This delightful spacious and very comfortable property oozes Tuscan character with original beamed ceilings, traditional windows and flooring, internal shutters and open fireplaces etc. Modern twists have brought the house into the 21st Century via well equipped modern kitchens, comfortable furniture and of course the private pool which is located in a well loved mature garden...
The owners have cleverly managed to create a 'home from home' with good use of light, space, and furnishings, resulting in a loved, comfortable and relaxed and peaceful feel to the property. The owners regularly use this home for special family gatherings.
There are 3 wonderful terraces overlooking the mature well kept gardens which have peaceful views of the mountains, and hilltop villages in the distance. Two of the terraces are framed by Tuscan Arches which just create a sense of relaxation, and the third is uncovered, on the side of the house, with lots of greenery and plants adding to the atmosphere.
There are 4 double bedrooms, 2 twins (one of which can also be a double) and a single room . Two of the bedrooms are double aspect and a third has 3 windows, ensuring the most is made of the natural light, and most rooms have amazing views. There is also a sofabed if required.
Plenty of bathroom space is included: 2 family bathrooms with bathtubs and showers over, basins, WC's and bidets; 2 shower rooms with basin and WC. 1 cloakroom with basin and WC only
The two kitchens are light and airy and are equipped as follows:
Kitchen 1 - double butler sink; double oven; 5 ring hob; dishwasher; fridge/freezer. This kitchen has an archway leading through to vast living diner with open fireplace, comfortable seating, and dining table. There are doors leading to stunning arched terrace which is an area that is difficult to leave! Kitchen 2 - is equipped with double butler style sink; double oven; 5 ring hob; fridge freezer; dishwasher; marble work tops….This kitchen also leads through to dining room, with door leading to second terrace with steps down to pool. The outdoor terraces are particularly beautiful and are the 'piece di resistance'. Arched with amazing views and equipped with relaxing furniture and dining tables. wifi is in situ.
Outside, there is a beautiful mature, gated, private and peaceful garden with newly refurbished pool, of 10M x 5M , and with a depth ranging from 1.2M to 2.4,M ,so great for a 'proper' swim! There is plenty of room to relax alone or together, in the sun or shade, and there is even a badminton area...
In the basement there is a laundry room and games room with ping pong table. This area leads directly out to garden.

