As part of our guest verification process, guests are required to complete ID verification and either:

• a refundable £400 security deposit (released within 7 days after check-out if no damage), or
• a non-refundable damage waiver

This is completed via our secure guest portal prior to check-in.

Verification must be completed at least 72 hours before check-in. Failure to complete may result in cancellation for security reasons.





Guests have full, private access to the entire property including all bedrooms, bathrooms, kitchen, living areas and garden.

Please note that the garage and annexe are not included as part of the booking and will remain locked during your stay.

Self check-in is available for a smooth and flexible arrival.

• No pets.
• No smoking inside (designated outdoor area only).
• Quiet hours: 10 PM – 8 AM.
• Please lock doors and close windows when leaving.
• Lost keys incur a £50 replacement fee.
• Breaching house rules or causing disturbances may result in a £250 penalty.

• This property is located in a quiet residential area and is intended for family stays and responsible group accommodation only. Strictly no parties, events, gatherings, or excessive noise are permitted at any time. Any breach of these house rules may result in immediate termination of the booking without refund and additional charges where applicable.
• We kindly ask all guests to respect our neighbours and keep noise to a minimum, particularly during our quiet hours of 10pm-8am. Please note that a noise monitoring device is installed at the property to help ensure noise levels remain appropriate. This device does not record conversations and is used solely to monitor excessive noise levels.
• Excessive noise, anti-social behaviour, disturbance to neighbours, damage, excessive mess, or misuse of the property may result in additional charges and/or early termination of the stay in line with our house rules.


🏠 Looking After the Property
• Please report any issues or damage as soon as possible so we can resolve them quickly.
• We ask that lights, heating and appliances are switched off when not in use.
• Guests are responsible for any damage during their stay and may be charged accordingly via the booking platform.
