"I was only in Dublin for the day/night, however the experience at 31 was superb. Staff were friendly, attentive and dedicated to service excellence. From the beginning to my departure I was looked after. The room was immaculate and well appointed and deserved the price point. The candle gift was a lovely touch as were the sweet treats! The exterior terrace was very nice and the fire was very pleasant. Highly recommend for a quick visit and or if you are staying for longer. I will be back...

"Great place to sleep in Dublin for a night or two. Room was huge - there were 2 of us but it could have slept 6! It was about a 20 minute walk to the centre which was perfect for exploring and the price was excellent compared to other hotels. It was self-check-in so we didn't see any staff."

"What a charming bed and breakfast! First the friendly staff makes you feel very welcomed to start. Then the clean comfortable spacious room and the lovely bed makes you feel home. And they immediately refresh you with some tea and cake soon after your arrival. The breakfast was lovely, and the swing on the front, the trail behind the house... All wonderful! I also ordered the picnic for the hike, and it had enough to feed four for just the two of us. I would definitely recommend."

"Stephen and Maria were at the door to great us on our arrival which was an an excellent way to make us feel very welcome after a long day of travel. Helped us with our luggage and showed us to our room. Stephen explained everything about the area, how to get there and the best places to eat. My wife and I felt very comfortable indeed. Excellent breakfast, great way to start the day."

"Good sized studio, well equipped, quiet, comfortable, secure. Oven but no microwave. Lighting very low in the living area. Mattress was saggy and lumpy - needed a new one. Cafe downstairs, open until mid afternoon. Excellent location on the Liffey River, walking distance to just about everywhere within about 15-20 minutes. Cross the Ha'penny Bridge to the Temple area with lots of restaurants and bars. Trams on the block behind, buses out the front. "
