Rooms dirty more like half way house has alcoholics drugges banging around fitting coukd not sleep for smell of cigrate smoke in room from one below ended up with bad chest woke up hitchy feeling dirty refuses to stay the following night no reply from. Gusthouse owner to tge problems or offer of refund i wiukd not let my dog stay here okay if your homless but thats about it. That looks like most the property is being used for has cheeck to call it self a guest house no support off anyine onsite just checking in only so if anything happens your on your own comes to something when woukd rather sleep in your car then a dirty room with furniture that lokks like its been hoyed out and they hage collecged and just put in there worsed night sleep ever and checked out early avoid not worth it even for free cost nothing to kerp.a place clean come home washed cloths and stright in shower felt like had fleas or bed bugs

I got a slightly different room than what I had booked, but I was still very happy with the room - nice and spacious, decent en suite, and YouTube on the TV was a nice bonus! It was a bit of a way out from the city centre, but that meant it was quieter, so worth the walk/bus/taxi

The room condition and the price i paid is all worth it. Very friendly cleaning staff. Few steps away from bus stop to York City Centre or Designer Outlet and 10 mins travel by bus.

Dont do it!
WORST EXPERIENCE GOING! There is no reception, to gain access and check in you must contact via phone for access codes(no problem). The problem began in room 1 on the ground floor, absolutley freezing, like standing outside! Heater provided was a small electric panel heater that would have absolutely no chance of heating a room that size. I gave it a chance for 1 hour whilst wearing 2 jumpers a coat a hat and my shoes because the floor was so cold you wouldnt want to walk on it. Bathroom was even colder with plywood instead of a window and the ceiling flaking onto the floor from previous water damage i presume. Phoned the contact number to complain and told heating would be coming on , went out for 1 hour as it was more comfortable outside and upon my return stilll no heating. Phoned again and asked to switch rooms, which we did. Room 7 was smaller so easier to heat with small electric heater we where given, still no heat coming out the radiators and although this was an improvement it was still not suitable for people to be staying in. The bathroom had no heating and was so cold we kept the door shut and decided not to shower. By this time it was getting late so I used every spare blanket available and tried to sleep with a cold breeze going over my bald head and 7 mattress springs in my spine as i believe the mattresses are even older than the building itself. I have no idea how these rooms can be sold, DO NOT WASTE YOUR MONEY IT IS HORRENDOUS!

Easy walk down river into York & all the local attractions. Parking was ok. Our room was a good size, however the heating needs huge improvements. The oil heater we had, was on full the whole time to keep the chill off the room, and it only just managed. Shower pressure was average. Bathroom clean & modern. But had no heating at all, so it was very cold. Heated towel rail didnt work.

Not worth the money
Room was damp bathroom paint was flaking, the room was shockingly freezing it was warmer outside the oil heater provided did nothing to warm it up. Took more than 10mins to get into the property as lady told us the wrong code more than 5 times. Would never stop again and would waste money a tent would have been warmer.

Frozen
Checking in was a bit of a pain but when in the young fella was very helpful. I don’t think I’ve ever been so cold in my life it was awful. Couldn’t shower as the bathroom although gorgeous was absolutely bitterly cold. The room was a bit rough carpet was stained and two tiny oil heaters were not enough. I honestly went outside to get warm in the snow. Never again

It was a great property to sleep in very spacious as we had the twin room very comfy bed a little bit far from the city centre but it's still very good location not far from millennium bridge which is a nice spot to walk to.

If i could give this place a zero I would. ●Hot water only available for one shower, when rang number was told someone would ring back ASAP. (Still waiting for the call back) ●Shower needed cleaning, very small door to get into shower. Would not like to he a bigger person ●The room had no ventilation, condensation all over windows ●No curtain on bathroom window, had to improvise with shower towel ●Room downstairs was right by front door. Everyone was slamming the door at all hours. ●Could hear people upstairs, in own rooms and in common areas. ●Only positive was the fact there was off street parking.

Disappointing
Have asked for a 5 place room, got a dormitory with 5 beds aligned (not so confortable for parents and children). The green light of the fire alarm on the ceiling is too strong and disturbing in the night. Too hot without air conditioning (we avoided door opening as there were lots of mosquitoes outside). No towel change. Though, having a car park is useful. Some food shops are in the neighbourhood. The location is well to get to the downtown.

Heating on in the bathroom in August!! Not needed! The call to the mobile number to get the codes to enter the building then the room was odd. Beds were comfy. Shower doors narrow (we are larger people!) Only one window opened to the main road, other had no latch and painted shut! Front room bottom floor you hear the front door slaming shut. Neighbours upstairs too! Nice touch with a fridge, nowhere to strain the tea leaves though that were left out on the tray? No alcohol in the room, fair enough but booked through hotels.com advertised breakfast and none forthcoming! Disappointing

Short stay in York.
Everything we needed for our short stay in York. The beds were comfortable, the room was clean, bathroom needs a little work and double glazing windows needed as you could hear every car going past due to the window not closing properly. The door coming into the building banged closed, so that woke us up when other guests were coming in and going out of the building.

It was a good place to stay for a couple of nights. Easy, cheap bus run past into the city. My only complaint was some guests were a bit noisy, even talking carries in this big house. Also some machinery noises, maybe washing, or boilers. Perhaps some signs asking people to try and be quiet, even in rooms.
