Unfortunately we had to clean everything in the kitchen ourselves when we arrived as it was filthy. Crisps on the lounge rug and a piece of kebab down the side of the sofa too. Definitely not cleaned to covid standards. Decor tired and grubby. A real shame as the house could be so much nicer if these issues were addressed! Very good location though and a lovely canal walk just over the other side of the road.
We didn't stay here to visit Chester, as we were staying for a wedding nearby, so I can't comment on it's convenience to Chester, other than to say that two of our group ran to Chester, along the canal opposite the house (worth a walk as it's very pretty), and figured they had run about 5km. So that gives you an idea of how close you are to Chester itself.
The house itself is lovely, clean and has very spacious bedrooms. Beds are comfortable, and the kitchen had everything we could have needed. Dawn was very quick to respond when I called her with an issue, and happy to help us make the most of our stay.
It is on a very busy main road, which isn't clear from the listing. For us, living in a very quiet village, the noise, and the shaking of the beds when a lorry went past (frequently), was a bit too much to aid a good night's sleep - adding to that, we were in the middle of a heatwave and so needed windows open. We both slept with earplugs, and still it was an issue.
There were eight of us staying, and as spacious as the bedrooms are, the downstairs living/dining area is not. The sofas would sit 6 at best, although the dining table would seat 8 of us. I can't see how it could be comfortable for any more people than that. There are two bathrooms, and so four of us used downstairs (which is a large room) and four upstairs, which is very small, to be honest. Thank goodness we were family, as I cannot see how it could be nice to share with strangers. The outside space is simple, but there were enough seats for 10 people.
I don't want to fault the house, but I do feel these downsides need to be mentioned, to be fair to people wishing to book here in future.
We stayed As a family of 10 and enjoyed it. The rooms were clean and the beds comfortable. 2 bathrooms was enough for 10 too. The kitchen and lounge were quite small but we managed and it wasn’t uncomfortable. Unfortunately, the garden is unfinished so it did not feel safe for the children to play outside, also be aware that the house is on a very busy road. We did not use the park and ride which is nearby as it wasn’t easy to reach on foot with small children and no safe crossing spaces. Nonetheless, taxis only cost £6.50 into the centre of town which is very reasonable. TIP use the taxi numbers from the guest book as they are much cheaper than uber . Also deliveroo didn’t recognise the post code so would’t deliver. We managed to park 3 cars comfortably on the drive which is a bonus. Also the house was warm and we loved the underfloor heating. A little too warm for september perhaps!!

Clean, comfortable and great area
Our visit to Newlyn House was far too short, but the time we spent there was very enjoyable. Whether renting the entire home or just one of the rooms, you will find this house has all you need to have a great stay. The kitchen is updated and the radiant heating in the floors was a real treat.

Exactly what we'd hoped for!
My friends and I had a brilliant time in this house! It was exactly what we needed for our stay, really clean and tidy, comfy beds, great location for going into town, and looks just like the pictures. The hosts were wonderful as well and catered to our needs. Would definitely recommend staying here!

Really loved our stay here, great location!
Thank you so much for a lovely stay this weekend. We all really enjoyed. I will definitely recommend your properly to anyone looking for accommodation in Chester.
It's not a complaint just a mention that as there were 11 if us staying there it would have been nice to have enough cutlery and a big table for us all to fit around. But apart from that we really enjoyed :)

Mostly good, but a few niggly things wrong or missing.
There were many good things about the house, but some aspects were less good, for example neither of the two bathroom doors could be locked (the downstairs one wouldn't actually shut at all).
