Overall, we did the best that we could to enjoy our trip to Memphis despite our rental experience. Unfortunately, you failed to mention that your house was infested with squirrels. The two ladies scheduled to sleep in that room were afraid to sleep in there, one of which was 77 years old. Due to the squirrel sighting, we were forced to change our sleeping arrangements. Also, the three bathrooms worked perfectly, but there was an insufficient amount of toilet paper and paper towels for a group of 12 ladies staying for three nights. The house was very spacious as referenced, but there was no patio as mentioned in the advertisement. Lastly, the exterior of the home should be included in the pictures as this would have altered our decision to chose this stay.

Perfect place for a large group
Myself and 6 other friends came to run in the St Jude marathon and this was the perfect place for us. Everyone had their own bedroom and there was a huge open kitchen/ dining/ living room area to hang out in. Less 1/2 mile from the races start and finish!!!

Awesome place
My family of 15 stayed at this awesome place. So much room for all of us. My grandkids loved all the activities and having a room to themselves. Bathrooms were located centrally.. so they were easily accessible. Location is great .. we walked to Beale Street and the local brewery. Neighborhood is old businesses. Some being re done for apartments. Glad for the locking gate for our cars. Andrew responded quickly to any questions I had for him. If you have a large group this place is perfect.

So much Potential but Needs More Care and Maintenance
This is a property you love and hate. They need to hire a cleaning company to clean as this place is too big for them to manage and from the reviews they just miss too much. The rooms are nice size and accommodated our family well. The activities available at the rental were also nice. The wifi had major issues with streaming the entire time we were there. We brought our own firestick and it was rough trying to get through a movie because of the wifi. The last night we were there one of the rooms had an issue with a leak from above. It was weird as there was no rain during our trip. The place just really needs more maintenance. We wanted to cook, but then you don't want to because the pots and pans look like they haven't been replaced in a long time. We only planned on breakfast, but we brought a tok of food home because no one wanted to cook with the pans. These are small things, but it all adds up. At the end of the day, the location is great, there's tons of space, but as someone else said the ceiling tiles are rough, the light switches sometimes work, the toilets struggle to sometimes flush, the ceiling had a leak in one of the bedrooms, and the cleaning is below par. The owner responded well, but it still just puts a negative spin on your time with these kind of issues.

Big loft with three shared bathrooms and plenty of communal space!
Nice place, we could’ve stayed and hung in the loft the whole time. Ping pong, foosball, board games, upstairs office space, downstairs office space. The rooms were all good sized too! We had 11 adults and could’ve comfortably added three more and had enough space. Walking distance to main street with multiple coffee shops and bistros, walkable to Beale Street and the FedEx Forum or the baseball stadium. Easy in and out, no need to coordinate keys. Would totally stay there again, full kitchen & coffee maker. Nice folks running it too! Thanks!

Very Spacious but extremely filthy. Bed Linens had not been cleaned in most of the rooms. Makeup and dirt on several pillowcases. Floors had not been swept or mopped in a long time. Trash on floors and dirt & hair left in sinks, showers, & tubs. Very displeased and disappointed in this rental!!

Perfect experience for a reunion of a group of friends. Easy access to to Beale street and surrounding areas. Comfortable beds and a 3 bathrooms. A stocked kitchen and plenty of seating. Basically everything was pretty good . Last renters left dirty dishes in dishwasher so I scrubbed the skillets they cooked in . The 2 single rooms with queen bed were kinda uncomfortable and some lamps didn’t work . But the size and layout and location were wonderful for the kids to enjoy .

Great accommodations, but needs a little TLC
This property was huge and easily accommodated the 11 adults and 7 kids we had with us. There was plenty of room to spread out and enjoy different areas of the home and it's gated, so you can hang out at the picnic table in the parking area and let the kids run about without worrying about them getting too close to the street, especially since it's in downtown Memphis. We only shared the outdoor space with the downstairs guests, which were very nice people, too. We were close to everything, we walked to Beale St, drove 15 min to Graceland, drove to nearby parks and we could see 4th of July fireworks from the parking area, so we didn't have to join the downtown chaos to enjoy the show! We are giving it 4 stars because the property does need some TLC. They were some areas that were unkempt and some areas in need of repair, like the ceiling boards were warped or hanging downward, some window panels were kind of torn up, the living room blinds were missing the tilt wand to open/close them, some lights and outlets weren't working, etc. The kitchen wasn't as clean as one would expect upon arrival, and utensils needed to be washed, kitchen drawers were pretty messy and some sticky packets of condiments had been left in them. The refrigerator was missing all of the inner door shelves, so we could only use the flat shelves inside the fridge for everything, which was no big deal, but you had to pull so many items out to get to the jelly and other items that you would normally keep in the small door shelves. The ping pong table was functional and had lots of ping pong balls but the paddles were pretty old and worn out and the area where the board games were kept was sparsely stocked and some of the games/card decks were missing pieces or cards. The bedrooms were very clean and comfortable, but the bathrooms could use a little TLC. The towels were a bit tattered, but they had plenty of them, so we had what we needed. We found extra toilet paper and cleaning supplies in an extra closet downstairs. Overall, our family thoroughly enjoyed being able to gather in this huge space, and while it had some flaws, it was fun and functional and we had everything we needed - and each other, all in one place. We never expect perfection, but we have stayed in many vacation rentals world-wide, so we do have a lot of experience to compare with. I hope they are able to give it a little TLC which would really make this place outstanding!

