This place was perfect for 8-18 year olds and 2 moms. Close to beach and shopping. Got a golf cart to venture further but it’s so close that no need for golf cart. Will stay again.

Very impressed with this house! It had everything we needed and then some. Short walk to the beach but luckily this unit had a beach wagon that made it so much easier to tote our stuff! We would definitely stay there again.

Clockwork

From making reservation to opening the door upon arrival to closing the door upon checkout everything went like clockwork. The property well suited our family needs. It was clean, well appointed and was so convenient to the beach, coffee, ice cream and other small shops. We couldn’t have selected a better house or location and are looking forward to a return trip in 2023.

Perfect location

This was our second time to rent this property and we have been pleased both times. Perfect location with very short walk to uncrowded beach. Great food and shopping within walking distance also. Only real issue was the grill on back porch needs replaced. 2 of the 5 burners wouldn’t work and all the knobs are stripped out. We were able to still use it but it has served its purpose and should be replaced at this point. Other than that, this property was fantastic and we will be staying there again next year!

Needs Lots of TLC

Disappointed in rental. Pictures online look nice, but in person, rental had dirty carpet with lots of spots and furniture is also worn and showing spots. Location was very good, but overall, this rental has seen its best days and I would not rent it again without a major overhaul and deep, professional cleaning.

This rental is the Garden Spot!

Overall, I recommend this vacation rental. Reviewer Comments: Seven Palms' most appealing item by far is the location. You are just across 30A and up from the beach, about a 1/4 mile. To the north about 2 blocks is all the shopping, coffee shops, bar, restaurants, etc. Access at spooky lane is awesome and always had room on the beach for us. The unit came with an essential beach closet that had everything we needed to enjoy the ocean. The unit was on a private drive of only about 10 houses, most of which are also rentals. The unit was very big and had room for everyone. It had multiple private decks coming out of two of the bedrooms. The DIRECTV was great, and A/C worked like a champ. The grill worked great, and the ice maker in the refrigerator was essential. The beds were very comfortable, and there was plenty of towels, which was also essential. There was a couple of pests that we saw, and the back door sticks very bad, but outside of those items; I can't find anything that I would speak negatively about. Some of the carpet and other finishes will need updated at some point to keep this a must-have rental. Thanks for providing everything we needed to have a great vacation!! The Dauterives.

Short walk to beach. A little short a maintenance.

The property was just as described and only about a 5 minute walk to beach access entrance and shopping and dining. We walked most of the time which was nice. Overall the property was clean and well appointed with everything we needed. The grill worked good but the igniter did not work, so we used a gas lighter front the kitchen. Mr coffee pot with no filters. We bought the wrong type of filters (not cone) so had to use paper towel for filter. Keurig would have been nice these days. The property seemed to lack upkeep in some areas that was our only frustration. The a/c in the 3rd floor bedroom does not cool enough by itself (they have obstructed airflow of 3 floor vents with furniture), so they had a separate wall unit to help, but it was dead on arrival. We called management company and they were pretty responsive to come out and fix it although on Sunday evening (check-in) they could not send someone till morning. We removed obstruction from vents and that helped but mostly the sun going down. The rest of the house cooled fine. The maintenance co put in a portable ac in the 3rd floor BR and this fixed the cooling problem. There are plantation shutters in the stairwell. Keep closed in summer. Ceiling fans were very frustrating. Three of the fans only work with one/same remote. It controls all fans at the same time. We gave up using them. Fix this!!!On day 3 we noticed the main ac was not keeping up. Maintenance called again and after adding Freon it was good.

