"A lovely hotel convenient location. Breakfast was excellent with an extensive hot buffet service. My only gripe would be the disabled parking. They do have spaces right next to the door but there are no signs, except on the floor. We were blocked in by a very inconsiderate driver who claimed he didn't know it was disabled parking. Also the other space had a car in it with no displayed disabled badge. Perhaps a sign on the post infront of the parking spaces would be good asking for badges to be displayed or face a fine etc. We had to wait until the manager could locate the person responsible so we could even get into our car."

"Excellent "cosy" room - highest quality fittings. Despite the title, it was spacious and very comfortable. Seemed to be well-insulated - we heard no noise from anyone above or alongside. The fridge included sparkling and still bottles of mineral water alongs with a small bottle of locally-sourced organic semi-skimmed milk to go with the coffee bags - classy. Beautifully appointed en-suite shower room with expensive Espa toiletries (my wife was very impressed). Breakfast was great - juices, cereals, pastries etc and a la carte hot choices included vegan and vegetarian options (which we enjoyed) as well as a towering "full English" (served to an adjacent table), all of which was served on bone china (tea especially always tastes better in a decent cup IMHO). The attention to detail is impressive. Staff were all efficient and friendly. We ate at The Millstone Hare pub which I believe is under the same ownership and is a short walk away - the food was reasonably priced and was excellent quality (lamb shoulder and chunky cod). Easy parking in wide bays (appreciated as most spaces these days fail to accommodate larger cars/SUVs. There were bays for EV charging too."

"A lovely quite location ideal for anyone seeking peace and quiet. Despite a perfect non overlooked location it was easy to get around with excellent food shopping choices choices in nearby Southam. Warwickshire is my home area and this property was the perfect base for me to visit relatives and friends in this part of The country. Off road safe parking. I would definitely visit again."

"Not only we felt home, we felt different! This place has everything any family need, in a super beautiful countryside, and a well-run farm but with a luxury and artistic interiors and furniture. The host, Kerry, was very responsive and attentive. She made sure she gets us every request. She made this trip very comfortable for me and my family."

"Staff are absolutely fantastic,it is what it is a b+b, biggest disappointment was breakfast...no cooked food or cold meats or cheese,a dry hamper of biscuits and some sort of waffles,great Chinese on site very reasonable prices and food great had to wait 20 mins as so many ordering, would I stay again? Breakfast was the killer sorry no"

"We stayed at The Barns the weekend of our daughter's wedding. It was warm and comfortable and a great place for her to get ready. The Barns is full of character, old but with modern facilities. A special shout out to housekeeper Kerry who was so friendly and couldn't have been more helpful."
