Nestled in the heart of West Lavant countryside just inside the National Park, Old Root House is a recently converted 200 year old flint and brick Sussex Barn, and becomes available to rent for the first time in 2015. The barn has been lovingly converted to the highest standards by a well known local Developer, with all rooms having a southerly aspect and featuring vaulted ceilings and exposed beams. The kitchen is is fitted out with top of the range Neff electrical appliances and the Dining area features a solid Oak table and chairs. All the communal rooms feature Oak flooring whilst the bedrooms are fully carpeted and the bathrooms and shower rooms are fully tiled. All the rooms benefit from under floor heating and Double Glazing. Only 10 minutes from the vibrant historic city of Chichester you can experience the best of both worlds, exploring through the day and coming home to your quite rural retreat at night. All on the ground floor ‘Old Root house' has a large living area linking to an open plan kitchen and dining area. With comfy seating for all, the living area has a window on every wall giving you glimpses of your glorious rural surroundings. With the focus point being the wood burning stove, it makes the perfect feature for cosying up on your winter break. From the living room you can open up the French windows to get to a small garden and enjoy the warm summer air with a glass of something bubbly. Fully equipped with, dish washer, cooker, microwave, fridge, freezer, washing machine and tumble dryer this modern kitchen and utility have everything you need to self-cater during your stay. ‘Old Root House' has three bedrooms. Two twin rooms (3 ft single beds) , one can be set up as doubles upon request and a master kingsize bedroom with shower en-suite. With another family bathroom there are plenty of facilities for everyone. Parking is on site and there is room for a couple of cars should you need it.

Great location, beautiful house!
We spent a wonderful Christmas holiday in a beautifully converted building.
We were particularly pleased that there was a Christmas tree ready for us
stood so that we could celebrate a lovely celebration with our son and his family.

This has become our go to property for a base in Sussex to catch up with friends and family. Idyllic setting, beautifully designed accommodation with quality fittings and such lovely owners and staff at Henry Adam’s. Thank you for another great stay.
Lovely peaceful and beautiful location. The barn was spacious, comfortable and well appointed. The showers are powerful and he beds comfy. We thoroughly enjoyed our stay.

A great stay
This property was perfect for our long weekend. Great open plan layout and beautifully decorated. Only negative is the garden is very small but not a problem for as it was late October. Highly recommended
Very well appointed barn conversion, with Chichester only a few minutes away. We had a very pleasant week exploring the local area. Beds extremely comfortable and everything we needed to hand.
The property was well presented, clean and warm . Attractive location. Perfect for our requirements.

Perfect place
Never been to the area before. The house could not have been in a better place for us as tourists, and very close to all amenities. Lots of space to spread out, with high standard equipment. Owner very helpful, and pleasant walks direct from the doorstep. Wonderful time spent in the area. Would highly recommend
Had a fabulous weekend with friends here. Quiet location but not far from coast, local pubs and Chichester town. House was perfect for our needs as we mostly ate out though kitchen was well stocked with things we needed. Would have been nice to have more basics available like salt and pepper, dishwasher tablets and some foil or cling film. Not even a small welcome pack. The instruction booklet could have been more informative about WiFi and other house instructions. Overall a very pleasant stay and would recommend.

West sussex delight
We had perfect accomodation for our 3 generation family stay. The cottage is spacious with outdoor dining and easy parking. The en-suite was perfect for the grandparents. Great location for trips out. Hayling iisland for the beach, Selsey for a walk on the wild side and even a day trip to the Ise of Wight. Chichester is a delightful tiny city with a must-see cathedral. Great walks on the Downs too and lunch at the Hare and Hounds at Stoughton. Thank you.

Great stay!
We loved this barn it was in a great location near to Goodwood & 15minutes drive to Chichester. The barn itself really ticked all the boxes for us, spotlessly clean, great decor, three good size bedrooms (one en-suite) a lovely kitchen/dinner with everything you need to hand & a comfortable lounge area. Towels & linen were also of a good quality. Would highly recommended & can’t wait to go back!

Relaxing break in the country
A very well converted barn near Chichester. If you want peace and quiet, this is for you. We used it as a base to explore the area, not far from the coast with some lovely walks. There are 2 pubs that you can walk to, both with good food, although ensure you have your torch. The kitchen was large and well equipped but not very well laid out. The master bedroom needed a mirror for hair drying. The underfloor heating was effective although due to it's nature was slow to react, the main areas were always warm, best to leave it on settings recommended. Nice touch to have a Christmas tree up. Wi-fi was good although mobile reception was patchy, perhaps just my phone.

Fabulous home from home
This converted barn has been fitted out wonderfully. The beds are comfy, the bathrooms large, the kitchen appliances are Neff. It sleeps 6 easily, and unlike many places that sleep 6, it’s roomy elsewhere for 6 with a large dining table.
The heating worked well, loads of hot water for showers, and everything one could need.
It’s close to Chichester and large supermarkets, but is so quiet and surrounded by farmland.
It’s probably the best holiday rental I’ve had in 20 years!

Clean, comfortable and well appointed house
The Old Root House is in a great position with lovely views. It is very conveniently placed for Goodwood Racecourse and there some lovely pubs in the area. The house itself is very clean with modern appliances and bathrooms. Comfortable beds and sofas. Lots of space and light so a very pleasant home from home.

Our short stay
We had a wonderful stay at the old root house. The barn was very comfortable and extremely clean. It is in a great peaceful location. Would definitely stay there again.
