* Third Bedroom: Contains two comfortable Twin beds, each with a 12” firm memory foam mattress.
* Bathrooms: Both full bathrooms include a tub-and-shower combination and are supplied with plush towels, a hairdryer, and high-end toiletries (shampoo, conditioner, body wash).

Guest access
Guests will have exclusive and private access to the entire 3-bedroom, 2-bathroom main house, including the private outdoor patio with a BBQ grill.
Please note: A quiet tenant resides in a separate studio at the back of the property. The driveway is used by this tenant for access. The washer and dryer are located in a shared utility space and are available for use by both guests and the tenant.

Minimum age is 25 (exceptions possible). Contact us prior to booking.
. Check-in Requirements:
All guests must provide a government-issued ID and sign our rental agreement prior to check-in.
Entry instructions will not be sent until these are received.
Communication is via a secure third-party platform.
· Conduct & Property Use
Smoking is permitted outside only; a $500 fine applies for indoor smoking.
Quiet hours are 10 PM–8 AM (no noise audible to neighbors).
Parties are not allowed; only registered guests may be on the property.
Candles are not allowed inside.
· BBQ
We provide propane for the BBQ grill and ask that you clean it after each use to avoid a $50 cleaning fee.
· Pets & Wildlife
No pets are allowed, including service/emotional support animals (due to allergies). Exceptions will be considered contact us additional fee will apply.
The tropical climate includes insects, lizards, and iguanas; keep doors closed.
Encounters or small droppings do not qualify for refunds.
Cleanup supplies are provided.
· Longer Stays
For stays of 2 weeks or more, an additional cleaning fee will be added to the reservation to maintain the home's quality.
· Check-in / Check-out
Early check-in or late check-out available for a non-refundable fee, subject to availability. Please inquire for details.
· Safety & Security
For your safety, exterior security cameras are installed facing the front of the house. These are not actively monitored. Tampering with cameras will result in a $100 fine
