The Wool Barn, Simonsbath
Property Summary The Wool Barn is situated within the heart of the Exmoor National Park. It sleeps up to 8/10 guests in four bedrooms & sofa bed in snug room. The property is warm and comfortable and ideally located for exploring the hills and moorlands, the pretty villages and the rugged coast of north Devon.
Main Description The Wool Barn has been recently converted, from a shearing barn used on the Estate many years ago, to warm comfortable living space for you to enjoy a holiday exploring Exmoor National Park. It is surrounded by open moorland, historic treasures to seek out, pretty Exmoor villages and is only about an hour's car journey to the surfing beaches of north Devon.
The house has 4 en-suite bedrooms - 2 with king size beds and 2 twin bedded rooms. All linen and towels are provided for your stay. The new kitchen is well equipped and there is a large dining table which leads through to the sitting room which has plenty of seating and a wood burning stove to give that cosy feel. There is a downstairs cloakroom and a study/quiet room with adjoining shower room. There is a washing machine, tumble dryer and fridge freezer.
Throughout the house you will see family and local pictures, a good selection of books and some interesting sculptures.
Upstairs sleeps 8 guests plus a cot with 4 bedrooms - 2 king size and 2 twin rooms. All en-suite.
We provide freshly laundered linen, towels, tea towels, washing up liquid, loo rolls etc. Central heating, electricity, etc is all included in the tariff.
From the house you have direct access to the Estate with wonderful moorland walks - maybe to find Wheal Eliza the old Exmoor tin mine, a visit to Wimbleball Lake, the Doone Valley, Tarr Steps, The Lynton/Lynmouth Cliff Railway or perhaps a ride on the West Somerset Steam railway.
Well behaved dogs are welcome for +£20 each, usually a maximum of 2 but 3 may be considered on request. We do ask that they remain downstairs, do not jump on the furniture and are on a lead when walking on the farm near stock.
Stabling is available locally by arrangement, plus a groom (extra) if required. £20 per horse per night.
We have a high speed Starlink internet connection onsite which keeps up with streaming and video call demands, usually 50mb/s or more.

The region
Exford is a charming village at the very heart of Exmoor National Park, set in a beautiful valley where the River Exe begins its long journey south to the sea.
The village is centred around a traditional green, with stone cottages, ancient bridges over the river, and a warm, welcoming atmosphere. Exford has long been a popular base for walkers, riders, and anglers, and it remains one of the finest starting points for exploring Exmoor's open moorland, wooded valleys, and dramatic coastline.
Village Amenities
Exford has a well-stocked community shop and post office selling groceries, newspapers, and everyday essentials. There are two pubs serving food and drink, and a tea room offering homemade cakes and cream teas. The village also has a primary school, a children's play area on the green, and a car park.
Nearby Shopping
The nearest mini-supermarket and petrol station is in Wheddon Cross, approximately 5 miles away. Dulverton, around 8 miles south, is a handsome small town on the southern edge of the National Park with a good range of independent shops, a butcher, a chemist, and the Exmoor National Park Visitor Centre.
For larger supermarkets, Minehead is approximately 12 miles away and has Tesco, Morrisons, and Lidl, as well as most high street banks and other shops. Taunton, Tiverton, and Barnstaple are all within about 25 miles and offer full town-centre shopping.
