Great location convenient to new town and old town within walking distance. The apartment was nice and very comfortable. Good restaurants and a co-op grocery nearby. We attended the Fringe Festival during our stay and were able to walk to all venues and had a great time.
Move the keybox up so people dont't have to crawl on the grund to get the key

Great Location
Lovely apartment, but not 5* as advertised. Interior decor looking tired and some fittings and furniture need fixing or replacing eg bedside lamp held together with tape, Venetian blinds missing in living room and two sofas extremely small and not really suitable or comfortable for adults.
Clean, nice location, easy walking distance of attractions and a nearby co-op for groceries. Great instructions/house manual. Safe, quiet*, great restaurants nearby. Just for the owner's quality improvement, I would say the mattresses could be better, the heated towel racks in both bathrooms did not work. Bathroom sink needs a stopper. How to turn on the hot water after it shuts off is not clear from the manual. There was no rubbish bin for the apartment outside the door, although the sign in the kitchen said there was one. Quiet except for upstairs neighbors walking around on the hardwood floors but not a big issue. The climb up those stairs with luggage was a challenge but we knew about it in advance from other reviews. It would have been nice if we could have just left the key on the kitchen counter when we left at 4 am, locking the door behind us, rather than having to return in in the dark to the lockbox a street or so away. We also DID NOT CALL to complain about any of this so since they were not huge issues and we were only there for six nights so the owner had no opportunity to correct.

excellent but needs some care
The flat was overall very good specailly the position, very spacious and light. without the 3 fault-finding below it could have been excellent.
- the ensuite shower room has excessive black mould round the shower tray and tiles which makes the experience to have a shower off-putting.
it is not a question of cleaning but re-grouting
- the bedroom with the bathroom ensuite is next to an extraction pipe from restaurant below which stop at 10pm but start at 6.35am .
- the BBC could not download.... really annoying .
the check in process was not easy the key holder is level with the ground and without my son i could not have been able type the password.
We stayed here for our first trip to Edinburgh which was due to a family wedding. With our young son and my mom along, we needed a bit of extra space and this flat delivered. Two lovely bedrooms and bathrooms (the jetted tub was great) and a living room gave us ample space so we could have some down time and not be cooped up in hotel rooms. The location on George Street was prime for walking most everywhere. We could walk to Old Town (be advised the quickest route involves taking the New Steps), our day trip tour pick up point, some historic sites, and the train station. Ubers are an easy find though if you prefer not to walk or are going a bit further to other neighborhoods like Haymarket. There are plenty of nice places to eat or meet (Rose Street isn’t too far away). The flat is also located close enough to Sainsbury’s and a Co-Op so we could get some basics to have snacks, simple breakfasts (pastries, cereal, toast) and a simple dinner for my son. Key pick up and drop off was easy and close by to make things easy. While the listing notes there are stairs, be advised there are quite a few which puts the flat up off the street (helpful since George Street is a main drag for evening revelers). The staircase is quite picturesque (we have some lovely photos on it before events) but if you have any trouble with stairs, it might not be an easy climb. All in all, highly recommend for anyone traveling with a child (or two if they can share a bed) or someone who doesn’t want to spend their entire stay on the Royal Mile but still wants a historic feel of Edinburgh with a thriving night life (although the night life isn’t so busy that it’s in your face). Really liked this place and would consider staying here again when we return to Edinburgh to see more of the city when we weren’t working around wedding activities.
