Indoor Description As you enter High Bank cottage, a door to the left leads you to a pretty cottage dining room with woodburner stove, large round table and chairs for 6 and book shelves each side of the fireplace. From there you enter the kitchen which is well equipped with a cupboards, sink, dishwasher and electric range cooker with six rings, a grill and two ovens. Pots, pans, utensils, crockery and cutlery, glasses and a jug are all supplied and in good condition.
On from the kitchen is a large utility room with fridge/freezer, washing machine, sink and downstairs toilet. There is cupboard space with ironing board, iron and hanging space for coats etc. Plenty of room here to wash off muddy boots or dogs!
Back at the front door, turning right takes you to the lounge with second woodburner stove, TV, bookcases (stocked with books and games), sofa and seating. The TV has a FireTV stick installed, meaning that you can access streaming services such as Netflix, BBC iplayer, Amazon Prime accounts easily. A door from the lounge takes you into the conservatory - a lovely space to sit during the day, a small sofa, chairs and rug and then sliding glass doors lead you to the patio at the back of the property. The patio is paved and secluded. There is a gate to passageway along the side of the property to the front and this access to the patio and from there to the utility room makes returning from a long walk easy.
Upstairs, left takes you to the double room at the front of the property, with window and view to the front, plus hanging space and drawers. Next to the double (and closed off from the stairs and landing by a curtain, there is a modern bathroom with spa bath, shower over and saniflo toilet. Turning right from the top of the stairs takes you into a spacious twin room - with beds which convert to a super-king size bed if required. There is a wardrobe and chest of drawers. The cottage does not have a stair gate.
The shower room has mains toilet, basin and shower cubicle, with a small window and next door is the third bed room at the back, with good quality wooden bunk beds (3ft). Both bunks have bedside lights and storage boxes. Double windows in this room look to the rear of the cottage.
Outdoor Description There is a small secure courtyard/patio area directly behind the cottage, with table and chairs.
Opposite the cottage (across the small road and by the parking spaces) there is a small patio area with table and chairs under the tree, or for more privacy, there is a gate and steps leading down to a private garden area beside Hawkcombe stream. Take a book and enjoy listening to the stream running by!
Please note, the steps down to the streamside garden are steep and due to the location, children should be supervised. The speed/flow of the stream can vary considerably depending on the time of year and recent rainfall. On the opposite side of the stream you have use of a further small paved area surrounded by shrubs and trees, and enjoying the sun into the later afternoon. This area is accessed via a bridle path or - in the summer, by wading across the stream - carefully!
Parking There is allocated parking for two cars in the spaces opposite the cottage (across the lane).
Pets Description This has not been completed by the owner.
Restricted mobility This has not been completed by the owner.
Exit in case of emergency Exit is possible via the back door from the utility room or from the sliding glass doors in the conservatory to the patio and from there out to the road. Or via the front door. There are hooks by the front door and the back door to keep the keys near those doors for speedy exit if required.
Christmas / New Year The cottage is always decorated for the festive break, with decorations in the lounge and the dining room including battery operated lights on the mantel pieces. We don't put a Christmas tree up but this can be arranged by special request, please add a note at time of booking.
The region
Porlock is a historic village on the edge of Exmoor National Park in Somerset, in a sheltered vale between the moor and the Bristol Channel coast. Its heritage stretches back to Saxon times.
The meandering High Street is lined with independent shops, including a traditional butcher, chemist, hardware shop, post office, two convenience stores, art galleries, a chocolate shop, and a cash machine. Most shops keep hours of 9am to 5pm, often extending during the summer season.
The harbour hamlet of Porlock Weir is approximately one mile to the west and makes a lovely walk or a short drive. There you will find a 15th-century tidal harbour, a pub, restaurants, cafes, and independent shops and galleries.
Minehead is the nearest town, approximately 6 miles away. Here you will find larger supermarkets and petrol stations (Tesco and Morrisons on the outskirts with longer opening hours), most major high street banks with cash machines, and a range of other shops. EV charging points are available at Porlock Central Car Park.

This was a brilliant location, an excellently equipped, tastefully furnished and decorated cottage. We were three guys on a short walking break but it would be equally good for 4 adults and 2 children. I have stayed in a lot of self-catering accommodation and this was one of the very best.

We thoroughly enjoyed our few days here and felt quite sad when it was time to leave. We came as a couple but a great property for a family holiday too. ☺
