This chic apartment features contemporary interiors throughout: the spacious living/dining room is flooded with natural light through its floor-to-ceiling windows, creating an inviting ambiance. The room is tastefully furnished with a luxurious L-shaped leather sofa, complimented by wooden floorboards and enhanced by a Juliet balcony. Entertainment needs are met with a Smart TV and complimentary WiFi. The dining area features a solid wooden table, adding both style and functionality to the space.
Discover all the essentials for your self-catering holiday in the spacious kitchen, equipped with an oven and hob, refrigerator, freezer, washing machine, tumble dryer, microwave, and dishwasher. And, of course, the indispensable coffee machine!
You can choose from three bedrooms to unwind, each carpeted for both warmth and comfort. The master bedroom features a generously sized king-size bed and boasts a slick en-suite shower room with a spacious walk-in shower, along with plentiful storage provided by a large double mirrored wardrobe. There's flexibility in sleeping arrangements, as the second bedroom is equipped with twin beds and a built-in wardrobe, while the third bedroom offers a single bed.
A fully tiled, modern family bathroom, with an over-the- bath shower completes this fabulous apartment.
Please note we do not provide hypoallergenic bedding at our properties.
A meet and greet service is provided, whereby you will be met at the property to be provided with keys and to be shown the property. Please arrange your arrival with the property manager.
Entry to the apartment is from 16:00 onwards; however, please note that arrivals after 19:00 may incur a late arrival fee of £25 for unsociable hours with arrivals after 22:00 incurring a late arrival fee of £40. Arrivals after midnight will access the property via a key safe.
The latest departure time is 11:00, however, a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day already.
A £200 refundable damage/security deposit is due 7 days before arrival and refunded 5 days after departure.
All properties are strictly non-smoking, and do not accept hen/stag/party groups. At least one guest must be over 25 years old.

We loved our stay here. Fabulous property where we felt very much at home. Super comfortable, easy to get to, car parking (which we needed), close to everything but away from the crowds at the end of the day. Couldn't have asked for a better place.
Exactly as advertised--great location to explore Edinburgh, clean, private! Plenty of common space for family of 5 with young adult kids. Kitchen was sparsely equipped with pots and pans if you plan on cooking larger family meals, but we got by. Sleeping arrangements were perfect for this family (parents in their own en-suite room, 3 kids each had their own twin bed).

We finished off our trip to Scotland at this location in Edinburgh and it was a great location. Not right on the Royal Mile district but a very close walk with lots of restaurants or grocery stores in the surrounding area. The apartment was very clean and it was nice that the they met us to give us a quick tour of the location and provide us with the keys. This was a nice touch.
Our stay was exactly how it was pictured! The host met us and showed us the apartment and amenities. Public transportation as well as shops and restaurants are less than a 5 minute walk. Fantastic location, clean and safe!
We enjoyed our week stay very much. We were in a great location. Easily able to walk to the tram, 15 min walk to Royal mile, and most major areas of interest. Place it self was spacious, clean, check in process was great, we were a little lost trying to locate the entrance but were easily able to connect and were personally greeted and shown the apartment.
We went to Edinburgh for five days. We stayed at this apartment very well. A clean, modern and comfortable place to stay. Everything was OK. The communication with the manager and the person who welcomed us was perfect as well. Thanks!
Very spacious and clean apartment in Edinburgh. Beds were very comfortable. 2 full bathrooms, large living room and kitchen. It was accessible with a lift/elevator to the apartment and a ramp to the front door. Good location close to city-center and lots of restaurants nearby. Very friendly in-person check-in. Only complaint was we found the living area rather cold despite the heat being turned on.
Three bedrooms with 4 beds and 2 bathrooms were a great fit for a group of traveling friends. Arriving by train, the walk to the flat is all downhill! A tram stop is a 5 minute walk away, which is great if you fly in, as it comes/goes directly to the airport. Online photos were accurate.