Great family reunion!
We had family from 4 states (TX, MO, MS, and OK) meeting in Memphis. Great grandma got to meet her great grandson for the first time. Priceless. Our family likes to cook and play games and it was setup for that (missing a few things in the kitchen - no baking sheets, kitchen towels). We had fun playing ping-pong and foosball. The weather was rainy the whole time we were there, but we still took advantage of the short walk to Beale St (Silky O’Sullivans was fun on Saturday afternoon with live music) and Wiseacre Brewery. We are already talking about “next time”.

When we arrived to the unit it was very dirty and smelled really bad. We looked to find where the smell was from and there were 2 large casserole dishes full of shrimp and rice which were left by the last occupants. We called and asked if we could be placed in a different unit due to the terrible smell, concerns of cleanliness with Covid and they didn't have any other available options. The first night we heard rodents all night long in the drop ceiling and no one got any sleep. They ran back and forth all night long every night we were there. We were terrified. I called the manager and asked to be moved again and she sent someone to look for the rodents and put poison up in the drop ceiling. Part of the drop ceiling fell from the ceiling so we closed that room off. Just when we thought this can't get worse. The 2nd night we were there the unit below us became occupied and there were 10 cars in the parking lot and they partied, screamed and yelled all night long until 6 am every night they were there. This unit and we were there to celebrate my granddaughters wedding which due to this experience with no sleep and terrified with rodents running above our heads, people screaming and yelling all night made for a terrible experience.

First time in Memphis
This is a large condo that accommodated 5 couples very comfortably. It is well equipped with plenty of towels, kitchenware etc. and very clean. The location is ideal to walk into the downtown area where there are plenty of bars, restaurants and things to do. Also very easy to get an Uber at the condo. Andy was very helpful and responded immediately to any question I had. I would highly recommend this condo. We so enjoyed our stay there and a great first experience in Memphis!

This property was everything it claims to be. The location was great for Beale St., the Peabody Hotel, and several other attractions. We enjoyed the openness of the condo, yet had plenty of privacy for the 7 bedrooms. Andy, the owner, answered any questions we had very quickly and professionally. The shuffleboard table, ping-pong table, and foosball table were great for entertainment while at the condo. Andy also had suggestions for dining and entertainment listed and mapped for us. We really enjoyed our stay and would definitely rent this property again.

The location was a little scary being that there were homeless people wondering around. However, it was very close to everything and once we got use to using the gate code/clicker it was fine. The house is large and had plenty of room for family and friends. The kids really enjoyed having a ping-pong table, Foosball and table top shuffle board. However, it is in need of an upgrade, especially the bathrooms and ceilings. The light switches are in odd places and the lights flicker and some times do not come on. Also, the kitchen could use some new pans. We had to cook breakfast with a very small skillet as it was the only one that still had a non-stick surface. Lastly, there were no bathroom supplies (no shampoo, conditioner or body wash).

PROS: Andy was very responsive to emails and concerns. The property is within walking distance to the Civil Rights Museum and downtown, Beale Street, etc. Parking is secured with a gate. CONS: The property itself while good for large groups, is not what we had expected. Finish: overall did not have the same ‘feel’ as it did online. From the drop ceiling to the ‘walls’ that separated each of the rooms, it didn’t have a high end feel like it appeared to online. Safety: The warehouse is NOT surrounded by boutiques and coffee shops. It is by itself in a sketchy neighborhood and did not seem safe to a group of women. If we had men with us, maybe we would have felt more comfortable. The owner was contacted about this, and was empathetic. While he stated there has never been any safety issues, we still had concerns given the location.

Unique, huge,great location in Memphis!
This place is unlike anything out there. Make no mistake: it is a converted industrial building. That said, once you are inside, it is so well-appointed and thought out that it feels like home. We just returned from a 12 night stay, and Andy's place easily accommodated the up to 15 of us that were there on any given night. We were concerned about the (only) three bathrooms for the seven bedrooms, but because the bathrooms are not en suite, there were never any issues (no need to traipse through a bedroom to access a bathroom). We loved the convenience of having a full kitchen with everything we needed to cook meals. We all spent many hours gathered around the kitchen island, and never felt crowded. The location is super convenient to everything, especially Beale Street. This is a transitional neighborhood, but we never felt unsafe, and loved being able to walk to all the local spots. The very best thing about the location, however, was the unbelievable responsiveness of the owner. Andy was completely available to address my every question, always with kindness and patience. He was extremely helpful and accommodating when we ran into a little hiccup, and was so very easy to work with. Thanks Andy (and Sharon) for making our Memphis trip so memorable.

