"The property could use a lot of attention. The stairs were not great. They pitched forward on a lot of steps. Hang onto the railing. There is no elevator, so if you can't do stairs, ask for the first floor. It needs work on cleaning. The first time we used the toilet, the seat almost fell off. Breakfast was not bad. It was like most hotels with free breakfast. The breakfast area was clean. The staff was nice. Parking is free with plenty of spaces. Overall, the hotel was pretty quiet; it just needs some TLC."

"I have been pleased when I stayed at other Americas Best Value Inns in northern Michigan, so I was surprised at the poor condition of the one in Champaign. The building had signs stating that it was a smoke-free facility, but the hallway and room had a strong smell of smoke. Everything in the room was badly worn. You could feel the wire springs and edge frame in the mattress. We did not stay, choosing to go to another hotel. We had made a no-refund reservation, but that was not enough of a reason to stay."
