About this property

Artful Hoxton Flat with Private Balcony - Pass the Keys

  • Step into a Hoxton flat with real personality, shaped by books, artwork, vintage pieces and the creative spirit of the neighbourhood. The living space feels warm and expressive, while the private balcony overlooks green space and offers a quiet pause above the city. With a well-equipped kitchen, free parking with permit, and easy access to Shoreditch, Islington, the City, Bloomsbury and the West End, this is a characterful London stay with a rare sense of privacy.

This is a home with real personality — the kind of place that feels as though it has helped shape, and been shaped by, the creative spirit of Hoxton. The rooms are filled with books, artwork, colour, pattern and collected pieces, giving the flat a strong sense of character without ever feeling forced. It is warm, expressive and very much a home rather than a blank space.

The living and dining room is the heart of the flat. Deep blue walls, framed artwork, shelves of books, vintage furniture and soft lighting create a space that feels intimate and full of stories. It is a lovely room for slow breakfasts, relaxed dinners, reading, planning your day in London, or simply sitting with a drink while the city carries on outside.

The bedroom is comfortable and full of charm, with warm wooden floors, generous light and thoughtful touches throughout. It has the same creative feel as the rest of the home, but with a softer, calmer atmosphere for unwinding at the end of the day.

The kitchen is compact but well-equipped, with a gas hob, oven, Smeg fridge, dishwasher, kettle, toaster and everything needed for simple meals at home. There is something very pleasing about being able to shop locally, bring back good bread, coffee or fresh produce, and settle in for a quiet evening rather than rushing back out.

The bathroom has a bath with overhead shower, with classic tiling and a bright, practical layout.

One of the loveliest parts of the flat is the private balcony. It overlooks green space, giving the home a peaceful outlook and a rare feeling of quiet for this part of London. It’s a lovely spot for morning coffee, fresh air, or a calm pause before heading out into Hoxton, Shoreditch, Islington or the City.

With its collected artwork, vintage pieces and private balcony, the flat is especially well suited to adults, couples or solo travellers looking for a characterful Hoxton stay.

Free parking is available, which is a real bonus in this part of London. Guests must use the parking permit and display it clearly in the vehicle window at all times. If the permit is not displayed correctly and a fine is issued, we cannot accept responsibility.

As this is a well-connected London neighbourhood, you may hear some normal city sound from time to time, but the flat itself feels private, quiet and tucked away.

You have access to the entire property with no disruptions. Should a maintenance query occur, you will be asked for permission first before we access the property to carry out a repair.

A few helpful notes before your stay, so everything feels easy from arrival to check-out.

    Check-in & Check-out

Check-in is from 3 pm and check-out is by 11 am. If you’d like to arrive a little earlier or leave a little later, please let us know in advance. We’ll always try to help where we can, though this is subject to availability and may incur an additional fee.

Please do make sure you’re ready to check out on time, as our cleaning team often arrives promptly to prepare the home for the next guests. Unauthorised early arrivals or late check-outs are charged at £20 per half hour.

    Lift

There is a lift in the building, making arrival and luggage a little easier.

    Keys

We’ll send clear instructions before check-out on where to leave the keys. Please follow these carefully, as missing a step can delay the cleaning team and affect the next guests arriving.

A £50 fee applies if keys are not returned correctly. Lost keys requiring lock replacement will incur a £100 charge. If you are locked out and we need to attend the property, there is a £60 call-out fee, so please keep the keys safe during your stay.

    Parking

Free parking is available, which is a rare and very useful bonus in this part of London.

Please make sure the parking permit is displayed clearly in your vehicle window at all times. If the permit is not displayed correctly and a fine is issued, we won’t be able to take responsibility for the charge.

    Using the Sofa Bed?

If you’d like to use the sofa bed, please give us at least 24 hours’ notice so we have enough time to arrange fresh linen.

There is a £25 linen charge, which includes the sofa bed linen and four towels.

    Smoking

This is a strictly non-smoking home. A £200 fee will apply if smoking is detected.

    Extra Guests & Noise

This is a peaceful residential building, so we kindly ask that you keep noise to a respectful level and do not host parties or play loud music.

Only guests included on the booking are permitted to stay, unless agreed with us in advance. Breaching either rule may result in a £250 fine.

    Lost Property

Please have a good look around before you leave. Forgotten items are handled by a third-party courier, who charges a minimum of £25 per item, plus delivery costs.

    Linen for Longer Stays

For stays of 21 nights or more, our professional linen service requires a refresh every 21 days.

You can choose either a fresh linen delivery, or to rehire the current set, which we’ll collect after check-out. Both options are billed the same.

This home is professionally managed by Pass the Keys®, offering thoughtful hospitality in unique homes.

You’ll have fresh linen, quality toiletries, 24/7 guest support and a dedicated local team on hand throughout your stay. The property has also been personally inspected and approved to meet our Property Readiness Standard.

IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.

The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.

Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
