The hotel was clean and the staff friendly but the area was very run down. It was close to Royal mile and easy to walk to all attractions.

The price point is high for the room we had, which did not look anything like what was advertised. If you like being in the center of the tourist stuff, this is a good location, but there are other hotels close enough that are less expensive. Lovely building in the front (Grand Cafe), but that seems to be a facade. I checked the date of the last renovation and it was a long time ago, hence the impression that the place is just tired. And breakfast is not included.
