Have fun with the whole family at this cheerful home with open plan living space, 4 bedrooms with 3 bathrooms including 1 ensuite, and french doors leading to south facing patio with decking.
The home has an open-plan sociable layout so your group can interact together being in the lounge, patio, dining table, and kitchen.
The house is flexible and can accommodate up to 10 people.
Sunshine Suite: Master bedroom 1 has a king-size bed by default and ensuite. Beds are zip & link so can be converted to 2 single beds if required. There is an extra pullout single bed so sleep an additional person (additional beddings for the pull-out bed can be found in the wardrobe).
Dawn: Bedroom 2 with 2 single beds by default and study table. Beds are zip & link beds and can be attached together to make a standard double bed.
Good Morning: Bedroom 3 with standard double bed by default with a study table. Beds are zip & link so can be converted to 2 single beds if required.
Aurora: Ground floor Bedroom 4 with 2 single beds these can't be attached together. (extra beddings for the sofa bed are in the drawer of this bed)
Sofa bed: The lounge has a sofa bed.

Dining Table: The dining table is extendable when required more people.
Lounge: The lounge can comfortably seat 7 people additional chairs can be pulled from the dining/study and stools are available.
Patio: The patio decking has outdoor furniture to enjoy the south-facing rays of Scottish sunshine :)
Kitchen: The kitchen is well equipped with a ceramic hob, oven, microwave, dishwasher, kettle, toaster, pots and pans, cutlery, wine glasses, tumblers, backing trays, dishes, and all essential supplies.
Washing/Laundry: The clothes iron, and washing machine is in a cabinet under the stairs.
Pets: Pets are welcome :)
Wee ones: There are few children's toys, books, and games in the toy chest. Howden Park is a few feet away with a play area. There is one high chair, travel cot, and bathroom stool in the home.
Accessibility: Please note there are 3 steps with handrails to enter the home, (as there is no ramp and guests must climb 3 steps to enter the home) once in the home there is step-free access to the bedroom, bathroom, lounge, and kitchen on the ground floor. The nearest parking has steps but alternative parking close by is available providing wheelchair access to the home. Guest access Guests are able to park in the common parking space, self-check-in, and can access the entire house, back garden, and patio. There is ample free parking and the home is a short walk to the famous Livingston Mall and Designer Outlet and a short drive to M8 motorway with good connectivity to Edinburgh and Glasgow.

Place was as described to accommodate our large group. It was about 20 minutes from the airport and 45 minutes into Edinburgh. Lots of eating places locally and shops to eat in. Had all the linens and soaps we needed. Could use some towel racks in the bathrooms and mirrors in the bedrooms. We enjoyed our stay and would recommend place to others looking to explore the area.
This property meet our needs for 7 family members. The area was quiet even though it was not a detached home. The one criticism is that the property could use some basic TLC, paint touchups and towel and toilet paper holders in the bathrooms. It was well stocked with cleaning supplies and towels.
