They texted me before my arrival to make sure I got there okay. The rooms were clean and quiet. The location was perfect. Even the housekeepers went out of their way to give us proper directions and advice on where to visit and how to get there. Franco, Tea, and Gabriella were awesome to use. Would definitely stay here again.

Very convenient yet quiet location, with bus stops in front and metro a couple of blocks away. Cafe(s) for breakfast and snack downstairs. Our unit is the 4th floor but with elevator, there is no problem. Unit was clean, well maintained and recently updated, with Nespresso machine and kettle. Host Bianca was super helpful and gave us dining and sight seeing tips as well. Overall, very satisfy with our stay. Highly recommended.

Great location for short term stay
Overall the place met my needs, which was an extremely short stay. Could be more comfortable for sitting and working, but everything was clean and comfortable. Not suitable for people with mobility issues as it is on the 5th floor with an elevator that stops half a floor above or below, so stairs cannot be avoided.

Franco was an excellent host. He met us when we arrived and explained what was around and help get our luggage to our room! He also arranged our transportation to the airport. A very nice room. Si much within walking distance. Would definitely recommend!

Highly recommended, in a great location
A great stay and Franco was a great host. The property is perfectly located, just 3 minutes walk from the metro. Also good bars and restaurants nearby. We walked to the colosseum with a few stops away. Cafes right by the entrance for a quick snack, in a nice area of Rome. Clean, modern, good WiFi. Would definitely stay again!

Perfectly placed for our Roman holiday
Despite suffering a 40+° heatwave, we had an excellent stay at Colonna luxury suites. Thankfully the air-conditioning worked well! The bed and bedding was super comfy. The accommodation was ideally placed for our stay. The Prati district is a lovely area, the rooms are a very short walk to Lepanto metro station but it's also easily within walking distance of all the main attractions, the Vatican, Castello Sant Angelo and Villa Borghese etc. It was also walking distance from the Stadio Olympico. Bianca was welcoming and always at hand via WhatsApp for any advice. She gave great suggestions for restaurants, particularly Villini at the end of the street.... Absolutely delicious Cacio e pepe pasta! If there was one minor complaint, no English channel on the TV... But we didn't spend long in the room to watch much TV anyway. Would definitely recommend

Roman gem.
I was a little apprehensive when I found out that this was a B & B. However Franco and Bianca were wonderful, reaching out before our arrival to ensure that someone was present to welcome us and walk us through the property. The room was very modern and comfortable. They even arranged for our transport to the airport which was greatly appreciated as we had to leave at 4am. The bus stops right Infront of the property and the metro was a block away. Would highly recommend.

This was a great choice for us. It is located 10 mins from the Vatican and 20 from the main part of Rome. We walked to everything we wanted to see. It is v. near to buses and metro. Host was extremely helpful and room was spacious, clean and had everything we needed. Great breakfast in nearby cafe. Loads of fabulous choices of restaurant a stones throw away too. We would choose again!

Excellent location & value
My husband and I spent 3 nights at Colonna Luxury Suites. Franco is a terrific host and very helpful with suggesting local restaurants, etc. Our room was located on the second floor of an older condo building. The room had a modern feel; it was immaculate with a comfortable bed, safe and refrigerator. Breakfast is served at a local cafe. We had the option of coffee and pastry or eggs, bacon and toast. Due to our 5:00am checkout, Franco suggested we use our breakfast tickets for an aperitif which we did on the last night. There’s a PAM supermarket on via dei Gracchi for snacks, wine, beer. The location was perfect. The Lepanto metro stop is a couple minutes away. It’s walking distance to the Vatican and central Rome. There’s a bus stop directly in front of the building - line 87 takes you to the Colosseum in about 30 minutes (buy bus tickets at the Tabacchi around the corner). It’s about a 10 minute walk to the SitBus Vatican stop which is the direct bus to the Rome airport (7 Euro per person). We were given good advice about dining in central Rome in the more touristy areas — confirm the cost of the meal before ordering to avoid a costly surprise. We would definitely stay here again!

Arrived by car met outside by the receptionist who accompanied us to a secure car park and helped us twith the arrangements. Breakfast was at a nearby cafe and excellent all arranged by the hotel. We would reccomwnd it to others.

Contemporary and spacious room (excellent shower) in traditional Italian apartment block. Mattress so comfortable. Franco a great communicator prior and during our visit. Would have liked tea/coffee making facility but thoroughly recommend overall. Within walking distance - 20-45 minutes - of the Vatican, Trevi Fountain, Colosseum, Forum etc.. Prati is a lovely local area for dining (breakfast, lunch, dinner).

A clean and comfortable accommodation in a nice neighbourhood, a little bit away from the tourist crowded historic center but still in a walking distance to it as well as the Vatican. The Metro is just a few steps away, it has a very good traditional Roman trattoria on the corner as well as many shops on the wide Via Cola di Rienzo. The service is personal since there is not a typical lobby - Franco will be in contact before arrival and meet you outside, hand over the keys and give detailed information about the neighbourhood. The bed was very comfortable.
