CASA NICOLA This enchanting apartment is located in the Historical center of Florence. The apartment is located beside the Santacroce Chathedral, one of the most important cathedral. It is a 10 minute walk from the Duomo (main cathedral of Florence) and the Ufizzi gallery( which owns some of the most important pieces of art work of the renaissance). To get to the apartment, there are 36 pretty steps to climb, but it is well worth the journey.
Completely renovated in early 2010, the 55sqm apartment consists of 1 bedroom, a living room 1 bathroom and a tiny terrace with a breathtaking view of the surrounding historical center. The apartment reflects its exterior surroundings as it has been carefully decorated in a typically Florentine fashion. Once you enter the apartment on that has two windows on the Via San Giuseppe and has a splendid view of the basilica and of the belltower of Santa Croce.
The room with a Queen-sized bed is very comfortable and entirely furnished with antiques. Next in the apartment, to the right we find the lounge, with a characteristic ceiling in wood and Tuscan terracotta, the floors are furnished with parquet flooring. The living room is furnished with two sofas, one of which it a comfortable queen size bed. The living room also consists of a small library, and a television set.
The bathroom, is large and comfortable with bathtub, hand held shower, sink and bidet. The kitchen, has two windows with view on the skyline of the historical center, perfectly equipped, with a dishwasher, washing machine, capable refrigerator with freezer, microwave oven, blender, toaster, coffee maker. The apartment provides air conditioning and winter heating.
The apartment is ideal for a vacation to immerse yourself in the atmosphere of Florence like its residents live it, given that the apartment is found near one of the most attended markets, S, Ambrogio (well-known for the fruit and the vegetables, sold directly from the farmers) and next to the market of San Lorenzo, in a rich zone of local and refreshing attended by the Florentines.
The district of Santa croce has managed to maintained its identity, with its shops craftsmen and the its local characteristics. behind via san Giuseppe is found the flea Market, picturesque department store of the small antique businesses, beside the apartment is also the world renowned 3 star Michelin restaurant Enoteca Pinchiorri, It is renowned for it selective wine cellar but also for its unique and refined cuisine.
The apartment provides adsl highspeed Internet connection, LCD Tv, and a Cd/Dvd player. There is also an extensive library of cookery books. The cookery books were written by the owner Rosalba Gioffre Mazzanti. She has written a few cookery books, such as the popular collection Flavours of Italy, Emilia Romagna, Venice and Chocolate. Another popular series is Fun with Italian cooking and Fun with French cooking. Casa Nicola gets its name from our son Nicola, who is a student at the University of Florence, studying Physics. He will also be at your beck and call if needed.

Delightful charming apt close to major sights but far enough away for some quiet at night. Close to cafes and on the same block as a grocery. Easy to get to taxi stand in Santa Croce square for airport/train station transport
My wife and I stopped here for a few nights between Paris and the Amalfi Coast. The apartment was exactly as described. Loved the rooftop terrace. Being able to do some laundry was a huge plus.
Restaurant below the place had some solid pizza. Noise levels were very low at night. Would stay again
An well located apartment with a traditional decor
We stayed for 3 nights in early November and the apartment was charming and very well located. The beds are comfortable and I particularly like the decor, beautiful old traditional furnitures and the wooden beams on the ceiling. We have all that we need in the apartment.
This place was beyond our expectation. It was perfect! The view from the terrace was spectacular and we were even able to see fireworks from it. Everything was absolutely perfect and by far our favorite stay in all of Italy.
Our hostess was responsive and gracious. The flat was as advertised and we enjoyed the cooling comfort of the rooftop terrace. When we travel in the spring or fall we would definitely choose this flat again.
A great little home away from home full of charm and character.
Comfy beds and bath (yay, though on smaller size) large queen sofa so comfortably fit 4 people (2 adults, 2 kids).
Host was very responsive, as we had a couple of issues which were resolved in timely manner.

