"This stay left us speechless. The property is stunning, from the entrance to the kitchen and sitting areas, to the bedroom and bath, and the outdoor garden areas. The host is so kind and hospitable. The place smells lovely from the logs crackling in the fireplace and the incense sticks. The bed and pillows are comfortable. "One word: WOW! Surely among the best places I have stayed recently. And in a gorgeous town, Orvieto. The hotel is in a 14th century building and my room featured a beautiful set of desk and dressers. We dealt with Maria Silvana, the mother of the owner Beatrice. The building is on a piazza with several restaurants and bars. Some frescos in the dining room date from the 14th century. Quite frankly, I would give it a 10/10."

"Very hard to find (had to be escorted by a local), no one there. We assumed it was a B&B. Actually, it is merely rooms and breakfast in a basement. No one lives on the premises. We arrived on a Monday, and the nearby town was closed. No dinner in sight. Very lonely and not particularly unique. One positive is the price. Lowest we paid in Italy. If you need a stop-over in Tuscany or Lazio, okay, but don't go out of your way."

"Terrace unavailable! Despite being given advertised it is not available. Totally unacceptable to mislead paying customers. No one available on arrival to allow entry - we waited an hour in 37 degree temperatures to gain access. Stairway dirty and smoky - biggest letdown was fact that we paid for a terrace but it was cordoned off and covered in nails, ladders etc - owner said it is being 'sorted.' Accommodation should not be advertising and using pics of a terrace when tissue is the main...

"You wouldn’t believe this place is real life. So cool. The house is everything you could want and the hosts were awesome. We basically had the town to ourselves. Wish we would have had more time. Words can’t do it justice."

"As others have said, even more lovely than photos. We were 8 couples aged 23-77 for a week with room for more. A real advantage is the en suite bathroom situation, albeit some bathrooms and showers roomier than others. Highlight is outdoor dining patio where we took all meals given the mild September weather. Chef cooked two yummy dinners for us. Also glad we ordered villa owner’s olive oil and red wine. Short drive to major Umbrian sights. However, we recommend you go for lunch in nearby...

"Such a beautiful resort. Absolutely breathtaking. The staff were all so amazing and helpful. Rome was about 1.5 - 2 hours away by transit but it was so worth it to stay at this resort. Very easy to take the transit. Very authentic Italian and lots of shopping and restaurants near by. This resort is up on a high hill that cars cannot go up so be prepared to walk up a step hill or 2 but worth it!"
