Little Barn is a tiny 2 bed, 2 bath barn conversion with grand views! The ideal hideaway for couples. It sleeps 4 but you’ll need to be good friends –it’s all about the outdoors. Enjoy fell and valley views and occasionally the RAF’s ‘boy racers’ fast-flying down the valley. Next to a popular bridleway with lovely walks from the front door. Cosy in winter with a wood burner and in summer enjoy the views from the balcony. And the pubs, restaurants and shops of Ambleside are a 15-minute walk away.
The Property:
Little Barn is, as its name suggests, a tiny space but packed full of history. It is a traditional, detached, stone-built converted barn that dates back to the 17th century. Once used for livestock and feed stores, more recently it housed a sailing boat in the lower barn area. It is set in natural, wooded gardens and features two dog-secure fenced garden areas. There are lots of original features, including a bespoke, craftsman-made bar-height table in the dining/living area and a small antique walnut double bed in the little upstairs bedroom. The second bedroom, with en-suite facilities, has a king sized bed. Please note that bedroom space is small and the upstairs bathroom features a slim and low shower cubicle, with a larger over-bath shower in the downstairs bathroom. This two-bedroom, two-bathroom property is perfectly located for panoramic views from a coveted rural location, yet just a few minutes’ walk from Ambleside.
Ground Floor: External access up 14 steep steps to open plan kitchen/dining/living room with a fully equipped kitchen including kettle, microwave, electric oven, fridge/freezer and washing machine, dining space which seats four and a living room with Smart TV, DVD player and wood burner (a starter kit of wood is provided and further supplies can be purchased). Small double bedroom and shower room with toilet, basin and heated towel rail.
Lower Ground Floor: King bedroom with ensuite bathroom with a shower over a small bath, toilet, basin and heated towel rail.
Outside: There are two outdoor seating areas, one with a barbecue and these are complimented by a grandstand view from the living area balcony, the perfect spot for a morning cuppa or a glass of something chilled in the evening.
Guest Verification and Good Housekeeping Bond or Waiver:
Once your booking is confirmed, we request a contact email address, mobile phone number and a photo of a Government ID as part of the guest verification process. Also, to encourage all guests to respect the property and its contents, we ask for a refundable Good Housekeeping Bond of £400 to be placed as a hold against a card by your card issuer, or alternatively, we allow guests to pay a non-refundable £40 Bond Waiver. Completing these two steps is mandatory as it allows access to your personalised Boarding Pass which provides all the details for your stay, advice about activities, electronic manuals, directions to the property and the latest key safe code. This Boarding Pass is provided in conjunction with Enso Connect.
The Local Area:
Little Barn is located just 15 minutes walk from central Ambleside, yet it is surrounded by woodland and steep fellside, with only a couple of houses and a farmhouse for company, such is the geography of the Lake District! There is a little balcony befitting of a very little barn, which allows for wonderful views across the valley and to further flung fell tops.
A bridleway runs right past the front door and the whole area is criss-crossed with walks and trails. Visitors can cruise the length of Lake Windermere to various destinations by boarding the historic lake steamers and launches from the jetty in Ambleside.
Parking and Public Transport:
There is a parking space for two vehicles alongside the property as you continue up the road past the cottage.
The nearest railway station is located 6 miles away in Windermere, this connects to Oxenholme Station which is near the market town of Kendal. Oxenholme is on the UK`s main West Coast Rail line which connects you to all major UK cities and airports.
A regular bus service runs between Ambleside and all the other towns and popular destinations in the area.
Check-in and Check out:
The property is set up to allow remote access with easy self check-in meaning that no direct contact with anyone is needed.
Check-in is from 16:00 and Check-out is before 10:00.
Children/Infants:
This property may not be suitable for young children and infants as there are steep stairs and also railings under the kitchen table which a child could crawl through and this is over the staircase. You may bring children if you wish but please be aware of the need for extra supervision. Please note that there is no stair gate, high chair or travel cot at the property.
Dogs:
Up to two well behaved dogs are welcome, however they must be kept to the ground floor (kitchen level) of the property and off the furnishings. We ask that you clean up outside after your dogs and please do not leave them in the property unattended. A food and water bowl are provided but please ensure you bring your own bedding and towels for your dogs. There is an additional charge of £50.
Other Things To Note:
The property is accessed via a very steep private road which is also a public footpath.
Little Barn`s water is supplied from a natural spring. This is filtered, complies with Environmental Health Regulations and is tested annually.
We Provide:
We provide a selection of complimentary teas and coffees, oil, salt and pepper, kitchen roll, cling film, tin foil and greaseproof paper as well as a washing-up pack, oven gloves and tea towels. The consumables should last at least a couple of days. If you do need to top up your supplies there is a Tesco Express, Co-op and a Budgens in Ambleside.
We also provide locally made hair and body wash and hand wash in refillable aluminium bottles from Bath House and some cleaning products in case you need them while you are visiting. The cleaning products can be found under the sink in the kitchen.

Keys locked inside the property: £50 fee
Please leave the property in a similar state to when you arrived and lock all doors and windows.
