Toes In the Water is a chic, coastal three story beach home located on scenic 30A in the community of Seabreeze Cottages! This beach home is ACROSS the STREET from the beautiful sugar white BEACH and emerald colored water SO NO PARKING WORRIES FOR BEACH ACCESS. It is within minutes of all the shopping, entertainment and dining options 30A has to offer. This 3 story family beach home has all the makings for an amazing beach vacation. Each floor offers an outdoor deck for every guest to get the most of the sun and gulf views. There is also a community pool just steps away from the home, so you can relax your cares away after a fun day at the beach.

As you enter the first level of the home you will find the first two bedrooms! The first is a master suite with king size bed, private bathroom and access to the patio! The second is a guest bedroom with a king size bed and its own private bathroom! As you make your way to the second level, you will enter the main living space. The open concept living room, kitchen and dining area are tastefully decorated and full of beachy charm that will make you feel right at home. There is a dining room table for 7-8 plus room for 4 additional at the breakfast bar. The spacious kitchen is fully equipped with everything you need when you want to stay in and cook dinner! Have your morning cup of coffee on the covered second level patio! This level also features another guest bedroom with 2 sets of bunks with a shared bathroom.

The third floor houses and "Master Suite" with a Full Size Bed, Private Bathroom and Private Balcony. Sit back and take in the breathtaking views of the gulf and unbeatable sunsets from the third level!

Dear Renters

Please enjoy your stay at 49 Seabreeze Trail. Our community is a small group of row homes directly on 30a. We hope you have a fantastic time in our home and on 30A.

Some rules/ policies that are in place

Each home has 2 parking spots. Our parking spots are directly next to the pool. One on each side.

Do not park in others parking spots. You could get towed.

Community charcoal grills are provided.

Please clean out your grills after briquettes have cooled.

No smoking on property

No parking lot parties

Please pick up your litter. Place garbage in plastic bags in the garbage trailers. Pick up is on Tuesday and Friday

Each day your beach items should be placed on your outdoor porch or inside your home.

No hanging towels or personal items on porch railings

Pool is open 9am -11 pm. Shower before entering pool. Please follow full pool rules that are posted - per Fort Walton County Fire Department

Do not remove chairs or loungers from pool deck

No glass allowed in pool or on pool deck

Neighborhood noise - please be quiet on porches by 10 pm

No pets allowed in home at any time

Bring cushions inside house during inclement weather, at night to make sure they stay dry.


๏ This applies to personal charcoal grills, propane gas used with shrimp boils, etc.
๏ The Association provides four charcoal grills by the two parking lots for the use of our guests.
๏ The exception to the Policy, our guests may also use their personal charcoal grills, etc. in the immediate vicinity of the Association grills.
๏ Open flame cooking on cottage porches is prohibited.

TRASH PICK-UP
๏ Association has four trash storage units along Seabreeze Trail ๏ trash pick-up is Tuesday and Friday mornings
๏ please place all trash within the trash cans
๏ trash pick-up crews do not clean up the trash storage units
NO PARTYING ON PARKING LOTS

Bicycles, beach chairs, beach umbrellas, beach toys, coolers, pack n plays and baby gear is complimentary. LUXE 30A does not guarantee these items are included or in perfect working order for your stay and they are not a part of the rental agreement for the property.
