The Space:

Welcome to this modern 40 m² 1-bedroom apartment on the 2nd floor of a building without a lift, ideally located in the heart of Fitzrovia. Professionally cleaned before every stay, so you can settle in and relax straight away.



Sleeping arrangements: Bedroom: 1 double bed | Living Room: 1 double sofa bed



The living area is a wonderful space to unwind, featuring a smart flat-screen TV and a dining table with chairs. Step outside to your private balcony — please note smoking is not permitted on the balcony. The fully equipped kitchen has everything you need: full fridge, oven, microwave, stove, Dolce Gusto coffee machine, electric kettle, and toaster. A washing machine is available for your convenience, and electric floor heating keeps things cosy during the cooler months. The apartment has a full bathroom.

Check-in: From 3:00 PM via self check-in — collect the keys at a nearby location. If arriving after 7:00 PM and you need someone to meet you, please give at least 24 hours' notice. Late arrival fees apply: 7:00–9:59 PM £50 | 10:00 PM–12:59 AM £90 | after 1:00 AM £120. We're flexible where we can be — just keep us in the loop!



Check-out: By 10:00 AM.



Damage deposit: A refundable deposit of £800 is required before arrival, processed via a third-party provider (Stripe, Swikly, or Flywire) and returned in full within 14 days of check-out following a standard inspection.



Max guests: 4 people (including children and infants).



Smoking: Non-smoking throughout, including the balcony.



Events: Not suitable for parties or events.



PLEASE NOTE THAT RENOVATION WORK IN THE NEAREST BUILDING HAS ALREADY BEGUN AND IS EXPECTED TO CONTINUE FOR APPROXIMATELY 2-3 MONTHS. WHILE WE ARE MAKING EVERY EFFORT TO MINIMIZE ANY INCONVENIENCE, THERE MAY BE SOME NOISE AND CONSTRUCTION ACTIVITY IN THE COMMON AREAS DURING THIS TIME.



Guest Access:

The accommodation is private and exclusively for guests during their stay. Free Wi-Fi connection, information on London and restaurant recommendations, sheets, towels, soaps and much more.



The Neighborhood:

Fitzrovia and its neighbour Soho form one of the most exciting creative hubs in central London. Fitzrovia is known for its independent restaurants, creative agencies, and lively Charlotte Street dining scene. Soho, immediately to the south, is London’s entertainment heart, packed with theatres, bars, restaurants, and an eclectic mix of people at all hours. Oxford Circus, Tottenham Court Road, and Goodge Street underground stations are all within minutes, giving superb connections across the city.

Wi-Fi may occasionally be affected by area-wide connectivity issues. Please note a noise monitoring device is installed at the property entrance for extra security and to ensure the peace of the property. This device is not located in any sleeping area or bathroom. Photos are as accurate as possible — minor updates may not always be reflected immediately. Management may occasionally need access to the property for inspection, maintenance or viewings (between 8:00 AM and 7:00 PM with reasonable notice). In genuine emergencies, access may be required without prior notice. We’ll always communicate as much as possible and be respectful of your stay.