The property is close to all tourist attractions. We were able to walk to everything. The apartment was clean and equipped with all the necessary amenities. The apartment is spacious and easy to find with the pin drop directions

The one caveat I would offer guests is that the flat is four flights up narrow stairs. Pack light!
This was a perfect place to stay. Our host was extremely responsive to messages we sent her and was very helpful in accommodating our check-in needs. There were loads of kitchen utensils etc. for self-catering and having a dishwasher and washing machine was a bonus! The apartment was much more spacious than we expected and was tastefully and authentically furnished. The location was excellent; the apartment was a short walking distance to all the main attractions the minute you walked out the door. Highly recommend this place!
Flexible check in allowed us in early. The apartment is as pictured and accurate. Bedroom large and comfortable, a little noisy at night if you leave the windows open. Kitchen well equipped and great for making meals. We stayed 10 nights and everything was great. About a block away from bus stop to the train station for easy day trips. Many great restaurants steps away.
Can't beat the location! 15 minute walk from Duomo, Ponte Vecchio, Pitti Palace. Santa Croce square is right outside - great place to sit and hangout, tons of food nearby. Best location anywhere we've stayed on our month long trip. Rosalba is super nice, super responsive. The apartment was extremely clean, 3 AC units, and very spacious. Cannot recommend enough!
Nice little apartment up 46 steps facing side of San Croce church. It was comfortable and a little noisy considering it's on a main corridor of tourists waking to the Piazza. Much to do and easily walkable to museums and restaurants. Kitchen was well equipped. Had a little trouble getting on the Internet due to language differences. We do recommend this apartment.
Perfect place to have a local experience at a great budget rate. Can accommodate parents with two young kids. Beware of noise levels into the night (earplugs strongly recommended) and difficulty bringing heavy bags up and down narrow stairway, which is typical of most flats in central Florence. Was a blessing having Christmas service at my favorite church in Florence just downstairs and being walking distance to all the shopping and action the town has to offer.
This apartment was very charming and good sized, with great wood floors, a balcony sitting area and a small, but very well supplied kitchen which was so great to be able to make a meal in. The location was just outside of the central area but close to everything. Some things to consider - it is on the third floor with no elevator. It is also next to Santa Croce church which meant many bells from the church during the day and late night revelers walking down the street at night under the bedroom window. Rosalba was a great host and easy to communicate with. We really enjoyed our stay.
We just got back from a week at this unit. Rosalba is a fantastic host. Check in was easy. Any communication during our stay was addressed promptly. The location is wonderful. Near all the action, but on a quiet side street. Church bells abound!!! We will certainly be telling our family and friends. The only two items that caught our attention were a narrow bathtub (we are larger) and no safe. Aside from that, we felt right at home and loved it!
Beautiful, spacious apartment in the centre of Florence
Overall, this apartment exceeded all of our expectations. The apartment was spacious with a living space (2 couches and 1 of which is a pull out), kitchen, balcony and bedroom. The kitchen had a full fridge, dishwasher, sink, small table, and met all our needs. The bathroom was spacious and clean. Well functioning air conditioning. The check in and out process was easy and the host was responsive. The location was amazing, walkable to the train station and the rest of Florence. The apartment is even more beautiful in person than the pictures and I would certainly return and recommend this place to anyone visiting.
A very charming, spacious, well appointed and clean apartment walking distance from major attractions. It was absolutely perfect.
Just a heads up for future guests: lots of stairs to climb to the second floor…pack light! Balcony is delightful for a glass of wine in the evening. WIFI is good in the apartment but sketchy on the street until you get to the piazza 2 blocks away. If you’re using google maps to route your day’s “walkabout”, you might lose it and have to reboot it.

Amazing location within walking distance of all the places we wanted to go but away from busy tourist streets. Other reviewers complained of street noise and there is some, we just used a white noise app on our phones and it wasn't a big deal. Loved having a washing machine and clothes line as this was day 6 of a 15 day trip and we could wash all our clothes with the detergent we brought. Great kitchen to cook our own meals. We were not aware that we needed to provide our own toilet paper once the complimentary role was spent but there is a grocery store a block away. Apartment was very clean and beds were firm but comfortable for us. We would definitely stay here again.
We stayed at lovely Casa Nicola for three weeks, as we wanted to feel like we were living in Italy. It was comfortable and clean, and in a perfect location: everything we wanted to do or see was 20 minutes or less or walking from the apartment, including the Santa Maria Novella train station, which allowed us to side trips to Venice, Pisa, Rome, and Pompeii. The wonderful Vivoli gelato shop is a 5 minute walk, and the wonderful Scuola del Cuoio, which all the guidebooks say is a must visit, is directly across the street from the entrance. We were able to cook a few meals with local ingredients in the kitchen, and did laundry several times. I would definitely stay here again. There is no elevator, but walking up the steps balanced out all the gelato we ate!
