Avocet Quay is a unique self-catering holiday home on the West Sussex - Hampshire border between Portsmouth and Chichester and is perfectly situated to explore the South Coast. Appealing all the year round the picturesque harbour side village of Emsworth is surrounded by wonderful countryside, close to idyllic sandy beaches and near to many historical sites, giving it one of the best seaside locations.


Built on the foreshore overlooking Emsworth harbour at the edge of Thorney Island, the house affords a quiet, secluded and rural position, enclosed by private grounds. Ideal for a wide range of activities such as sailing, cycling, walking, bird watching, fishing or just relaxing on the balcony it is the ideal waterside retreat. A short walk through the marina, then an amble beside the tranquil 'Mill Pond' brings you into the heart of Emsworth village where you will discover a wide range of homely pubs, restaurants and shops. Also mainline train services and south coast bus routes, are all within easy walking distance.


Uniquely built on stilts all the accommodation is on the first floor, providing sheltered parking below for cars, boats or bicycles. At ground level is the front door and cloakroom, with stairs leading up to the main living area. Off the landing is a open-plan lounge-dining kitchen space, two bedrooms and a luxury bathroom. Large sliding glass doors in the living room and bedroom open onto the best feature of the property the sunny south-facing balcony with lovely sea views. This gives the house a delightful warm, light and airy feel.


The comfortable lounge has two cosy sofas to enjoy the wide screen TV along with freeview and a broadband connection. A colorful rug leads across to the dining area where a fully equipped kitchen has all the amenities needed for a long or short stay. With a new cooker, microwave, fridge and dishwasher, all is provided for the preparation cooking and serving for every occasion. The main bedroom has glorious sea views from the five-foot luxury double bed with its own TV system. The smaller second bedroom sleeps two in comfort on a double bed and is ideal for a couple, children or other family members.
. A luxury bathroom is fully tiled, has a bath, electric shower with curved glass surround, a heated towel rail and comfortable under-floor heating giving it a warm and inviting feel. Towels and linens are provided.


Of special interest to sailing and watersports enthusiasts, at high tide it has its own private access to the sea, along with under house storage for boats, sailboards and jet skis. Look on the adjacent map, select 'satellite' then zoom down to give a view of the launch ramp, the house's proximity to the sea and marina.

Great location, very comfortable and well equipped apartment

We thoroughly enjoyed our stay at this property. The location is fabulous, the apartment was warm and comfortable and extremely well equipped for food preparation and cooking. There are also lots of excellent eating establishments within easy walking distance, and so great dog walking too.

Super cosy little apartment near the sea. Extremely comfortable and great location. A tad disappointed that the pond had been temporarily drained, outside of the apartment, but only detracted from the experience slightly. Would stay again 5*

Home from home on stilts

A stunning location providing a home from home on stilts. A very thoughtful owner providing not just a comfortable holiday home but one which feels like we’re putting on a very comfortable pair of swish shoes. The deck house, set in surrounding Chichester Harbour with its wildlife, views and walks relaxed the mind, lifts the soul and fully rests the body. Thankyou - we’re back at New Year to enjoy 6 Avocet and watch the migrating birds from the balcony deck. Thanks everyone - a marvellous holiday.

Excellent Deckhouse

First class in every respect - super location, comfort, fixtures & fittings - all thoughtfully done. The visiting grandchildren from nearby Portchester think the deckhouse is fan-tas-tic!!! So much so we have booked again next year And grandchildren tell us they’re coming to stay in the second bedroom!!

Beautiful sunsets

The deckhouse had everything you would need to have an enjoyable holiday. The view from the balcony was lovely. It was an easy walk into Emsworth which has a variety of restaurants and takeaways. The sun shone for the whole week and there were lots of interesting places to visit.

Lovely to escape.....

Our second stay in this unusual property with fabulous views & every home comfort. There's nothing to not like. Perfect location with a guaranteed parking spot outside. Easy interesting stroll via the boat yard to the shops & eateries of Emsworth. Heating needed no tinkering - lovely & warm by day, cooler by night. Comfortable sofa with fabulous views & a huge tv. Comfortable bed, underfloor heating in the bathroom, no shortage of hot water, great shower, well-equipped kitchen.