The house was great and so was the location. The number you could text to get ahold of someone was very helpful. The beds were great, everything was clean, and they had a ton of towels. I would bring your own beach chairs, tents, umbrellas, etc as we didn’t find many of those. However there was an entire chest of beach toys for kids to play in the sand near the front door so that was great.We loved how every bedroom had its own bathroom. If you are planning on cooking, you’ll need to bring/buy just about everything. There was barely any salt and pepper for our stay. No cooking oil, butter, or spices for just fyi. They provide about one day’s worth of soap/shampoo/conditioner, etc so also bring those items. There are also no hair dryers. It was unfortunate they only allow 2 cars in the driveway as it is a 4 bedroom house so we had 3 different families driving and had to find a place for our 3rd car. Thankfully two locals told us we could park in front of the gym that was down the street for free and no towing/tickets so that was great. This company tried to recommend parking at an RV park 25 minutes away for 25/day so I highly recommend the gym for parking instead. The rooms were good overall- just note it is 3 floors so one bed bath on main floor by kitchen/dining/living room, master and another bed and bath on 2nd floor, then 4th bedroom and bath on top floor. We had a great stay overall and we recommend this house. The short walk to the beach & restaurants was ideal

Overall, I recommend this vacation rental. Reviewer Comments: Overall it was amazing. The best thing about this unit was the location and size of the unit. The house itself needs a lot of work. Broken blinds, torn/frayed carpet, missing items in kitchen being the most obvious things. The top floor is absolutely too hot and with the furniture placed over vents makes it even worse. Also the two of the TV's didn't work in the ground floor bedroom and second floor bedroom. We really appreciated the beach items in the closet and the outside shower to wash off. Our short little walk to the beach was totally doable and the beach was not crowded because there are no condos on that stretch of beach. We also had the handle on the oven fall off and it was promptly fixed. Thank you so much. This was our first time at Santa Rosa Beach and the water was over the top beautiful.

Vacation

The location was great. Quick about 5-10 minute walk to the beach and Gulf Place with Restaurants and Shopping. The condo was spacious with plenty of room for multiple groups/families. Each room has its own bathroom and the beds are comfy! We had a great stay and would definitely stay here again.

Perfect location, disappointing property

Reviewer Comments: This was our third year on the same street for family vacation. We love the location, close walk to the beach, quiet street. The house in general needs some care, the carpets are stained, cracked walls, peeling paint, dirty baseboards, ceiling in master bedroom has a crack across the entire length of the ceiling, in general lacking care or maintenance. The kitchen was reasonably stocked with supplies, needs a new can opener and there wasn't a broom to keep up with the daily dirt tracked in. There was an ample supply of towels in each bathroom which was great. When we arrived, we encountered large ants, everywhere. The management company was responsive to our issues, including the key pad on the front door rejecting our code the last night we were there with 9 people stranded outside. It is just unfortunate that we had so many issues during our 8 night stay.

Wonderful week getaway

Overall, I recommend this vacation rental. Reviewer Comments: I loved the house and location. It was perfect for the 6 of us and our dog. This house had everything we needed. Few hiccups with the plugs not working in any of the bathrooms which controlled the light in the room also, but once we found the breaker that was tripped it started working. The air went out on Friday, our last day, but they worked quickly to try to get someone out. It was fixed for a few hours that evening until it went out again at midnight. We left at 7 am the next morning so it didn’t affect us that much, but they did try to get it fixed quickly. I am highly allergic to poison ivy and there was a large area growing up on the deck to the right of the grill that could be cut down. My husband was able to cut some back, but I would suggest that getting trimmed back. Other than this I would definitely stay here again every year!

Needs some love

The property was fairly nice. The lights don’t work proper with the remotes. One remote would turn on and off all the lights in the house from any location. We noticed termites coming from the walls on our last day. Could use a better cleaning crew as two of our tubs weren’t completely clean.

Wonderful Stay!

The sample toiletries provided for each bathroom, kitchen and laundry were such a plus. The back deck was perfect for spending evenings. The outdoor shower was just what we needed returning from the beach. It was wonderful having chairs for the beach provided. The furniture was very comfortable and there was plenty of room for everyone around the dining table. We absolutely loved this home. It was clean and had a well stocked kitchen. Hi We rented bikes for the week and we could go anywhere with access to the bike path across the street. We would all love to return.

Good space

The house was spacious and comfortable for two families. The tvs were not smart TVs and the fire stick and Roku were unusable. They gave us a run down grill but that was remedied two days later. Overall the items in the beach closet were ok. We could use one large umbrella and some chairs. The location is great and the area was very pet friendly. We would stay there again.
