Breakfast wasn't available, I think she overslept
I was greeted by a nice bloke who said breakfast was from 7:30am. I thought that was great as I had to leave at 8:00am. I went to the resturant at 7:30am and the lights were off and no food was available, there wasn't even milk or juice in the fridge! I finished chemo 2 months ago so it's so important that I eat to keep my energy/strength up. At 8:00am, I rung the bell on reception and 3 minutes later, a woman came to me and told me I was lying about being told what time breakfast starts! She didn't apologise. She was actually quite angry and flustered so I got the impression she'd overslept. I would recommend staying down the road at Dumfries Villa - I have only ever had good experiences with the host called Colin who is really welcoming (unfortunately, he was fully booked!) She said that she would ring me to refund it but never did!

omg where to start. the only thing this person has said that is correct is that when she rang the bell I appeared. It was 7.45 as breakfast was starting at 8-9.30. I had a full house of guests 18 to be exact and she was the only person to say that my husband told her 7.30 which he disputed. There was milk and juice in the fridge, only she had obviously looked in the guest fridge and not the small one on the breakfast bar. I did say I would refund her once she had returned my set of keys which I am still waiting on and had to go and get another set cut since she didn't. This all happened 2 months ago! I suggest any people thinking of booking read the previous reviews for a honest version of my place.

A good place to stay, very much a home from home. The hotel is a conveniently located near the centre of town, only a short walk from the train station. Amanda is a wonderful host friendly and helpful.

Lovely room, very spacious and clean, brilliant for the price. The Breakfast which is included in the price was more than enough and Amanda was very accommodating. We only stayed for 1 night but I would highly recommend this B&B

Amanda, the hotel owner was friendly, kind, helpful and understanding. She searched for more taxi numbers online for me as the numbers I had called earlier stated no taxi was available due to being on Sunday. She even went on to say if no taxi (taxis on Sundays are difficult to get) she would drive me to my destination from 9:30am when the breakfast time would be over. This is a good act of kindness. Fortunately, I was able to get a taxi at 9am who took me to my destination.

Pleasant woman who welcomed us and served us breakfast. Room slightly dated but fine for 1 night. We had our own bathroom but not ensuite. Breakfast nice.

Very warm welcome and very clean facilities.No restaurant but very close to centre of town with many good eateries and pubs.After a good nights sleep under a feather duvet(lovely),we ate a great Scottish breakfast with plenty of choices of cereals,fruit juice etc.A lovely guest house!

Friendly, convenient base
Very friendly. Amanda (host) always on the go, to serve people at breakfast especially. A good base from which to explore the area. Comfy bed, good shower, but some decor/fittings a bit tired.

Hi thanks for your comments, last few years have been a real struggle and still playing catch up financially. Being an independent I don't have the surport a bigger establishment has. I have a to do list as long as my arm but I do try to give a clean bed for a fair price.

Cheap and cheerful but very messy.
Room was shabby and very dusty - probably not been stayed in for a bit and not cleaned? The bed sheets were clean though. The staff were very friendly and quite helpful, but the downstairs including reception and several other visible areas were extremely messy with piles of clothes everywhere. It was ok for the price but needs some attention.

Hi I appreciate your comments, because the weather was so warm both windows were open which must have caused the dust as I assure you I check the rooms and have been full most nights. Your right I need to clear out my office, never seems to be enough hours in the day. As for piles of clothes everywhere, I don't know where your talking about? I do the ironing in my own private lounge and maybe that's what your meaning but that's hardly everywhere!

The good points - easy to find, parking right out side the door, the lady who greeted us was very friendly. Unfortunately the room was very dated and in need of some TLC, there was a hole in the wall (and lampshade!?), handles missing off wardrobe doors, stains under the glass on the bedside tables. The paper on the ceiling was badly watermarked and starting to peel off. A good lick of paint and a few hours with a screwdriver would fix a lot of it though. The bathroom had some mould growing on the ceiling and overall was poor. The shower doors stuck and the cold tap was very difficult to turn off! Cleanliness: the main bits that matter - the bedding and towels were spotless and the carpet clean. A deep clean of the rest of the room is needed. The room isn't the quietest and you can hear conversations from next door room. We should have read some of the other reviews before booking and no doubt will receive a similarly curt response. None of the above would be too difficult to remedy in which case this would be a really nice place to stay.

well where to start ANONYMOUS GUEST. I'm an independent so the previous 2 years have been a real struggle. Unfortunately the Business interruption Insurance I had didn't cover. So like many others took out a bounce back loan which needs to be paid back as well as tax on the grants I received. I work from 7 in the morning until 9 most days as I am 7 days a week. I have advertised for help and the last person was stealing from me ( took me few weeks to realise that someone would actually do that). Then last weekend hence the curt response a friend who came in to give me a hand dropped down dead! yes died here, don't worry she waited until all guests were fed! Trying to get tradesmen to come and do small jobs is neigh impossible so if you know someone who could give a good lick of paint and a few hours with a screwdriver point them my way please. Why someone saw fit to make a hole in the wall or leave shower running and door open is beyond me, as well as steal remote controls or a kettle which happened last month.

I was up here on business, I had a very comfortable stay, bed was very comfy, be honest best nights sleep ive had for a while. Staff were very accomodating, even a small issue was no problem at all. They have a lovely dog that was very soft and friendly. I love animals so made a new friend with him. I would recommend to stay here very central, great price. Very clean.

I look to be selling in a couple of years so not updating the bedrooms since who ever buys will want to. As for cleaner I pride myself on supplying good clean b & b at a reasonable price.

Very disappointed with this score since no exclamation given! However I had to leave a note of contact details on the door since I wanted to go out. I always ask for approximate arrival time but none given even messaged guest to enquire since I wanted to go out but no response. Guest called just after 7 and my Husband let him in. He didn't come down for breakfast and left at 10.
