  • Bright two-storey Clapham/Battersea home for families, couples or professionals.

    Two large bedrooms, two bathrooms, a separate study, living/dining room, fully-equipped kitchen and private roof terrace with open views over London.

    Two minutes' walk to Clapham Common, five minutes to Northcote Road's cafés and restaurants, and ten minutes to Clapham Junction.

    Comfortable and practical for longer stays; sleeps 4, with a 5th guest on the sofa by prior arrangement.

    The space
    The flat is arranged over two floors and is c.80 sqm. It has two large bedrooms (one with bunk beds), two bathrooms, a separate study/WFH room, living/dining room, fully equipped kitchen, laundry facilities and a private furnished roof terrace. The kitchen is functional and well-equipped, but not newly renovated.

    Quiet and residential area. In addition, both bedrooms have double and secondary glazing.

    Families with young children are welcome, but please read this carefully before booking:

    The flat is arranged over two floors with internal flights of stairs, a roof terrace, and a bunk-bed sleeping setup — all of which require active supervision of young children. To help manage some of these risks, the flat includes a high chair, toddler chair, changing table, and baby gates: one fitted at the kitchen doorway, one at the first-floor landing to block the stairs to the ground floor, and a third available on request to block the staircase to the second floor.

    These measures are provided as a convenience, not as a substitute for parental supervision. Guests are responsible for assessing whether the property is suitable for their family and for supervising children at all times. Bookings that include young children are accepted on this basis.

    Guest access
    You will have the flat to yourselves. Both bedrooms (one with bunk beds) are set up for guests, along with two bathrooms, the living room, kitchen, study and roof terrace.

    We keep one additional room locked for our own storage — it is not part of the rental and will not be accessible during your stay. We are not in the flat while guests are staying.

    No parties or events; quiet hours 22:00–08:00.
    No pets. Strictly non-smoking.

    No air conditioning. Two mist cooling fans (with water tanks) are provided for warm summer nights.

    Please be mindful of our neighbours, especially on the roof terrace in the evening and in the living room, which sits above our neighbours’ bedroom. This is a lived-in London home, not a serviced apartment.

    Guests must not tamper with, reset, reconfigure, disconnect, or attach additional devices to the router, modem, network ports, access points, or other network equipment.

    In-person check-in is available from 15:00 to 20:00. Check-in outside these hours may be possible by prior arrangement.

    Check-out time 10AM.
