My daughter and I loved the location. The tram was just across the street so it was extremely convenient to get around. It was also within walking distance to downtown. Our room was perfect for the two of us with a nice up to date washroom and shower. The staff were very friendly and helpful. I would definitely stay there again.

Good Spot and Price

Was a great location and good value. You can hear doors slam, so bring ear plugs! I didn't use any of the other facilities - just my room.

Good value for money, usually student accommodation but reused for the Fringe. Basic room with bathroom, towels and bed linen. No tv but good WiFi. Room was clean and comfortable, mattress not great though Would recommend for good value accommodation for the Fringe

Really good budget option. Clean modern and secure. 15 min walk from centre, and right next to the tram. Only criticism is the room was quite hot in the august sun, and with the window open it was a bit noisy. But I imagine that hot weather is rarely a problem in Edinburgh…

The cost is very affordable compared with hotels. This is a modern student room. The bed is very narrow for two adults. There are countless restaurants and businesses within walking distance. The street is very noisy; in the summer, you'd like the window open for air, but the noise is hard to bear.

Great position. Surrounded by all amenities. Walkable to all we wanted to see We were on the third floor with great view but would have loved the outside of the windows to have been a little cleaner so we coul have enjoyed it more. Realise this could be difficult but thought the widows were reversable.

It was excessively loud and obnoxious at night: There are several bars in this area, and obnoxious, drunken singing seems to be some sort of national pastime, or a competition of some sort. One night, I didn’t sleep for even 5 minutes. Other than that, the property is good.

This is student housing. We brought our own pillows from home, which I would recommend. The beds are small, but was fine for us because we were prepared for the size/situation based on other reviews. Bathroom is tiny. Rooms are not cleaned during your stay unless you pay extra. If you have accurate expectations you will enjoy your stay here- the staff was REALLY FRIENDLY and accommodating-- the actual room was as expected, because we were expecting a dorm room! :)

Room was still dirty and hadnt been cleaned . The gave me another room for the night which is fair enough. I asked what time to be out of that room the next day and they said 3 . I went out the next morning at 10 and got a message at 10:30 saying they had gathered my belongings and personal items from the room and left them at reception . Totally no respect or care given to me what so ever

Good location, cheap price and friendly staff.

This hotel is located not too far from the city centre and not to far from Arthur's seat so you can get to a lot the the main attraction within walking distance, without the price of the hotel being too high. The staff inside is friendly and helpful.

Theres no portable water kettle in the room so you need to go to lobby for hot water, door slamming can be heard quite loudy,otherwise the place was convenient to attractions and staffs were helpful. We have a lovely stay.

As stated by the name, this an affordability-focused location. It's a student residence so everything is "just enough". The location is amazing! It's right in front of a tram stop too so if you need to go further than downtown, you can and it's not expensive.

Basic but clean. Very practical whith a tramstation across the street! The matress was hard, and the bed was smal for two persons. All in all a good stay.
