto con Balcon. Cuando llegamos a Roma conseguirlo no fue tan dificil, lo difícil fue que después que llegamos al 3er piso del edificio donde está la recepción que por cierto es un poco incómodo si tienes mucho equipaje, el recepcionista nos indica que nuestra habitación está localizada en otro edificio a 8 minutos caminando de alli. Sin ningún tipo de ayuda tuvimos que regresar a la avenida y empezar a caminar hacia otra dirección. O sea, mi decisión de elegir ese hotel era por la ubicación, pero nos enviaron a otra parte, que por cierto, no era una mala ubicación, quizá era mejor, pero eso no se lo dicen a uno aquí. A fin de cuentas, el cierto era muy pequeño, la cama incómoda y el balcón…. No valía la pena. En fin, la ubicación es muy buena, pero no es nada parecido a lo que espera.

This place, isn't a fancy hotel. Location is excellent, 6 minutes to St. Peter's Basilica, 10 to Museum of The Vatican, groceries, convenience stores, restaurants and shopping. Staff is way too helpful. Giovanni, the owner is available online for any inquire 24/7. Giovanni will do whatever he can for you to enjoy your trip with no worries.

What gets me the most is people do this for a business! now imagine you open a restaurant or coffeeshop and you dont offer water? or you dont offer napkins? imagine you walked into a coffeeshop or a restaurant and it was just 4 rooms and a wall? well this is what you get here! basically nothing!! I mean seriously, these guys are professional???? this is a professional business? because its certainly not someones home! this apartment is run down!! old pillows, old towels, old sheets, old beds! bare walls, bare everything! its not even a very comfortable place to sleep, which of course is what you end up just doing in a hotel anyways, but come on!!! for the price of 120 euros a night!!! you telling me, they cant reinvest into the property? now its not totally ghetto, dont get me wrong, but its not a 100 euro+ a night space, its more like 50, so if you can get it for a deal at around 50 or 60 then id say its ok, but still, I dont understand how people dont have pride in their businesses! and this shows in this property! there is ZERO, NOTHING italian about this property! in fact I think its run by indians! no offence to indians, Im just saying. you dont feel anything italian at all.. old fridge, broken toilet, yeah.. meh..

the truth ? the customer booked an annex and not via catone and, disappointed for this, he decided to leave the negative review. nothing specific and especially in several days of stay why did he not go to the reception to discuss? why didn't he call us?

The Hotel canceled my Expedia booking calming my credit-card did not work. We originally booked a 3 bedroom apartment but they changed that to 3 hotel rooms. When we arrived at the hotel they had managed to magically charge my card with a down payment, the same card they said did not work. In the end I did not get the Expedia points coming to me. The hotel had an excellent location near local restaurants and very close to the Vatican. The staff was helpful but came into our room one night while our children were asleep claiming they were looking for blankets. Overall a very disappointing experience, I think this hotel should be under review by Expedia.

the client agreed everything about the change: rooms with daily cleaning instead of apartment...he put money on its credit card only the day before !...we preauthorized it, as we do for all clients.So it 's absolutely not fair to claim now....We ( not him) should claim for waiting its correct credit card

I booked Deluxe Rooms imagining a romantic getaway for my wife and I as it was her birthday. With this information in mind they did nothing or suggested nothing to make her day special. The room was tiny. The facilities seem dated. Internet was sub-par. The only thing Deluxe about this place was the price to stay there. This was my third time in Rome and I've stayed in better places before- my advice is avoid this place if you're looking for comfort away from home.

I was a little confused after I booked the room, but everything turned out fine. You are not in a regular hotel, but in a room inside of an apartment building. We were pleased with our room and the service we received. We didn't expect luxury conditions and we are not fussy travelers, so I think that is why we enjoyed this change of pace. Our window looked out onto a busy little street and made you feel as if you actually lived there. The manager was very helpful in answering my e-mail questions in advance of our stay and during. Check in was also smooth. I would advise people to give it a try.

The rooms are located in a central area , you can walk to Vatican musiem, and there are nice restaurants around, and there is a nice vegetable and fruit market 3 minutes walk. Staff are very friendly, and helpful

Excellent location reasonable for the price.
I suggest you use google maps/photos to assist you finding the place. The hotel's main selling point for me was its location next to the Vatican as I was on a pilgrimage. Reasonably priced restaurants are situated close to the hotel.

Great location in the Prati neighborhood
Booked this room through an Expedia package (room & flight); traveled March, 2016. Having been to Europe previously, I knew what to expect regarding the size of the hotel rooms. This was right on par with that: small, but it got the job done. We stayed at the Via Catone 21 building, located on a quiet side street just a 5 minute walk from Vatican City and the Ottaviano train stop (on the A Line). Via Ottaviano is a great street in the Prati neighborhood, with many restaurants, coffee and gelato shops, and stores lining it and all the surrounding streets as well. You can stay in this area and find a new place to eat lunch or dinner for weeks! Check-in to the room was smooth, and the staff was friendly. This is definitely not a hotel, but an apartment building where "regular" families live. I really liked that aspect of this location, because I felt as if I was living life among the Roman people. Deluxe Rooms seems to have bought several apartment units in this vintage building and turned the apartments into private sleeping rooms with individual bathrooms. Our room, which accommodated three (queen and single beds), was small, but worked well for what we needed: a place to sleep and get refreshed before going out to explore Rome each day. If you want to spread out in your room, this is not the place for you. Bathroom had a shower stall and was absolutely great. No fancy frills, but everything was clean and met our needs. Absolutely would stay here again when in Rome.

Misleading Hotel advertisement
1. Beware of the misleading advertising done by this hotel. It may show that the location is in Via Catone 21 but that is just where the lobby is located so you will have to check in there yet your room might be located farther away. I was extremely displeased to even get a text confirmation use if this adress when my room was actually located at a location outside of Vatican City. Very unprofessional and misleading. 2. After working out the discrepancies with the actual location of my room. We then had another trmamatizing situation with our stay. We became locked into the hotel as the hallway to our room has a door that locks from the outside. The staff was very unapologetic, stating "yes we know it locks from the outside, but that's never happened". Well it happened and we were letting waiting for an hour for help to let us of the hotel to finally enjoy our stay in Rome. 3. Overall, spend the extra money and save yourself the headache of booking with Deluxe Rooms