PROS Great location, good layout and games were a plus! We were a group of ten and it wasn’t a crowded stay at all. We all enjoyed walking to local attractions and restaurants. Perfect location for FedEx Forum events. CONS The unit was not clean and most furniture was in need of replacement, security gate did not work properly through our stay- so if secure parking is required, consider an alternative. Had to go through dispute resolution with HomeAway and the host requested that I not leave a review. (Which wouldn’t be fair-so HomeAway advised that I should) Value for money is not quite there...yet.

This guest stayed at my property and tells me right to my face "everything is wonderful, my mother-in-law is a big complainer and unsatisfied but everyone else loves the place, the kids are playing games and are having a blast" then gets back home and wants some money back or she's going to leave a negative review so HomeAway advises me to give her some money back and request she not leave a review. I thought it was very misleading as well. I guess since she didn't get all this money she requested I get a bad review. Please read all the other reviews and ignore this one.

Extremely disappointing!!
Our experience with this rental property and the management was extremely disappointing and I would urge to to be fully aware of this when making your plans. We lived in Midtown Memphis for many years and are personally and professionally aware of the need to be aware of the reality of crime in Memphis. Indeed some areas are higher in crime than others. This property is located in an area that is being refurbished and is on the edge of a high crime area (verified through crime stastistics). That being said when i inquired about booking the place my first question was does it have secure parking. I was told it did so I proceeded with the booking. I would not have even considered it otherwise. The information I received prior to arrival contained security codes for the drive through gate for parking as well as a walk through gate. A few hours prior to arriving I was informed that the gate had been broken by a previous guest and had to be worked manually and some quests chose to park against the gate to prevent it from opening. (Indicating this had been a problem for at least a little while) When we arrived, neither the drive through gate nor the walk through gate were lockable. In addition, the main door to the property had only a knob lock which is totally inappropriate for an exterior lock, especially in a high crime area. Given our knowledge and personal experience with crime in downtown Memphis we concluded it was not worth the risk for us to stay at the property. We contacted the manager within a few hours of our arrival with our concerns in an attempt to work something out. He was rude and condescending and would not willing to work with us nor acknowledge the validity of our concerns. Just be aware when you book that I would not consider this a safe place (we did confirm this with some local police) if the locks are not adequate or working. I was also extremely disappointed in Andy’s lack of willingness to work with us to find an agreeable and fair solution to our problem. I would look elsewhere!

This property is in The South Main Arts District of downtown Memphis TN, please look it up. The news here says it's the safest part of Memphis overall. The guest before hit the gate and made it not work with the remote, but you could still shut it manually. The only reason we have a fence/gate is because the people in the apartments next door kept parking in the lot. I've owned this building for many years and never had a vacant weekend, and have never had any problems with crime... never ever. Nevertheless, the gate has been fixed and is functioning property. We have since installed a new door and there is a deadbolt. We have also added a security camera to all of our properties, this one included, and we put signs up letting people know there are security cameras. Please read the other reviews in making your decision when booking this place. Everyone else seems to love it. Thank you.

The Underlying Truth
The location of this property is within walking distance of Beale Street and The Civil Rights Museum (which is a must see) but not in a very safe neighborhood. It is very roomy and good for a large number of people. On the other hand...While we were there, it rained and our bedroom had a major leak that kept us up. We contacted the owner at 1:10 am and let him know of this and the very loud music coming from the downstairs booking. This building has an upstairs unit and one downstairs. He got the music shut off, but never addressed the leak which was extensive. The following night there was another party downstairs and lots of smoking. We again texted him at 1:00 am to get it shut down, which he did eventually. The waterfall leak was never addressed that kept us up all night which we have video of and shared it with Andy. The downstairs booking also left the security gate open with tons of cars in the lot. Seems as though the downstairs booking doesn’t have to follow the rules Andy has listed for this upstairs booking. Also, as another review has commented on, the security of this house is not adequate. There is no locking door that leads to the stairs of the house. He never once addressed the leaks or offered us compensation. Also, be forwarned that the walls are not insulated and they share a common dropped ceiling so you can hear everyibg going on in the room next to yours. For these reasons, I would not recommend this booking.

I'm very sorry it rained that entire weekend and we couldn't fix the leak until after it stopped raining. I'm glad to say, that leak problem has been resolved. It was leaking in the top of a window and not in the middle of any room. Also, I have a NO PARTY policy and some guests (the people below) did not follow the rules and to everyone else reading this and wanting to book any of my properties, please do not come here to throw a party, we will call the police and you will be removed. Thank you.

Large space and great location!
Great space for large groups, and great location! Everyone was very comfortable and enjoyed the property. So much to do and see within walking distance. Andy was very responsive and the directions, etc were easy to follow. As others have mentioned, the stairs could be an issue for people who are not very mobile but I believe they are finishing new units on the first floor which could be a better option for that in the near future.

Wonderful place for families, friends or any large group!!!
Andy provided a great experience! It is obvious he cares and wants to be a great host. We had a group of 11 family members and we could not have been happier. Every single bed was so comfortable - and we had people with bad backs that slept so well. The location was amazing - we walked to the Civil Rights Museum (emotional) and to Beale Street. We spent more time than usual in this apartment because it was so perfect for our large group. Also,Andy had shampoo, cream rinse and soap. We appreciated that. Great time and Andy took great care of us!
