House Guidelines

• Events & Gatherings: Parties are not allowed at the house. We welcome social stays, but any form of organised party or event is prohibited.
• Group Restrictions: We do not accept stag groups, hen parties without prior approval, or groups made up entirely of males. Hen stays may be considered only if arranged in advance, and tailored packages are available on request.
• Noise & Neighbours: Please be mindful of noise levels, particularly after 10:00 PM, as we are located in a residential area. While larger groups are welcome, noise must remain reasonable at all times.
• Guest Numbers: Only guests included in the original booking are permitted to stay overnight. If your group size increases, we do have an additional barn available that can accommodate up to eight extra guests—please contact us to discuss.
• Smoking Policy: This is a strictly smoke-free property indoors. If smoking outside, please ensure all cigarette waste is disposed of properly and not left on the grounds.
• Music & Equipment: Guests may not bring external sound systems or DJ equipment onto the property.
• Respect for the Property: We ask that you look after the house and its contents. Please avoid running indoors and take care with furniture, fixtures, and décor.
• Cleanliness: Kindly leave shared spaces, especially the kitchen and living areas, tidy after use. This helps keep the property pleasant for everyone.
• Waste Disposal: All rubbish should be placed in the designated black bins in black bags which are located in the garden.
• Damage & Breakages: If anything is damaged during your stay, please inform us as soon as possible so we can resolve it quickly.
• Children & Young Guests: If anyone in your group is under the age of 18, they must be supervised at all times by a responsible adult.
• Check-Out: Please follow the check-out instructions provided to ensure a smooth transition for incoming guests.
• Compliance: If we become aware of any breach of these rules, including unauthorised gatherings or excessive noise, guests may be required to vacate the property immediately. In such cases, no refund will be issued.
• Dog Waste - If you're bringing a dog, please clean up after them immediately and dispose of waste in the black bin. This helps keep the grounds clean and pleasant for everyone.

• BBQs must be fully extinguished after use

Hot Tub Use Guidelines
• Use at Your Own Risk: The hot tub is provided for guest enjoyment, but use is entirely at your own discretion. Please take care at all times.
• Age & Supervision: Children must be supervised by a responsible adult at all times. We do not recommend hot tub use for children under 5.
• Health Considerations: Anyone who is pregnant, has heart conditions, or other medical concerns should seek medical advice before using the hot tub.
• Time Limits: For comfort and safety, we recommend limiting sessions to no more than 15–20 minutes at a time.
• Alcohol & Behaviour: Excessive alcohol consumption before or during hot tub use is strongly discouraged. Unsafe or disruptive behaviour will not be tolerated.
• Cleanliness: Please shower before entering the hot tub. Do not use oils, lotions, fake tan, or bath products as these can damage the system and water quality.
• Food & Drink: No food or glassware is permitted in or around the hot tub. Plastic cups only.
• Proper Use: Please do not sit, stand, or climb on the hot tub cover, and do not tamper with controls or settings.
• Noise Levels: Hot tub use must respect quiet hours. Please keep voices low, particularly in the evening.
• Cover & Care: Always replace the cover securely after use to maintain water temperature and safety.
• Weather Conditions: Do not use the hot tub during storms, high winds, or icy conditions.
• Reporting Issues: If you notice any problems or faults, please inform us immediately and stop using the hot tub.
• Damage & Charges: Any damage caused by misuse or failure to follow these rules may result in repair or cleaning charges.