Fantastic location, easy access to the slip way

Great location right by the water and nature reserve. Easy access to the slip way for small boats and water craft. The bed was really comfortable. Emsworth has great eateries and useful shops, just a short walk away. Being by the water attracted midges and one night there was a strange smell. Overall a very relaxing stay.

Lovely place

Repeat vist

We have stayed at No 6 many times now. It's a great location and the deck house is warm and comfortable. The TV and wi-fi are excellent and it's extremely well equipped. The cleanliness does seem to have declined a little since our last stay however. A dirty towel had been left in the bathroom, the main bedroom drawers were dusty and the trays in the oven were in need of either a very good clean or replacing. But none of that affected our stay and we look forward to returning next year.

Absolutely beautiful location

We have stayed on a Deck House before but the location of this particular one was stunning. The lakeside views from the balcony were so relaxing. Internally, perhaps the deck house could do with a bit of an update, although perfectly clean and comfortable. We will happily return, it’s just such a perfect spot. Emsworth is also lovely. We will be back.

Lovely repeat visit

It's been a few years since we stayed at No 6 but it is still just as good. Cosy and comfortable with a lovely view. Best equipped holiday let we have stayed in. All the kitchen utensils you need with an ample supply of washing up liquid, hand wash, kitchen roll and toilet roll. It's a great location and we enjoyed some very nice trips out to Beaulieu, Arundel, Chichester, Wickham, Lymington and more.

Our second stay - says it all!

The deck house is in a great spot at Emsworth Yacht Harbour - beautiful views of the water and lots of bird life to watch in the pond below the deck - our little border collie loves doing birdwatching! There’re lovely walks from the door. Emsworth has everything you could need, and The Huts at Thornham Marina is a great café just a short walk away. The deck house itself is equipped with every possible comfort and is very, very quiet at night. I can’t fault anything about it, it’s a wonderful place!

Another excellent stay

Very Comfortable and very well equipped, with everything you could need and more. we love the deck house and look forward to returning. Only a couple of quibbles - the ‘duvets’ are very thin and we had to supplement with numerous heavy blankets which were a bit too heavy. It felt wrong to have the heating turned up at night. We think there might be a fault with the fridge as we had to turn it to max to keep it cool- it never really got cold. But there are also some excellent modifications - for example the fly screens on the doors and windows. The flies weren’t really an issue but I can see they might be on a muggy day, but it was great to be able to have the lights on and doors open without attracting mozzies inside! The aspect and location are beautiful and the place is clean and well kept. All in all we had an excellent time and are already checking dates to return.

Brilliant Location

Everything you need for a quiet, comfortable stay. Whether you need a base to explore the general area or just somewhere to sit and enjoy watching the wildlife, then 6 Avocet Quay is for you. Comfortable, warm and cosy with all the amenities that you require. Fast broadband, humongous tv for the technophiles, spare in the main bedroom. All good. It's so dark at night, you can sit out at night and sky watch, listen to the bird sounds, who needs a tv. But when the weather takes a turn for the worse, you can sit in the warm and just watch through the huge patio doors. Or, the tv! Amazing place.

Another Fabulous Stay

This was our second stay at no.6 and it won’t be our last! Everything is provided and the accommodation is lovely and cosy. Great views all around especially from the deck. The fly screens are fantastic on the sliding doors, meaning on a lovely warm evening you can sit with the doors open without getting eaten alive! Plenty of storage for clothes. Underfloor heating in the bathroom. There is so much to see and do no matter what direction you go in! We love to visit East Wittering some fantastic independent shops there. Gunwharf Quays is a great shopping day out in a great location right by the water and not far from the historic dock yard which is also superb. Emsworth also has fabulous little shops and there is some great places to grab lunch like driftwood cafe and Heidi’s. There’s loads of historic places to visit, amazing walks. The open air swimming pool in Arundel is lovely so is the Castle. I could go on and on. Lots of supermarkets like Tesco, Aldi, Waitrose and M&S all In Havant just a short drive away. would recommend the deckhouse and surrounding areas to anyone without hesitation. We can’t wait to return!

Home from Home

I have stayed in various deckhouses in Emsworth and particularly like this one due to its location. The accommodation is very comfortable and inviting with all that you would need to make your stay enjoyable. Emsworth Village is within walking distance from the deckhouse with various places to eat in the evening and during the day. I would definitely recommend this accommodation.