Situated on the far edge of the peaceful pretty hillside village of San Romano, this house is ideally located for exploring, being just a 40 minute drive north of Lucca. The village itself does not have any facilities, and has only 60 inhabitants although fresh bread, cheese and vegetables are sold here. The villa is adjacent to the village on one side and has open uninterrupted countryside on the other… The town of Borgo a Mozzano with its bars, restaurants, shops, small Friday morning market and train station are a 15 minute drive away. We went as a group of 12 and had a wonderful holiday. We had enough space inside and outside the house, the rooms were very clean and with a beautiful view of the tuscan mountains. The Kitchens were well equipped and catered to all our needs, the Pool is big and perfect for a refreshment in between. Thank you for a lovely time!
We enjoyed every moment at this authentic villa situated at the most breathtaking Mountain View side. House was exactly as advertised- actually even better, lot of amenities - situated slightly outside all the ‘fuzz’ yet close enough to attractions and cultural places as well as excellent restaurants a short drive away in Lucca.
We stayed for one week, two families meeting there from the UK and the other from Germany.
We have done this a number of times over the years, in love with Tuscany, and each time we have stayed in a different property. This house is one of the best we have stayed in, it’s in a beautiful location, extraordinary views across the valley, beautiful at night actually, the pool is perfect, gorgeous gardens, many bedrooms and many bathrooms, and even two kitchens. So for the latter, the reason for this is that the house really consists of two apartments, one on one floor and the other on the floor below, but you can treat it as a normal house; in fact, the young people in our group, all the children, took the lower part of the house to themselves, and the rest of us in the top half which worked well, we always ate together in the upper part on the terrace, the beautiful terrace, compliments to the gardeners! The house is 20 minutes to Barga, 40 minutes to Lucca et cetera, I would advise not going much further at the valley in terms of distance from things, but this position is good. The villager is very pretty and very very quiet, apart from the sound of families, there is no shop I think, there did seem to be a restaurant, it’s striking how this village looks as though it’s been hewn from the mountain, somehow humans and nature in harmony, something that seems to have been temporarily lost in the modern world.
Beautiful Villa in a majestic location with all the amenities you could possibly require to make your stay a pleasant one.
The whole family enjoyed the pool, table tennis table and BBQ provided.
The mountain views are spectacular and the 3 levels gave everyone a chance to find their own space when needed.
Only drawback was the 4 klms of narrow winding road to get to the Villa from the main road but we would definitely return.
Sizable villa perfect for our 3 families. The house had everything we needed and the views were amazing. We cooked a lot. The pool is a decent size for swimming. The village is quiet. The road access isn't for the feint hearted, the climb is steep and there are lots of blind corners, so we chose to get home each night before dark at 9pm but it didn't put us off - we liked the seclusion. Great area of Italy to visit Lucca and the surrounding hill top villages and towns.
We were 3 families who stayed here for one week! We had a great time- the pool was great and in the evening we played table-tennis, had dinner on the terrace and enjoyed the stunning view! The road up to the village is quite windy, narrow and steep but it is worth it when you get up! The drinking water is the best😊 and meeting the villagers while you fill up your waterbottles is nice! We saw deers, a fox and fireflies from the terrasse, remember to bring mosquito repellents if you want to sit outside in the evening. We slept with open Windows and the air was fresh and quite chill during the night!
This villa is great for families travelling together!
Make sure you visit Lucca and Pisa while you are there!
We had an incredible 10 day vacation in Borgo o Mozzana. The home was perfect for our group of nine people and there were plenty of rooms for everyone to spread out. We enjoyed using the house as a home base while we drove all throughout Italy. Roberto was an excellent property manager who ensured that we had everything we needed, including some extra fans on one night that was a bit warm. Our favorite night was the night we made dinner and ate up on the third-floor patio. One thing should be noted is that the house is approximately 3 km up a very steep road with some hairpin turns. Not for the feint of heart, but the views are definitely worth it and the home was lovely!
Dette skønne hus har på alle måder levet op til vores forventninger. Huset ligger smukt oppe i bjergene i den smukkeste lille by. Huset er meget stort og smagfuldt indrettet. Vi har på intet tidspunkt manglet noget. Både vores vært Marie og Roberto som i dagligdagen tager vare på huset har været yderst hjælpsomme ved spørgsmål. Kommer helt sikkert tilbage.

Mycket trevligt hus med fin trädgård och poolområde. Det låg fantastiskt fint uppe i bergen.
Vi var två familjer som delade på huset och det fungerade mycket bra. Många rum och sällkapsytor där man kunde umgås. Fint rustade kök och badrum. Vi uppskattade lugnet och att det inte var ett turistområde. Fantastiskt fin omgivning och rofyllt att vakna till fågelkvitter.

Terrific stay for the big family
We were 12 persons, all family, and we very much enjoyed staying at Villa degli Archi. The garden and the pool was wonderful playground for the young ones and the shades of the trees gave us all wonderful shade.
The big house with many bedrooms gave each small family a bit of privacy for sleep and rest.
We enjoyed cooking together in the kitchens and had lovely chats and games on the wonderful porches and balconies.
All together a lovely place that we highly recommend for a peacful stay.

Remote Villa with charme
The Villa is located very remote in the hills north of Lucca. The view is breathtaking, the landscape wonderful. The garden is very well kept and the pool a delight especially for the kids. The house is well equipped with all you need for the kitchen, the pool, the table-tennis etc. The next big super-market is a 20 minute road down a windy road.
We enjoyed our stay a lot. The only but significant downside is that the Villa is badly soundproofed (it is a nice but very old house) so that you can hear every step and talk from the floor above. Up-stairs it is not so bad but if you are a light sleeper this could be problem for you. If you dont't mind this is a fantastic place for groups and families.
